Spot on. Basically as you can see from the rearmost vertical to where the tarmac is, it is a good few metres. Also, yes you can see the South is steeper than the North by 11.7 degrees I read a few times (thanks for mentioning that and showing it clearly. So, with that said, the extra few metres up to UU land from rearmost vertical, extend the bottom half of the glass (curve or angled), have a 12 approx degree incline on the top stand - & using crane tech, the capacity in the North can be extended by a good rows - 2500+ (that on the pessimistic side).

​@ToffeesRUs-u8w I think they've had to put gates there and in the north West corner so they can have access to it whilst work is still going on, but also as a safety measure incase of some sort of bad event happens. It allows fans to get off the site quicker rather than them all just using the exits in the plaza.

​@ToffeesRUs-u8w That's what I meant mate, in that corner where the LOR offices where and also the far Corner of the West Stand Carpark and Also the North West which goes onto the UU site. I think they'll all stay as gates what can be opened rather than them being replaced with fixed fences incase of emergencies. Having that many people trying to leave the site on one side in an emergency event would be a catastrophe. Probably wouldn't get passed anyway of it was all fixed fences on every side.

Everton doesn't own the land/dock the ground is built on, it's leased from Peel Holdings
