Been watching your videos for about a week. Luv your banter, guys. This is the topic I was looking for. Next year will make a decade I've been living in Seattle proper. I can't say I've experienced any blatant racism. I would love to own a home again and since I'm priced out of Seattle, I've been curious with the greater Portland area has to offer for a single black woman. I appreciate you guys tacking this subject.
I was concierge there for two years after it opened. I can confirm it's a lovely building. 🙂
Is this program still available now, in 2025???
Absolutely Stunning 2:13 😮🔥🔥🔥Thank you for sharing
Thank you! It's such a great condo & location. One of my favorites along the waterfront! ❤️
Nice Mug!
Now, this is the way real estate advertising should be! You clearly showed features of this home, simply by walking though, and leaving it up to the viewer to discovere for themselves. But you went a step farther, by letting people see what it would be like to live in a homey atmosphere... with a great view. Congratulations!
Thank you so much! We had some inspiration from a colleague & the team made it come together perfectly!
Vancouver PNW city living at it's best! #HomeWithHal
Absolutely!
Wow, I love the condo. It's chic, sexy, and definitely has a stunning view!
I totally agree!
I was a teenager when Hurricane Andrew hit Miami (was supposed to start high school the morning the storm made landfall). I made a promise to myself that week that i was getting the hell outta there the minute I was able to take care of myself, lol. I kept that promise.
As an OG Florida (Miami-Dade County)-> Washington State (Seattle) transplant since 2003, I’m stoked to have found your channel 🤘🏾
Born and raised a Texan and honestly, even as a little kid (surrounded by die-hard Texas family) I've always hated it. I went on a trip to California to see my cousin and let me tell you, 12 year old me CRIED when I had to go back to Texas. Then went to Seattle for the first time in 2016 and fell absolutely in love with it. Been back and I know in my heart it's my home. I honestly think in order to be happy in Texas, you have to be of a certain mindset (not one I care to be in).
Texas does not tax Social Security.
That's good to know! Washington does not either. Any income from Social Security, a pension or a retirement account is tax-free at the state level here.
A lot of what you said is very comparable to Louisiana. I'm originally from the Bay Area, but I relocated to SE Louisiana several years ago. I've split my time between Northern CA and the Gulf Coast for the better part of my adult life, but I'm presently looking at my options to return back to the West Coast. I'm mainly looking at Washington State. The combination of extreme politics, my mom's health, tired of hurricane seasons, and my kiddo graduating high school in a year has encouraged me to very much look into relocating back to the West Coast. I lived in Everett briefly and liked it, but with it's more expensive than Clark County, as you two already know. But more importantly, it's closer to my mom, which is important to me.
You said Florida was in the top five states where people are moving from. What are the other four?
Yes, it is specifically within my clients - the other top states I have clients coming from are: California, Texas, Washington (usually in the Seattle/Sound area), Oregon, & Hawaii.
Looks like Fuskies a getting Florida man now. #ScoooDucks!
ruclips.net/video/PORbrxg-2GQ/видео.htmlsi=LQc__L937AXM1S3c Facts. Florida and all these areas are not looking good. This is a youtube link to pbs terra story saying everything you guys just said. You can also just search for the channel pbs terra. It talks about all the places getting hit by heat waves, flooding, and future weather conditions. All how it can affect your home value, insurance coverage, etc.
Thank you for sharing!
Do the same video but with Texas. :)
We got your back because we already did! ruclips.net/video/bFBYUzMnUuw/видео.html
Our family is planning on moving from FL to WA somewhere this late spring! One of us has medical issues and needs to be about an hour from Seattle. I know y’all are in S WA, but can you give any recommendations of areas?
Yes! Please send me an email to hal@homewithhal.com & I can assist
No way! I just moved up here from Florida, like 5 weeks ago! Hahaha I love it up here, so far :)
Welcome to Washington! Just curious, where did you move from in Florida and what city did you choose here in The Evergreen state?
@@halbyrd_ Thank you! I moved from Daytona Beach. I was living in Tampa before that and definitely preferred Tampa. I loved it there! I'm here, in Vancouver! 😁
Nice, well double welcome then! Let me know if there's anything I can do for you as you're settling in - if you need connections, recommendations, etc
@@halbyrd_ Wonderful, thank you!! I definitely may hit you up! Especially when the weather becomes nicer. I realllyyyyy love natural parks, and I know there's tons of secrets ones around. I can't wait for summer!
I’d like to see a video on agriculture, thanks.
