    😊 we NEVADA city residents, well some of us call Penn valley the banana belt.Our heat wave this last summer was over a month long give or take.The worst and longest heat wave that i can remember and my memory is very good . I have lived here since 1957.we can look at the weather records for many years back. This is nothing more than an Advertisement to sell Real estate! So if you're thinking about moves here i hope you have tons of gold , silver, and CASH!!😮😊😂(❤

      @@scottfairclough9764 I have lived in Penn Valley for almost 10 years and I absolutely love it. It is about 5 degrees hotter in Penn Valley than in Nevada City and Grass Valley which I have stated in many of my videos. While it is hotter in the summer, Penn Valley is also warmer in the winter and we do not get snow, which is a huge plus for a lot of people. I love that I don’t have to deal with snow but I can drive 10 min to see snow. This summer was 6 weeks of a heat wave in Nevada County (all of July and the first 2 weeks of August), which feels very typical of this area as July and August are always hot. So when it was 95 in Nevada City it was 100 in Penn Valley. Of course I’m sure a lot of things have changed since 1957. I only have 10 years of experience here so my perspective is a little different. I love this county and I love Penn Valley and I love sharing what I love on video. I also talk about both pros AND cons in a lot of my videos and am far from the realtor who only points out positive attributes about a home or area. As for having a lot of $$$ to live here, this area is far more affordable than a lot of other places in California and it’s incredibly charming and beautiful. I moved here from Sonoma County and I couldn’t have bought a garage door with the $ I paid for a home on acreage here. So I am very grateful for this area, including the weather and the cost of homes here.

I did live in Penn Valley for six+ years and i found it to be a good place to live, people were nice. Went to rodeo every year and Gateway park is a really nice place to take the family and listen to bands. Anyway good luck and I'm glad you like it here. 🙂✌️🙏💓

    Love Grass Valley, but your not being honest regarding the Insurance situation, red flag days, and it's in a very fire prone area ( Insurance again ). If your selling understand that not having a Generator installed is a turn off, and it's important to make sure your land is hardened to prevent fires from spreading. I also know cell service is really iffy up there - so working from home can be challenging.

      @@livinginnevadacountyca I apologize if you took that personally. That wasn't my intention, but the cons need to be listed for those who wish to reside in those areas. I've been looking up there, and these issues aren't always shared amongst future home owners. Insurance is the biggest issue, and I still intend on hunting for a home that has been set up to handle the unfortunate events that can happen. Oh ! Love your guide though.

      @@chrisruef3201 it is a good idea for me to film an updated video on these subjects. I will do that asap. Have you seen my video called “cons and cons” of Nevada County? Fire insurance is such a case by case situation and so many things affect the cost, such as being within 5 miles of a fire station, fire hydrants within 1k feet, fire wise communities, hardy board siding, sq ft…. And as I have said in many videos ‘the CA Fair Plan is not fair’. I also have not seen it stop people from wanting to move here. Everyone seems to have different levels of concern when it comes to fire. Keeping one’s land mowed/weed whacked and trees limbed up 100 fr around the house is very important. The red flag days I have not noticed in a long while… have you? I agree with you having a generator is a huge plus when buying a home. There are small ones on wheels and large whole house generators which are a huge plus. This inevitably comes up during the home shopping process and I do think having one is a benefit! It never occurred to me to put that in a video but I certainly will! Cell reception can be spotty but this is another subject I usually broach as we are searching specific homes as it changes road to road. But I will include in a future video. I am the absolutely not the realtor to sugar coat this area or any home when out with clients. I always point out the negative things I see in a home and the area of the home when I am out with clients looking at homes and neighborhoods, whether it’s the road noise or an old deck, turning off all the lights to see if there is good natural light, things like steep driveways that could make the home hard to sell in the future… etc etc… Thank you for the feedback and I will go more in depth about these things in a future video. I have been so busy out in the field with clients I have not had the time to film RUclips videos as much as I’d like!

      Nevada County is not considered a very diverse county for the most part, certainly not like being in a big city. But we have all ages and stages of life in both Nevada County and Lake Wildwood. Lake Wildwood does have a lot of retirees as it is a beautiful place to retire.

    The fire insurance has tripled...........in 2 years......most people cancelled.........pge is over the top.....been here for 45 years. I have always loved it , very involved in my community but it's gotten really unaffordable and hard winters for a senior.

      @@elizabethgrassi9444 I upped my deductible to get the rate down… but that is a personal preference. Downsizing can help as some of the rate has to do with sq ft. Being within 5 miles of a fire station helps and also a home with hardy board/cement siding and of course fire wise communities or close to town can all help with the rate. I understand how you feel though. California in general certainly has some negatives. But I researched places to move at one point and couldn’t find anywhere better than sweet Nevada County There seems to be something everywhere I looked that was a con I wasn’t willing to endure. We have 4 beautiful seasons here. It doesn’t snow all winter but we get to see snow a few times each winter which I love. It’s true, the winters 2 and 3 years ago were terrible but last winter was very mild. This county just has so much going for it, the prices of homes being one of them. I moved here 10 years ago from Sonoma County where homes are triple the price as here so for me, the pros outweigh the cons here. And as you mentioned, the community is so strong.

