New House Tour

Now that we have moved in and the house is mostly done and decorated, we have had request for a new house tour. So here it is. The house is a barndominium with stamped concrete floors that are radiant heated. We are off grid and solar powered. We have an indoor wood boiler in our Barn that provides the heat to the house. We collect rain water off the roofs for our water.

Year End 2023 New House Update

The kitchen and bathroom cabinets and counters are in but not the faucets or drains. The showers are mostly done. We started moving furniture in after Christmas. The kitchen and bath installers should be in after New Years to finish the sinks, installing the kitchen appliances and back splash tile above the range. We are very close to being fully functional in the new house.

Stamped Concrete, a Positive Outcome

After a few weeks of painstaking work to strip the failed epoxy finish off our new stamped concrete floor, Greg Martin re antiqued the floor and then applied a different epoxy finish.     Where did you get the insulation for the tanks? Am about to fire up our boiler tomorrow and once we confirm no leaks I will insulate all exposed main line pipes and the tanks.

      @@swamp-yankee thanks for watching and for commenting. My HVAC contractor Provided the insulation. I think it is a good idea to also insulate the pipes. My building is completely heated by the heat radiating from the tanks and pipes. We often need to keep windows open so it doesn’t get too warm. This is an issue since we also are heating the house and need to run the boiler for the house. I am sure it wouldn’t be an issue if you are just heating 1 building.

      @ I am going to insulate everything to keep the heat in my system instead of in my basement. First firing did not go well. Turns out it takes a special flu to chimney connection and damper valve so we filled the farm house with smoke. 🤦‍♂️ blower pushed smoke from every connection and flex point on the regular flu. Also if anyone is wondering about splicing tank sensors it doesn’t appear to work. The one we extended reads 250 cold.

I have confidence in the 60 plus years of specialization in wood boiler production from a company with over 1,000 employees that Froling has that they know how to design an efficient and reliable machine.       @@SureshKumar-pz4blI chose one because I know one that’s been running for 14 years straight and all they’ve done is change a sensor which is basically an auto o2 sensor. Quick thread in and out. We’ll see how it goes, but the out door wood boilers available in my area also have electronics. Thing doesn’t seem any more complicated than an old truck. I’m excited to run it but we’ll see 🤷‍♂️

    Does this boiler also heat the domestic hot sanitary water (for showers, kitchen taps etc..)?

      I have it configured to heat domestic hot water when I am using the boiler during the winter. I have electric hot water heaters to heat my domestic water when I am not using the boiler the rest of the year. Thanks for watching and commenting.

    I like this setup a lot! Thanks sharing the working system. Here in California, we get lots of sun, I have an existing 5kw grid tied system (installed 2013) looking into another string, maybe 3.2kw to feed a battery bank with excess to grid once battery bank is charged.

    Dang it is bad luck to have snow covered panels and inverter and generator fail at the same time! Mind you I've been watching quite a few vids lately on growatt and eg4 inverters failing at about 2 years old which makes me feel better about spending double on my Victron inverters. I guess you pays your money you takes your chances! Regarding the genny did you run that up regularly out of interest? Bit weird for a high end 1 yr old genny to fail?

      The first generator failure was a mechanical failure with the valve system in the engine. One of the rocker arms shattered and a pushrod was mangled. Our service guys were able to repair it and get us up and running within 2 days. Unfortunately they left a slow oil leak that no one noticed. This was the second issue, but it ended up just being a loose hose clamp. it took the service guys 3 days to get to me, but only a short time to fix. The generator runs automatically for a few minutes every 2 weeks to stay ready. We are back up and running. Thanks for watching and for commenting. Good luck with your system.

    You said you have an access to free natural gas. Why would you hustle with wood boiler than?

      I have a couple reasons that you may or may not agree with. I am trying to minimize my use of fossil fuels where I can. I also enjoy exercising and cutting firewood. I have ready access to good hardwood trees on my property. In many cases i don’t need to cut trees down I can use trees that are wind damaged. In other cases it makes sense to thin the forest to enable the remaining trees to grow better. I would be doing tree harvesting and clean up anyway. Why not use them.     Have you ever overheated the boiler and had to reset the high-limit thermostat. I just did mine and cannot find the reset.