I can jump in here. I left Multnomah county and moved to Texas because I was being forced to pay more in daycare taxes than I paid for my own college tuition (income tax, homeless tax, preschool tax, + more). ....Also I don't have children. Another fun fact, my friend that HAS 2 children, lives in Portland, she was paying for own kids daycare + the daycare tax. Double daycare expenses on the middle class! Way to go Portland!! Woo! The PDX daycare isn't even real, it's just glorified babysitting in people's apartments. Watch the 4th year of population decline hit the city now that 2024 is wrapped up. Also downtown is becoming a ghost down as the city continues to incentive people and businesses to leave.
Liked and Subscribed!!! Great video!!! I used to visit Washington State for almost a decade (back when my Dad lived there). My Dad lived allover Washington and owned a lot of propterty there before he passed in 2017. I always enjoyed visiting there. I used to visit Woodinville, Everett, Alger, Bow, Burlington, and Oak Harbor. For a long time, I didn't see myself living in Washington but now I'm kinda having thoughts about moving there. I moved out of California during Covid - fed up with the politics. Part of me wants to move back, but seeing the wildfire coverage in LA has been a reminder (of many other reminders) why I should not move back to California.
Like my Pa from Nebraska used to say "It's raining like an old cow peeing on a flat rock." Can I say that on here? I don't have AC now but I have had houses with AC and I will have it again. I do cheat though with window units in two bedrooms, a bigger unit in the dining/front room, a basement and a 60 ft Maple tree that shades the afternoon sun. It snows here? I call it freezing rain. Fall is my fav season. The air is crisp and clean and reminds me of football. Now the boys are grown but it won't be long for the grandkids. Autumn is like a ramp with Labor Day and Halloween propelling you into Thanksgiving, Christmas and New Years Eve then a day of recovery. Thanks for letting me share.
I'm a veteran. Washington State and her people healed me❤ In my eyes Washington State is what America was always meant to be. Washington State is what I fought for.
That's beautifully said and I totally agree with you.. Thank you for your service and for watching our channel - Hal
I liked your video on the cost of living in Vancouver, WA. I have a question. You did not talk about property tax. I am very interested in how Clark County assesses new home purchases. For example, I purchased a home for $850K. The current owner's property tax is $4,262. Do they increase the assessed value to $850K? I also heard that Clark County is increasing property tax 5-12% per year. Is this correct? Oregon has a limit on property tax increases and how the property is assessed when first purchased. Dose WA? Thanks for your reply.
Let me break it down for those who have not connected the dots yet. Blue states are liberal, liberal states legalize sin. Sin destroys lives choose wisely where you live or better yet let God choose for you.
Vancouver Wa is a gross honeless, tent ridden overflow, of Portland!
Begins at 04:00…
Appreciate the helping hand! I can be a talker on video lol
What a huge honor it is to be able to work along side you and be apart of the team. Can't wait to see what 2025 brings!
WHAT a year! Big thanks to all our clients-turn-friends for your support, business & love... Here's to a heathy & fulfilling 2025 - JB 🥂
The wife and I (both born and raised in SE Portland) had a terrible time finding a first house that met our family's needs and reluctantly started looking in Vancouver. We fell in love with a gorgeous home in Salmon Creek and now can't imagine living elsewhere. Everything is slower and quieter here, sort of outer SE in the mid 90s. We will always love Portland, but we're so happy in Clark County. Great video.
That's great to hear. We too enjoy a slower, quieter neighborhood to live and Salmon Creek has some of the best ones in Clark County.. with a short, 15-20 min drive to experience Portland when the mood arises. Congrats on the move, and thanks for watching & commenting on the channel - Hal
A survey neither Willamette Week nor the Oregonian have the courage to poll: How many Portlanders would relocate elsewhere if they could afford to move? Every year DMV records the number of people leaving and arriving, 2024 could show a third consecutive year of exodus. Many here are fed up with high taxes and marginal improvement. City Hall and Metro talk progress but seem content with a dysfunctional city. We haven't had a good mayor since Bud Clark (80's) and Vera Katz (90's). Housing costs are out of control on both sides of the Columbia River.
Those are all very fair comments. I think wanting to move elsewhere but not being able to afford it is a huge stanlgnation in the market. Kind of a catch 22 for the real estate market - those with sub 4% rates who can't buy something else at today's prices won't sell, if they all sold the market would be flooded with inventory which would cause prices to come down (if interest rates stayed the same). I don't know what the catalyst will be, but I don't think we'll see any major relief in the market in 2025. Time will tell.
Clark County is no better than Portland. High housing costs, homeless/substance abuse problems, high taxes, crime, not enough doctors available for the population.
