I would like to inquire about the presence of asbestos in the ceiling tiles of the property, as there is a significant issue with rising dampness. Additionally, I have concerns about the standard of the glazing and boiler based on the EPC rating. The property is currently uninhabitable due to the level of rising dampness, and this issue needs to be addressed before anyone can move in.

Great house there. This was one that had been bought by the then tenant on the right to buy scheme some time before 2000 ish as this is when the council renovated their existing stock in the area replacing the concrete pinned panel walls with beautifull double skin brick walls.

You don't have to be smart to see this was a scam. New builds were being valued at 600k for 3 bedrooms through SO/ help to buy. Down the road I could get a 3 bedroom house for under 400k. They are clearly inflated to help the developer. So when you sell you have 2 options 1) take a hit 2) Find another mug to sell to. Basically a huge pyramid scheme.

Hi CoCo, the original advert you displayed stated cash buyers only therefore mortgage offer in principle would not be accepted. (not to say that this property could not be mortgaged at a later date perhaps just after 6mth post purchase to avoid the sub 6mth purchase price mortgaging rules) Usual estate agent best practice rules would apply, before any offer could be considered they would require evidence of available funds i.e. copies of bank statments showing lots of money, in this case somewhere around the £70k. Still not a bad price for a nice city pad. Downsides just as you pointed out are the service charges as these charges could be the make or break of this property. Please in future videos if possible could you try to get the service charge figures as this would be very informative & somewhat of an eye opener as these can vary so much. Kind regards Lisa & Andy.

sold for £76k then they would have had to pay the online auction costs probably £8k (typical minimum modern auction fee) then stamp duty. once the very neccesary refurb costs are paid then this is a money pit.

Roof, electrics, skip, plumbing, central heating, new kitchen, new bathroom, plastering, windows and front door. This is a lot. At least £40,000 refurb cost.
