We use traditional wood frame construction methods for all of our homes and cottages which are designed to meet and exceed Ontario Building Code. Steel and concrete don’t suit our modular construction methods, but may be more applicable for commercial construction. Looks like osb . First time it gets moisture it will wick and bubble not good why not plywood if you’re going to build a quality home

However, it is always best to check with your building department to be certain. Have you visited the town’s website at: www.whitestone.ca/p/building-services ? Hello Jim, the size and spacing of interior walls are 2x4 kiln dried spf at 16" on centre. The drywall is screwed, not nailed.
