The home directly across the street sold in about one month. It was listed by my supervisor. It was a two story home in the Tepalo development. This home that I did a video on for a coworker remains on the market. I did this video for another agent with Chapala Properties. The owner unfortunately went with another agent with another company in the area. And to respond to your other question, i did a video using a gimble and a mobile to help a coworker and to to be nice and a team player. Do you have any actual nice comments or do you just watch videos and criticize the person doping them?

A gentleman from San Clemente California felt that this property with two homes and with 5800 square feet was overpriced and should only be worth $400,000 USD. I researched homes in San Clemente California. A 2 bedroom 2 bathroom single level townhouse with only 1250 square feet was selling for $850,000 USD!!! Property taxes for that townhouse was $11,000 USD per year! Insanity! Property taxes on these homes for the year would be around $500 USD total. For 2 homes!!! And you are saying this Mexican property is overpriced?

@@wormslakechapalamexicoprop8376 Prices are even higher in Boulder, Colorado. Former servants' houses are going for a million, sometimes more depending on the neighborhood.

@@Renee60722 Every individual has an opinion of value on a particular area or property. Upper La Floresta is one of the premier communities to live in. The smaller second home could rent for $1800 to $2000 USD per month. Boulder is an incredible University town. To some, the home prices are fair. To each their own.

I used to live in Tucson Arizona. We had modern homes, Mediterranean style, Santa Fe style, etc. In Mexico, they have adobe homes, Hacienda style, modern style, Tuscan style etc. They use red clay tile here. They also import Mexican red clay tile to the US and use them on Mediterranean and even Tuscan style homes. So I guess we have to call Tuscan style homes in the US Mexican red clay roof tiles with US made materials imitating a home in Tuscany. Are you ACTUALLY interested in purchasing a home in the area?

@@wormslakechapalamexicoprop8376 Actually in Spain the traditional homes have the red tile roofs and they brought this style when they colonized Mexico and most traditional homes in Mexico have red tile roofs like in Spain. I am buying and starting to explore the area and also exploring other areas with less gringos such as Morelia, aguas calientes, certain parts of Guadalajara, and Guerrero.

Thank you for the comment. The homeowner has pride of ownership. I guess everyone is entitled to their opinion. It is always interesting to me that people believe they are experts on Mexico real estate. Criticize a home over its value and yet I see 900 square foot homes in California selling for one million dollars. Every market is different.

The floorplan is pretty nice. I think that the green and the tiles are very taste specific. More details on the house in the description helps if you're selling it which wasn't entirely clear.

Gary. The family member who is selling the home want either $6,000,000 pesos or an equivalent of $354,000 USD. Those are his words and he is a Mexican citizen. Let me enlighten you Gary. If you were purchasing a home here in Mexico being sold in US dollars, you could wire funds directly from your account in the US in dollars. If the home was being sold in pesos, you would have to exchange your US dollars for pesos and you would be charged a bank percentage to do so. So as an Ex Pat, it is in your best interest to buy a home dollar to dollar versus dollar to peso as you would incur an extra charge in the exchange. Let me know if you need any further education on the market here.

I continue to be astonished on some people who post on RUclips. We have been here for around 3 years. We know people who have been here for decades. Never once has anyone mentioned cartel threatening homeowners on the Lake Chapala area. We feel much safer here than in the United States. Perhaps I am incorrect. Perhaps hoards of Ex Pats are being threatened daily behind the scenes and nobody is talking about it.

Whats the criminal activity in this area. Many anecdotes of expats complaining of crime waves

Unfortunately, we do not but I appreciate the interest.

They are currently repairing a leak and doing some maintenance.

The condos are approximately $2200 pesos per month. A one time fee yearly to belong to the La Floresta community to maintain the entire area and then a monthly fee to pay a landscaper three times per week and pool maintenance once per week. Also pays for water and any repairs that need to be shared among the four owners.

It wouldn't be for you. A relaxed place with good weather, nice people, and grand food.My sign would read: "IRNW."
