@hrussell9677 Hello 👋 Thank you for your comment. Actually, you can walk down the streets anywhere in downtown Playa Del Carmen, no problem. Most of us residents do not live in gated communities. This gated community is very relaxed, great for kids to ride their bikes and play without having to worry. Playa del Carmen has become a place many Americans and Canadians are moving to or at least spending half the year in because of the quality of life. No homeless, no tent cities, drug abuse on the streets in plain sight. The average city in the US or Canada has a much higher rate of violent crimes than here. In one of our videos, we asked people if they feel safe, you should listen to the responses. Don't believe all the propaganda and everything you see in the news. Most of it is not the truth. I encourage you to come down, walk the streets, and see for yourself. Have a great weekend 😀

@@mexicoreatlybrokers we have walked everywhere between Puerto Morales and Tulum and never had any problems for several winters we return to the area....don't look for trouble and your fine! The people are amazing in these areas! A gated community is just a plus to give you all the extras!! Beautiful home would love one day to have a winter home in Mexico!..viv

@mentalwealthwzofia yes, some pre-sales can be delayed and that can be frustrating. For those who like doing renovations, a resale could be the best option. Unfortunately, what we have noticed is that most people do not want to start the process of doing renovations, especially if they aren't here to direct the contractors. I'm froim México and live in the US. I do not really recommend to live there. Crimen is increasing. I went this sprin, and it was just disgusting how Police protects the turist but not his native people.

Hey Allen! Thanks for your comment. This property is a 10 min drive or 17 min bike ride to the beach. There are plenty of shopping options, restaurants, attractions, cenotes all close by. Tulum in general is not a highly walkable city. You would want to get a bike to get around but this property is steps away from all the action in Tulum in the heart of La Valeta.

Mexican and US citizens alike can purchase waterfront property in Mexico. Mexican nationals can buy directly, using their passport or birth certificate as proof of citizenship. US citizens, on the other hand, need to purchase through a fideicomiso (bank trust). This trust allows foreigners to own property in restricted zones, including coastal areas. If you're a Mexican citizen living abroad, you can still buy property as a national, provided you have a valid Mexican passport or can obtain one using your birth certificate.
