Thanks for sharing. The mechanical room doesn’t look good, ceiling looks low, stairs look narrow. I don’t like the squared shaped door knobs handles…..they don’t look smooth not homey. We just bought new home from Atlantic Builders last year at Fredericksburg it is really beautiful 😊
Congrats on the build. The basement and mechanical room are 8 ft ceilings. Main floor is 9ft. The good thing with door handles is they can be changed. I hadn’t heard of Atlantic builders before but will make sure to consider for our next home. Happy Thanksgiving
Looking at building a ryan home, as far as the TV prewire, did they put any conduit in the walls or just ran the hdm cables bare behind the sheetrock
They did not use conduit
Now that is ridiculous...does anyone do quality work anymore.😮😢

Can you please advise on the build quality on the Lehigh? Any issues you have seen or have become aware of?
Now that we’ve been in the house just over 2 years…no major issues. There have been a lot of items where warranty has come out to fix. For the most part they have been pretty good to work with.

By chance are you gonna do a tech setup/followup like you mentioned in the previous video? Interested to see how Unifi has been working and if youutilized any of their security systems/cameras.
I had all intentions to do that and may still at some point. Unifi has been rock solid. We use the networking and cameras. The network hardware is essentially set it and forget it with how stable it has been.
Awesome, I plan on going the same route. Not a full NVR but the Cloud Key for cameras and full network switch as well. Moving into our new place at the end of this year. Hopefully yours has been awesome since they did all the fixes!

Hi Rick - Most issues are resolved. We are currently still waiting on our front porch concrete, replacement of a scratched hood vent (they’ve tried multiple times but they keep arriving damaged), and a leak issue with our back sliding door.

Congratulations on being the biggest crybaby on the internet. Mommy and Daddy need to hold your hand more and someone should take your blue tape away. Obviously, nothing makes you happy little boy
A bit much with the blue tape. I am sure some things need fixed and would be but this is extremely petty. Must have gone through the house with the Hubble Telescope looking for absolutely every little tiny imperfection. Next time build it yourself cry baby.

My Lehigh is in construction right now. As a former construction manager who worked for the biggest builders in the country, I can say that while Ryan isn’t perfect, the quality is substantially better than most builders out there. The tolerances are very tight, and most materials are above builder grade.

Man. I just don’t understand. How is there that many pieces of tape? Is it just mild paint variances? Dry wall damage? Did you guys put the tape on or did Ryan? WTH is going on here?
It was a mix of us/the Ryan Homes project manager. Missing paint, paint runs, etc. The vendor did a terrible job and we were told they were no longer being used due to our/other houses. They wound up bringing in another vendor who used a machine to sand down the current walls and repaint 2 coats.
@@RichGrillo that makes me feel a lot better. Closing in one in 2 months. Thanks. I thought maybe you guys were being obsessively difficult buyers and not picking, but good to know it’s ryan making it right. What about the flooring though? You can’t just replace one plank - you gotta pull up the whole damn floor to fix that. Did they do that for you?
@@justinstewart3248 yeah…they wound up replacing about 30 planks. They cut out/ripped up the originals and dropped in/glued down the new. We were not happy with this and thought they’d pull the rest up to make sure the grooves connected, etc. It turned out ok but would have rather them remove/replace it all.
What was wrong with the walls? Is that just a paint issue?
Mainly paint issues. Some areas which weren’t smooth. They wound up sanding/repainting the entire house
@@RichGrillo That's great that they did that. This is the second house we had built. The first one was back in 1996. Builders usually just give you a primer they call paint, and expect you to paint it. We plan on painting ourselves and upgrading much of everything as soon a we move in. We're in the process of building a Hazel with Ryan. Sounds like you had a few more serious issues with the siding, roof and concrete though. Did your inspector catch those? Your videos were very helpful.
@MetalSciProf Nice! I hope you don’t run into the same issues. Our inspector did catch everything which was part of why we addressed them. The painter was supposed to have primer and then 2 additional layers of paint…but they didn’t. Glad the videos have helped!

@sarahmunas6595 All but one fix is done which they will be addressing in the next month or so. We like the house and the warranty process has been pretty good overall. Blue tape free at this point :)
Hi, are you satisfied with your house (Ryan Homes)? I live in NC, and I am looking for a house. But I can find many bad reviews of Ryan Homes. 😢
Overall, we’re satisfied with Ryan Homes for our first house. They’ve been good about warranty items. In the future, we’d prefer to go with a different builder that would allow for more custom features.

Hey. Looks great. I am considering the modern light package. I expected frosted glass where you couldnt see the full bulb. Did they correct it?
They wound up refunding half of the lighting package cost. We kept the lights even though they weren’t as described. They’re much nicer than the stock ones but not what we originally wanted.
They also changed out the bulbs for us that are more modern instead of the ones they tried to give us originally.
Love your sofa and loveseat what brand are they?

We’re closing on a Lehigh model with Ryan Homes in 6 weeks. Just wondering if you still love your home a year later? Also, were they still building homes on your street when you moved in? There are about 5 unsold lots on my street, so wondering what it’s like living in a construction zone.
Congratulations on the new home! We are very happy with the home. They are still doing some warranty work but nothing major. There were still about 15 lots left after we moved in and they just finished up construction a few months ago. I’d expect it to be loud at times but it wasn’t bad for us. The biggest thing was the dirt in the air and on the streets from the equipment. There was a light dirt film on the house for a bit.
@@RichGrillo Thanks Rich! I’m glad to hear that you all still love your home. That’s a great point about construction that it’s not so much the noise but the dust. We’re really looking forward to this move!! 3 littles, a big dog and a tiny townhouse don’t mix well, lol. Can’t wait to spread out in our new home!!!!