The thousands of people relocating to Clark County would disagree. But if you watch the video, I said that the gains leaving Multnomah County for Clark are marginal - yet people are still making that choice.
Another great video, Hal. Thank you!
Appreciate you watching!

Wow! That was a cinematic masterpiece! Haha. Still my favorite event and we will look forward to it every year! Absolutely love Rebecca and Luana’s orchard! Thanks Hal Byrd and Jarret for building us this community.
And it's really expensive in Washington
It's getting hot in Washington, too. Also, the storms are getting bad, too.
Crime all over the US is higher.....because inflation is high and the poor are getting poorer
Moved to SW Washington in 1973. Washington is a beautiful and diverse state. You have the ocean, the mountains and if you don’t like the rain you can live on the East side of the state. The Puget Sound is a unique and beautiful place especially if you want to get into sailing or other types of boating. There are plenty of opportunities for camping and hiking. I love that there is no income tax. All that being said, the cost of living is high here. Everything from groceries to gas to rent and home prices have skyrocketed. But the aggravating thing about this state is being totally dominated by Seattle and King county. They dominate everything in the state and they don’t care about anyone else. The wealthy from Seattle own most of the East side of the state just like the wealthy from the Portland area own the East side of Oregon. If states were allowed to divide, Washington, Oregon and California would lose the majority of their land. I laugh whenever I hear talk of secession from people in San Francisco, Portland, and Seattle. The only thing holding these states together is the fact that they are part of the United States. If that ever ended so would the states themselves. Over my lifetime the west coast has become insanely liberal. It’s hard to believe that at one time California, Oregon, and Washington all had Republican governors. Ronald Reagan signed my diploma from Cal State Long Beach. When I moved here from Southern California in 1973, Portland and Seattle were beautiful cities. Now they are $h!tholes to be avoided. Even so, I have enjoyed living in SW Washington. At least it’s still part of the United States unlike the California that I left that is slowly being returned to Mexico.
I think portland is better but i see the draw of vancouver.
Rebeca this your place? Hal look forward to seeing you, Jared and Rebecca again this spring so we can move to Vancouver.
We can't wait to see you guys too! Looking forward to helping with your move next spring - Hal
We're likely to be relocating in the area very soon. Glad i found this page!

If you retire from CA, do you still pay state income tax in CA, but not in WA? Thanks
Thank you for sharing your insights about this fantastic city. I am excited to move to Portland, Oregon, and meet amazing people like you!
Great video. Considering moving there from Hawaii for better a better job opportunity and cooler weather
Thank you!.. It's funny you mentioned moving from Hawaii because we're about to shoot a new video addressing many of the reasons people move from there to Vancouver.. Just curious, besides job opps & weather, are there any other reasons? Thanks again! - Hal
@ Probably one of the biggest reasons is cost of living. It’s not too bad since I’m staying with family, but hard to find a decent place to live on your own. I think most people end up living with family or move out of state. I’ve given up idea of home ownership here since most houses are $800k and up, even for a small condo.
If you like living in a open air toilet
YOU ARE AMAZING! We will contact you next spring when we come to the west coast.
My husband n I are now living in Columbia, Maryland and have been for over 40 years. We are very seriously considering a move to the Vancouver area. Our older son lives in Bend, Oregon n our younger son n his wife are looking for jobs near Tacoma. We browse through real estate online and also look at area locations for friendly, safe and active communities. We love to travel, so location near airports is essential. We are looking for a slower pace, less traffic and less heat as we are active gardeners. My husband loves to fish so a location near water is a plus. We know this is a big move especially leaving a great group of friends we have made here in Maryland. Family is scattered throughout the area on the east coast and that’s another reason for airport accessibility. My son in Bend says we would love the Portland area, but we know as retirees tax benefits are better in Washington State. Besides, Portland is just across the river. We are grateful for your thoughts on moving to Vancouver. We are subscribed to your channel and look forward to more helpful information. We plan on a move in about 3-4 years and will make visits a couple of times during this period of researching possible locations. Looking forward to hearing more about the Vancouver area.
Actually in the middle of making a track for the city to rally behind. More about the darker side. What areas specialize in what drug. Referencing shootings and stuff. I grew up here so I can tell you some shit. Nothing she said is completely wrong. Just watch out for the 112th area. Don't park your car there overnight if you can help it. Our violent crime isn't lower than the national average. The reported crime is. Big difference. On the suburb of Portland thing. They call us little Portland, but we aren't a sub of Portland. We aren't even the same state. We're the largest city in our county with our own suburbs. Not a suburb of Portland. Fuck Portland. They're falling, we're rising.
This is an awesome location in SE Vancouver!..
It sure is!
