Hmm why wouldn’t stack 29 be better than the stacks facing the school you mentioned? For the 2 bedders
Both sides have pros and cons. Stack 29 will be facing the garden inside but the further view will still be road and HDBs. The school facing anything around level 6, you’ll be able to get a clearer view. But of course downside is the school bells. 😊

Continuum. Not only there’s no price premium for continuum over nearby LH properties, some units in continuum is even cheaper than GD and TG. 😂

The Sea View is an outlier in terms of performance. Got supercharged too after the widening of 1km vicinity to be within 1km of Tao Nan School. There aren't many non-boutique developments with these characteristics.

No way to go pass this, that's why some people have to continue renting. Other times after reviewing portfolios, some properties are better to be swapped out and I will also advise my clients to do so. Feel free to reach out to me, and we can work out the numbers together.

Higher Stamp duty, legal and agent fee all add up compare to my purchase 10 years ago, the so call capital gain all gone to pay others. 2) No guarantee the new projects will make money. Need to wait especially in this uncertain time 3) sizes smaller, how to command higher rental ?

Hello, because the monthly instalment has two components, principal and interest. Interest is the only part we can’t get back and forms part of our expenses, while principal still goes back to the property. I only calculate the expense portion.

Not good analysis to use lentor. Theres oversupply of GLS in that area and thats the reason why the launches there has to be cheap.
