Moved to Baldwin County from Tampa Bay. Been here 2 years now. Worst fake people here that I have ever experienced. The shopping is laughable unless you wear HUK shorts and Crocs. No Nordstrom, Bloomingdale's, LV, Gucci, Saks, Macy's etc. Nearest Super Target and At Home is an hour from Baldwin. Traffic is horrible if you have a real job because you commute to Mobile and morons run into th e tunnel. Many commute to Pensacola Florida for work. Education in Alabama ranks dead last. Fairhope is fake wanna be rich people with fake blonde hair. The food blows as well. Good luck getting good Mexican food here. Tampa has traffic because they actually have a thing called jobs. No culture in Fairhope, Daphne, Spanish Fort unless you consider red necks wearing fake polo shirts culture. We will be selling and moving back to Tampa Bay in the Spring. Oh and the only beach is an hour away and it's not a good beach. Can't even see it due to old people's condos blocking the view. Fairhope just had a major road down town collapse and we have many times per year we can't water due to lack of water.

What are the insurance rates? My concern is flood zones; in Florida I was paying $500 a month and I wasn’t even on the water.
@jimp3878 We mention this in many of our videos! However, it really depends on your location and whether your home is Gold Fortified or not. On average, a new Gold Fortified home will cost around $1,500 a year, while a non-Gold Fortified home could be about double that. As for flood insurance, it’s only required if you choose a home in a flood plain, which isn’t very common unless you’re on or near the water.

@@meganstevens3318Ho ins depends on a lot of different factors.. It'll depend on the home’s location, age, condition, updates, etc. Properties in flood zones or high-risk areas will obviously require additional coverage, raising premiums, no matter which area you're in and updated features like a new roof, plumbing, electrical and HVAC will reduce costs. Then you have gold fortified homes or homes with Silver or Bronze standards that'll significantly lower premiums due to their storm resilience. Even details like water heater placement, like in the attic impact rates by reducing water damage risks. Ultimately, insurance costs are shaped by the home’s specific risk profile and its ability to withstand potential hazards. If you want to learn more, reach out anytime!

Foley was great like 10 years ago, but now it's overcrowded with terrible traffic. Doesn't feel like a small town at all anymore. Spanish Fort, Daphne, Loxley, Robertsdale or even Theodore are much smaller towns with less people.

I've noticed that larger cities often seem more divisive and hateful compared to here in Alabama. People here are welcoming and friendly but they value the way things are and aren't particularly open to outsiders wanting to change it. Honestly, I can't blame em..we’ve got a really good thing goin here!
What about apartments in Gulf Shores that aren't as close to the beach area ?
Off-beach Gulf Shores apartments rent for $1,800-$3,000/month with prices around $200K-$350K. They offer steady demand, lower costs, and about 6-8% ROI.
The everyday traffic isn't the worst, but the drivers *are.* I've driven in Atlanta, Detroit, LA, and Dallas/Ft. Worth, and in the last eighteen years, I've found Mobile drivers to be the worst out of the five.

I don’t know… born and raised in Fairhope, my parents and grandparents were too. These past 10 years have been insane with growth and my entire family has been priced out. Just consider that when you think of moving to Fairhope or Daphne. They are no longer the cute quaint towns they used to be. Stores used to be locally owned and now there 3 Publix. The soul of town has been stripped

You don't want to live here. Move to Pensacola. I-10 commute across the Bayway is going to be a nightmare for the next ten years. So many people are moving here that there are multiple 1,000 unit subdivisions in the works. The local infrastructure cannot handle it. Sewage overflows into the creeks and Bay are a common occurance as the system is overwhelmed. Baldwin County is also affected by what we call "equity funding" when it comes to taxes. That means we pay taxes that go to that black hole in Montgomery, of which gets dispersed to other areas of the state. We never get back what we pay in. Speaking of taxes, fuel taxes were raised to improve highway infrastructure like bridges and highways- in other parts of the state. Oh, you'll still pay those taxes, but Montgomery thinks that we are not deserving of tax funded projects like the I-10 Bridge and Bayway Project. No, Montgomery says we need to pay our way via tolls for that stretch of the Federal Interstate System. So that new bridge that we dont want will be a forced compliance toll bridge. Guvna MeeMaw thinks she knows best what we need and we need to pay tolls so that fuel tax money can be spent in other parts of the state. Did we mention hurricanes yet? Yeah. We are long overdue for a major hurricane in this area. Its not so bad if you educate yourself and make preparations early, like at the beginning of Hurricane Season, but most people won't do that. No, instead they run around 15 minutes before a storm hits in a major panic buying anything and everything they can get their hands on. It's worse than Black Friday shopping at Kmart. Do yourself a favor, skip Baldwin County. It's a mess here.
Everyone thinks AL is so inexpensive to live. I have lived here 68 years and it has gone from inexpensive to more expensive especially the coastal areas, Birimingham, and Huntsville. Even if you dont have a mortgage the insurance, utilities, groceries everything has doubled in cost the past 3-4 years. Even if your moving from where cost of living is higher and working remotely dont expect your pay to be the same, if you move to another state or city like AL, pay is not the same as jobs in Houston or Atlanta even if you work remotely, know people that thought that moved from Houston and Savannah and learned the hard way, your remote pay goes by cost of living where you live. Also, past 15 years AL has had people from NE mainly and some from West move or visit AL and have been extremely rude, entitled and made many costs go up so dont expect Southern hospitality or even a "bless your heart" anymore. Now, we hope for more hurricanes so they will all move back where they came from. Remember, this is a real estate ad and they will lie.