I would’ve never closed and moved in until all the issues were fixed. That’s entirely way too much blue tape for anyone to be comfortable with 😒

I am in the process of building my home. I have two months to go. The builder I am going through requires the house to sit for 30 days after completion to work on all the blue tape. Taking this approach allows the owner to avoid what you all went through. But I must say you have me a great attitude. 😊
@@shesforeverchanging congrats on the new home…those 3 months are going to fly by. I actually like that 30 day timeline post completion. This would also help identify any other issues before you have to even worry about it. Good luck!

Upgraded lighting packages. Both extra led ceiling lights and the modern light fixtures.
Are you satisfied with your Ryan home? I just signed to start my build and I’m so nervous would love to hear about pros and cons if you don’t mind sharing.
As our first home, yes. We had to do a lot of follow up with warranty to get everything in a good place. We’ve now been here for just over a year and no regrets about the house. The only thing we’d change is the lot we chose. Our next house won’t be a Ryan Homes build as we’d like to have more custom features. But again, we’re happy with the house. What model did you choose?
@@RichGrillo doing a townhouse my area doesn’t have option for single family houses unfortunately. It’s super nerve wrecking tho I always think of the worst I just hope I don’t regret anything. Thank you for your time and response.

Hi, did you guys add any additional wiring stuffs like cable & internet dual port, ceiling fan R/I, TV Prewire? And if you did how much additional cost do they charge?
We added ethernet runs in every room. 2 tv ports (living room and basement). I believe it was around $375/ tv run and a total of $500 for the ethernet runs.
Who puts the blue tape?
We walked around with the project manager the first time. We then added our own after move in.
In the laundry room, they put the outlets for bathroom? Like toilet flange and drain for sink etc??
They added all relevant outlets. There is one for the washer (a pan is included) and one for the sink. Gas line, electric, etc
Hello I’m closing on a lehigh in VA and quick question? Do you recommend to hire a inspector as our house if upgraded to the brim so want everything to be great. And btw are the toilets ok as my friends say that they are not good so we should get new and more powerful ones as I think he said there some brand called Sterling. Congrats on the home! I definitely recommend an inspector. Ours found some issues. Ryan Homes didn’t address everything with the inspection but there were some important items to get fixed. We haven’t had any issues with our toilets.

No more blue tape at this point. There are a few things we’re waiting for them to fix but should be fully done soon.

Good question…It came down to timing. We were promised everything would be fixed by the builder and we had everything lined up from movers, our desire to leave our old house, etc. If there were non-cosmetic issues we likely would have waited.

Thanks, Kim! Surprisingly, they’re from Amazon. We originally got them as a holdover until we found ones we love but they’re doing a good job so far.

I will be purchasing a corsica model in Pennsylvania. Did the builder fix all your issues with the home? I noticed some online reviews show that some buyers are complaining that once they did their closing, the builder was no longer willing to fix the issues. I’m scared this will happen to me.
Congrats on the purchase! They have been working with me to fix everything. Some things have to wait until spring when it’s warmer but otherwise, I’ve been happy with the support.

That’s great news! Time has flown by. Am planning to do a 6 month update which is crazy to say is in a couple of weeks.
So my fiancé and I are looking at a Lehigh as well, how expensive are the options? Did you find the budget was being eaten quickly for what you got?
That’s an interesting question. It really depends on what your budget is and your location. We wound up spending around an extra 80k based on upgrades. They say typically expect to pay between 10-15% of the base house price in upgrades. We prioritized the things that were most important to us and we quickly went over where we wanted to be…but we’re happy now that we got the upgrades we did. It’ll be overwhelming when they start going through the upgrades and numbers. If you have some upgrades in mind I’ll let you know what the cost was or would have been for us.

Not before close, no. We’ve been working with them over the last few months to fix everything. Thankfully no more blue tape but a few more things for them to fix in the spring.

I'm thinking about building one of these. First thing I noticed is that none of the interior doors are framed correctly. Unless code has changed since I last built a house (20 years ago), door frames are supposed to have jack studs which support the header. On your doors, the "header" is simply toenailed into the common stud. This in no way provides support to door frame which can cause sagging. It's probably just a way for Ryan to save $$ on two studs for every door in the house. Obviously, it passed inspection. I'm also wondering how difficult it was to get furniture up and down those stairs? Unless you have a walk out basement, I don't see any way you could get something large like a pool table into that basement with those stairs.
That’s interesting about the framing. I had not heard of this before but it makes me wonder about the longevity. We have only moved a tv stand, weight bench and storage items down so far. No issues yet but I would imagine a large piece of furniture would require skilled movers. Typically, a pool table is moved in parts which would be fine.
@@RichGrillo thanks. Any major issues since you've moved in? Craftsmanship on a RH is something I'm concerned about. I realize it depends on the subcontractors, not RH themselves. Allegedly, they do fix problems quickly when they arise.
@@RichGrillo Also, why did you run so much ethernet? Are you in IT? I only have one computer (MacBook) and it doesn't even have an ethernet port. I guess you could plug in your TV's although I've never done that.
@@jamomeara1894 that’s been our experience. We have had a ton of minor stuff get fixed. The biggest issue we had was the heat going out. There was a short on the Carrier board which was replaced. It was reported at 6am on a Sunday and they repaired by 8am. Otherwise, everything else was cosmetic.
@@jamomeara1894 good question. I had seen it recommended on almost every buying a new house video I watched. In practice, we’re only using some of them. The office is hard wired, behind the tvs for Apple TV/PS5/Xbox, ceilings for the wifi access points. Also, a couple of runs for security cameras. The remainder are in the bedrooms that aren’t really being used.
Did you ever tell them you have a RUclips channel for this? Wondering if they would have been this cooperative otherwise.
