    I was under the impression that traditionally commission fees were paid buy the seller and not the buyer unless stipulated otherwise in the contract.

      Yes, sellers and listing agents have buffered in the cost of both commissions traditionally into the sales price, that way although the buyer is ultimately paying for both (since they are paying the sales price), the buyer doesn't need to come up with that money out of pocket on top of their loan closing costs and down payment. If a seller or listing agent doesn't build that into the price, and only build the listing agent commission into the price....then the buyer needs to come up with money out of pocket to pay their buyer's agent if they have one, or represent themselves (which is risky)...in either case the buyer or buyer's agent would want to negotiate a discount on the sales price unless they already have it priced lower since sales price comparisons will use houses that include both commissions.

      Oh Stacy! I'm so sorry, I appreciate the feedback and I've heard that a bit. I get distracted easily too and the levels are fine when I listen on TV or my computer but when I listen with headphones it's too much. I have sense started to hardly even use music in my other videos....so hopefully if you browse my channel you'll find some more great content and info without the distractions!     I'd love to know more about taking out a loan for the "cash" required for the assumable mortgages. I was told it was possible but can't find much about it, or assumable loans in general. So this was very helpful thank you!

      wow I’m sorry this has been your experience. maybe this is one of the reasons for these changes? listings have always required contracts between seller and agent and the agent explains what they will do to sell the house, now that you need a buyers agency agreement to represent a buyer maybe our profession as a whole will do better at explaining (and performing) those things?

      Aww, I sure hope not a lot of realtors would want to gouge anyone, but I know it's out there. I get wanting to sell fast just due to the inconvenience to the sellers of having to have their house show-ready and also the fact that when a house sits on the market it statistically loses value with each week so statistically speaking your first offers are usually your best, but every house is unique and cookie-cutter methods or programs don't help anyone.

    Buying a house while married is the easiest way. The mortgage goes in one name, not both. This frees up your partner's credit. If you need to move money or buy anything use the other person's credit.

    I staged myself 25 years ago after decluttering and painting. I took out almost all the decorative items. Used a white coverlet to allow the bedroom to feel brighter and larger. New white towels in the bathrooms. I put a drop of lemon essential oil in the toilet bowls to give a fresh, neutral scent to the bathrooms. I was asked repeatedly if I was a decorator (I’m not). I sold by owner.

      There is certainly a lot more to the decision than a one minute reel can explain! Good ideas thought maybe I will do a longer form video with pros and cons. So much depends on your goals.

      Thanks for the feedback Brenda! I am always experimenting with this. Hard to find balance on platforms. I have done some videos with no music at all. Wish there was an option for individualizing!!

      @@ellenfoster9764I appreciate the feedback. Unfortunately it’s not something I can change on this one but I am trying to make sure it’s low enough on my new ones! I think a lot depends on the device you are listening on too. I’m not a video editor you know? But I’m learning! And I don’t like it when music is distracting either!