I am 68, have lived in AL my whole life and have seen people come and go, mostly because they will never really fit in. Now, Alabama locals are gracious up to a point but dont really want people moving to their towns especially if they are hardcore liberal, mostly because of the past several years of dealing with rude people and real estate agents. We will proudly wave the Trump signs.
NUMBER 1 thing you need to know is you will need to completely drop all your beliefs if they don’t align with ours. That’s political and religious beliefs,etc. You’ll need to choose a church to attend bc that will be one of the first questions asked to you. What church do you go to? It means a lot to us. You really need to try to adapt to the way things are here. We aren’t going to change for you. Also please don’t come bc we actually don’t want you here. YOU RAISE OUR COST OF LIVING. Stay up North and in California. So only move here if you are prepared to not be accepted at all, your kids to be bullied and isolated, if you don’t acclimate to how WE are here. Also your children will need to learn the Lord’s Prayer as it’s recited everyday in private school here. You don’t want your kid in Mobile public schools, do you?? NO.

Avoid Mobile city. Live in Baldwin County. Fairhope , Gulf Shores, Orange Beach. Mobile has terrible school system which affects property values.

I guess if you compare housing prices to cities like Los Angeles, New York, Chicago, etc. the cost of housing here in Foley is substantially cheaper. However, if you are citizen of Foley and work in or around the Foley area, the wages do not reflect affordable housing. Foley and surrounding areas fall far below average income vs. cost of living. You, being in real estate would naturally overinflate the actual housing situation. No one can afford the cost of housing here in Foley, if you work in Foley. The main sources of income in Foley are restaurant workers, retail workers, hospitality workers, and other tourist-based businesses. These jobs do not afford the average citizen the ability of home ownership. I have lived and worked in Foley since 2012. I finally purchased a home in 2017. Since then, the price of my home has almost tripled in price. There is no way I could afford to purchase my home today. Why do you think the Foley area is inundated with RV parks? Not because of the snowbirds or tourons, but because of the many, many blue-collar workers who can't afford to rent housing, much less, purchase a home. Affordable housing for blue-collar workers my ass.

Since then, we’ve moved several times, and we don’t make excuses for our situation. If we want something, we simply adapt and change what we need to do to achieve it. That being said, you're right-many average people tend to settle for mediocrity and come up with excuses. However, those who are willing to work hard can definitely make things happen. We've actually helped several construction and retail workers find homes here, thanks to the affordable prices and low interest rates available. It’s important to remember that homeownership is achievable with the right mindset and resources. Taking the initiative to explore different financing options, understanding the local market, and being open to various neighborhoods can make a significant difference. everything they say in this video is 100 true, it was such a hard decision to pick which place to move to from Ohio, we settled on Daphne because it is situated in the middle of Fairhope and Spanish Fort as well as it is still a close drive to the gulf, we couldn't be happier. the best thing about these communities is they are are just a short drive to each other

I notice all the dogs in your various videos? Ia LA dog friendly? I am looking for a community with lots of dog friendly activities and people who share my love of dogs. Are there non-kill shelters and dog rescues in Baldwin County? Yes, of course! Lower Alabama is incredibly dog friendly with lots of activities, pet-friendly beaches (not all of them), and people who love dogs as much as we do. We have no kill shelters like the Baldwin County Humane Society and others dedicated to animal welfare. Daphne just built a brand new $4 million shelter with modern amenities, plenty of space for dogs and cats and outdoor play areas. It's a fantastic addition to the community.
