It’s not the Feds rate. It’s the dwindling Foreign reserves of HK which means a very near repeg Your customers don’t see a flat as a Hk$ 20m investment, they see it as a $2.5 usd! Everyone see a repeg coming, will you buy anything denominated in HKd?
I am a Hong Kong real estate investor from China. Right now, mainland investors are wary of real estate. Hong Kong real estate’s biggest risk that does not get talk about is the very near possibility that the HKD peg cannot be defended. I don’t even talk about whether my Hong Kong investment will go up or down. The HKD will certainly go down and we will likely start seeing repegs downward. So what a mainlander see when they buy a 20m HKD investment is really a 2.5m USD investment. Irrespective of how real estate price will go in the next 20 years, there is a tremendous risk that in USD, the property will lose its value

Hong Kong salaries are very low, there is no demand for private housing locally. Chinese investors are scared of real estate now. There is massive exodus of middle class people looking to offload their home. Hong Kong property price need to go back to 2006 level not 2016.

lovely apartment but ridiculously small with no views. and the price is absurd. this makes NYC look dirt cheap. i can understand this price pre CCP but in todays political climate, truly ridiculous