      Thanks for watching and commenting. Yes, I have overheated my boiler a couple times. The reset switch, is a very small button with a screw cap over it. You have to remove a cover on the very top of the boiler and pull back the insulation. The cap is on the front edge under the cover. You need a small pointer like a nail or very small screw driver to push the reset button. Good luck.

    I have the exact same thing . I heat 7000 sq ft . I have 2000 gal of hot water storage. I live in northern Canada. I have run it for 7 years now. What was the rough cost.

My house should be finished this fall and will also use the Froling wood boiler for heat. The rough cost was $20k to $25k. Not sure how much of the labor was tied to the boiler install versus other services.

      @@dantheman1283 At an average temp of -10c day time and night time temp of -20C I burn one load of wood in 24 hours heating my shop at 15C and my home at 22C My shop is 2800sq ft with 22foot high ceilings. Both my home and shop are very very well insulated . I feel the 2000 gallon of hot water storage is the key. Once up to temp I just have to maintain. In fall and spring I may go 2 or 3 day with one burn. One burn takes about one wheelbarrow full of hard wood oak or maple.

    Great content. I am building my house as an owner builder. I had the some of the same surprises as you. Especially the sliding door. I chose to go with a multi slide door with 3 panels and 2 screens. So the track size became 11 inches. I added a pocket door which changed the length of the shearwall. So had to get a new set of drawings and load calcs, get it approved by the city etc. One thing that I learned late in the process is to not have doors too much in the corner. Drywallers need at least 3-4 inches for a clean install. And if you have interior shearwalls, make sure they go corner to corner, both left to right and bottom to top.

      Where I live most any hardwood tree is marketable. The appraisal evaluates both the type of tree as well as the size. The different sizes are valued based on the potential use. For example there is a market for smaller or irregular shaped trees for hardwood pulp for a lot of uses like pellets or fiberboard. Trees that are in the 9” to 12” or 15”might be sold as firewood poles. The larger trees have more value as saw logs for pallets or finished lumber. The appraisal covers all of these uses.     How big of a radius is affected by the black walnut trees?

      According to my research, 50 to 60 feet The average limit of the toxic zone from a mature black walnut tree is 50 to 60 feet, but plants as far away as 80 feet can also be injured. The juglone may also persist in the roots long after a walnut tree has been removed, perhaps for years until the roots are dead or totally decomposed.

      Thanks for watching. I designed the system with some help from Signature Solar. My main goal was to power my off grid homestead. I didn't specifically plan to power the R1T. It was a bit of a shot in the dark since nothing was built and I didn't have the truck when I ordered the components. I live in PA so the winter solar production is not enough for both, but we had a good February and March, so now I am mostly charging with solar. Good Luck.

    Cool vid...I think many could learn about how inefficient solar really is by watching (not digging on it, just being realistic). They say silly things such as "why not have solar panels on the truck?"...statements such as this reveal how little people know about the difference between the amount of energy harnessed by a solar panel vs. the power needed to propel a 3 ton truck down the road.

      Dan, thanks for watching. I agree that we need better information about both the power requirements of EVs and the amount of power produced by a typical solar panel. I am not sure I would say the solar panel is inefficient, after all there are no moving parts and all it takes is for the sun to shine and it will produce electricity. The cost of panels has come down significantly and the amount of power new panels produce has gone up significantly over the last 5 to 10 years. Once you purchase and install the system you don't have any operating costs.

      @@goldnerwoodlandfarm9305 I guess what I meant was that the panels only harness 20% of the sun's rays...and, that to power a vehicle of that weigh down the road requires so much more than an onboard panel or two could ever think of making a dent in. Even the Tesla, Rivian, etc. plants do not place panels on their spacious roofs due to the lack of productivity it would provide.

