A person that signs a lease for 2 people and then moves 9 children into the property, is telling you something. When people show us who they are, we should believe them.
WILL A MOU BE AN ADVANTAGE IN PARTNERSHIP(S)? How important is a MOU between partnerships?
Are negotiations usually done in person between the seller and buyer in Washington DC? You spoke a lot about things such as body language etc. In California, negotiations are done by texts and phone calls. I've never negotiated in person with the other party on the various homes I bought.
Is finding a quality contractor, the most difficult part of this process?

Great advice @DrJoeAsamoah, He sounds like a good landlord that cares a lot about his tenants and his property investment. He doesn’t brag, and go on and on about how many doors he has. He shares so much good information. Thank you. I’m working on my first Section 8 tenants.
Would you suggest putting the house you’re renting out through section 8 in an LLC or trust ?

Dr. Joe, What type of financing would you recommend if someone is interested in purchasing a rental property every 1 or 2 years, but is not eligible for a conventional or FHA loan due to debt to income ratio being too high?

This program is only good for the landlords. The restrictions are impossible for a tenant to get any place to live that’s decent.
Not true.
The section 8 program is designed to provide low income families with safe and decent housing. Correctly implemented is a win-win for all parties, i.e landlords, voucher holders and society.

Hi Dr. Joe, here's an interesting question: If you have an S8 tenant currently renting from you, but they'd like to move to a different property you own (perhaps it has a bit more space, or it's pet friendly compared to their current home... whatever reason), would there be any issues with the tenant moving to the new property? I have a tenant in this current situation who is interested in moving to a different property of mine because of the particular location. I'm happy to let them move to it, but not sure how that would play out with the housing authority -- or if they'd even allow it. Would love to hear if you've ever ran into a situation like this!
Hi, Yes it is possible to move a tenant from one of your properties to another property that you own. Assuming you are okay with your tenant moving into the new unit, then first must start the process with the housing authority to transfer the voucher to the new property. This involves completing the section 8 paper work and inspections. once this is complete, then the HAP Contract will then be transferred from the old unit to the new unit.

Hello and thank you for sharing your wisdom and experience with section 8 program in the DC market. Can you tell me how to get a smallish basement with a bathroom qualified as a bedroom for section 8? How tall do ceilings have to be. How large and long do windows have to be? Is there an inspection checklist? Thanks again for all you do to promote quality affordable housing for families in the city 😊
First, it must meet local building code for your city/state. For section 8 typically ceiling height must be at least 6ft 10inches. Bedroom must be minimum of 70sqft. Also there must be at least 2 forms of egress ie, a door and windows. I suggest you contract your local housing authority to understand exactly what they look for when they conduct inspections.

How do you check for someones eviction history? Baltimore doesnt post this
I suggest you contact current and previous landlords.

Hi Dr. Joe, I wanted to ask about your experience with Section 8 housing during COVID. Did you have any difficulties, in particular with rent payments or were you getting paid by the housing authorities throughout the pandemic?
I had no problems receiving my payments from the housing authorities. That's the beauty of section 8, the income stream is guaranteed and very reliable.
I feel like a lot of people might be surprised that someone who has a full time job, for example Ms Walker working for the government, would qualify for the Section 8 program. The state of housing in this country is in trouble and I hope more people are able to get into good situations with this program.
I hear its a quite of bit of state government workers who are on section 8, it's just a lot of people in general who work full time who use the housing vouchers.