      @@danlowe8684 I agree that would be interesting, but probably exceeds my level of knowledge and experience. I also am powering the Barn but not my house yet and my system is not grid tied. I am tracking the solar power captured, but wonder how much I am missing out on since many days my storage is at full capacity while there is still plenty of sunshine. I suspect that my solar production will continue to increase not only due to longer sunny days, but also as I finish my house and start to use more power. My system has only been in operation for a few months and it's all a learning process. I appreciate your interest.

      There are a couple reasons I wanted solar power for electricity. I am trying to reduce my environmental impact and burning natural gas does not fit with that goal. I do have a natural gas backup generator. You may never have been around a gas generator before, but they are obnoxiously loud. I live in the woods for peace and quiet and to enjoy nature. My Generac generator is louder then my Kubota SVL 75 diesel track loader. Running the generator destroys both peace and quiet and scares away wildlife. Solar panels do not make any noise. Most of my house runs on electricity that I produce with clean renewable silent solar power. I heat with firewood in a high efficiency boiler. This has less environmental impact then burning fossil fuel such as natural gas.

      Thanks for watching and commenting. Depending on the weather I typically burn one full load of wood a day or every other day. We have not had a lot of continually below freezing temperatures this winter. A full load is probably 50 to 70 lbs of hardwood, cherry, oak, maple, and hickory.

      Thanks for watching. The technology is continuing to improve. You should research what systems are available now. I would probably use different charge controller/inverters now that were not available a year ago when I ordered my equipment. Good luck.

    What is the cost of all your solar equipment, batteries and labor is it worth it?

      I bought most of my solar equipment from Signature Solar in early 2022. The total cost was about $34,000. We installed the solar panels ourselves and my local electricians wired everything together. I paid about $24,000 to the electricians which included their labor and all of the wiring, boxes, and other electrical equipment for the system including the Ev charger and wiring the backup generator. These are before the 30% tax credit. My building is about 1,000 feet off the road. I would have had to pay to have the electric service run to the building. I feel that the additional upfront cost over running electric service 1,000 feet plus the connection charge was worth not having to ever pay for electricity and not worrying about power outages when the grid goes down.

    So if you purchase the land for $100,000. Have the timber appraised at $40,000. After a year you harvest $20,000 timber. Later you sell the property for $120,000, are you paying taxes on a $20,000 gain or a $40,000 gain?

      I am not a tax expert, but this is what I understand. If you pay $100,000 for the property that includes $40,000 of timber, your land cost allocation will be $60,000 and timber allocation will be $40,000. If you sell $20,000 of timber you may have a gain depending on what portion of the timber value you sell. If you sell 1/2 of the timber value, then no taxable gain, but you reduce your basis be $20,000. Now you have the land at $60,000 and the timber at $20,000 for a total basis of $80,000. If you sell the property for $120,000 you will have a taxable gain of $40,000.

    Code requires clear working space of 30 by 36 inches in front of all those panels and inverters mounted on the wall. Your nice server battery racks seem to be sitting in this space. Did the inspector give you any problems? That would never pass here in Virginia. Thanks for sharing your system.

      I am not sure on the code here. We have not had any issues with the inspections. I mounted the battery racks on wheels, so they can be easily moved out of the way if needed. Thanks for watching.

      Power Ranger is correct / N.E.C, & for best safety design. Although, in most 'National Jurisdictions' this is the exception since not interconnected to utility grid here, therefore tech. no 'authority' inspection is due. ? Would recommend to clear working area in front of wall components & secure battery racks (& ground battery frames) for personnel safety+🌻🌅

    A good way for your son to get practice with the machine. You can also look into getting a pole saw for your skid steer to make tree trimming easier.

      @@goldnerwoodlandfarm9305 I built my own pole saw 20 years ago from a hydraulic motor and a junk chain saw. There are commercially made ones available now like the limbinator and the Telesaw, but if you are handy with a welder you can make one too. Unlike me you have a relatively new machine with tracks so getting flats is not an issue. Also you have a nice area t work in, I wish I had that.