      @@livinginnevadacountyca I live right across from G. V. City hall, the police station, alot of crime and homeless on the street. I have watched this progression over 40 years.....the court system has failed the law. I love it here but it will never be the same....we have 5 generations here, breaks my heart , change is knocking at the door for a reason.

    I lived in Penn Valley most of my life and yes it did snow there. You get All the seasons in Penn Valley. I remember going to the Tack room for dinner and there was 4 ft of snow on the ground.

      @@JonFliniau Wow! 4 ft of snow in Penn Valley!?!? 4 ft is a lot of snow even for Nevada City. I have lived in Penn Valley about 10 years and only seen a few very brief dusting of snow that melted quickly. Even the past 2 snowmagedons in Nevada County didn’t produce more than a dusting in Penn Vally. Thank you for sharing!

    I grew up here! I don't even recognize it anymore! They are shipping the homeless up here! It bad when I wanted to have my kids grow up here and where finding dirty needles and mentally ill breaking into everything! This once great town is going down faster and faster! I've lived here 40 years + and I'm thinking about getting out!

      Are you talking about San Francisco??? I was just downtown Grass Valley TODAY with my daughter and granddaughter. We walked around and had lunch and had a fabulous and safe time. Then we went to B&C and felt fully safe………..

      There's a few homeless that hang around the grocery stores but other than that I've never seen then downtown. Its more of a hippy town maybe you are mistaken hippies for homeless. Definitely NOT as you described.

    20 years ago the town was awsome. The people were great. Now that the Bay Area folks have arrived they have tried to make the town San Francisco. You know what it’s like in San Francisco now. I need not say more.

      This is just not my experience at all. There are people relocating here from all different states. And the folks from the Bay Area that are moving here are the ones that love and appreciate nature and small town life and want a slower paced lifestyle. What exactly do you mean “make the town San Francisco”? Can you be more specific? Nevada County is nothing like a big city. This is the friendliest place I have ever lived and all my clients notice right away how friendly everyone is here. All of my clients relocating here are the sweetest people! I hope you find a place to live that you love and I wish you the very best.

    I lived in LWW for 35 years from the beginning. I saw all the bad coming and prepared my family to leave 10 years ago. I now live in Texas far away from the Bay Area morons.

      @@dougcole1446 I am so happy you found a place you love. Believe it or not, I have clients moving to Nevada County from Texas! The texans I know are very polite and charming and love how friendly this county is. And ALL my clients from the Bay Area are sweet and lovely and I am grateful to know them. Lake Wildwood is not for everyone. I have clients that want to buy in Nevada County anywhere but Lake Wildwood. And I have clients that Lake Wildwood is the ONLY place they want to buy a home.       We don’t really have names for areas/neighborhoods… a few but not in this instance. I would say any house you can walk to town from in 10 min or less… There are a a lot of homes around downtown Grass Valley and Nevada City.

      First, I am so sorry for your loss. That is such a hard thing to go through. I am not sure I can answer your question without more information.. but I can't imagine why this wouldn't be a good area for anyone EXCEPT it is not a good area to seek out a high paying career, particularly in the tech industry. Also, someone who wants to live in a fast paced city with lots of night life would not like it here. Other than that this is an absolutely lovely place to live. In regards to being a widower... we have a strong sense of community here, with lots of festivals and community events, although it does take time to settle in and get to know people. This is also an incredibly friendly area. I noticed that as soon as I moved here 9 years ago and my clients that relocate here also tell me how friendly it is here. We have so much nature (lakes, Yuba River, hiking trails) and all around it's a beautiful setting to be in if nature is comforting to you. We do have a lot of therapists if that is something you are seeking. There are a lot of retired folks (as it's a very relaxing and affordable place to live) and we also have lots of young families raising children. And every age and stage in between. There are also lots of opportunities to do things like take classes or learn a new skill, like at The Curious Forge where you can learn all kinds of art skills. I hope this helps.     Cheyenne, how bad are the bugs in the area-namely flying, biting insects like mosquitoes and deer flies/horse flies, etc?

      Hi there!!! At dusk the mosquitos come out. I am often outside a lot in the evening until dark as that is when it's cool and I like to garden. The mosquitos love me but the window they are out is fairly short. I have a lot of flies on my property because I have horses, but rarely do I see those huge flies known as horse flies. I use the fly traps that you add water to and hang from a tree; they are attracted to the smell. I live out on land and usually get a few wasp nests in the eves of my house in spring/early summer. This is the only time I use a chemical to get rid of something. I usually am all natural but wasps are aggressive so I don't mess around with them. I also have lots of bees in my garden as I plant a lot of flowers and food that the bees love to pollinate. I hope this helps! Let me know if you have any other questions😊

      Thanks for all the information, Cheyenne. I’m in southeast Louisiana and we have horrible mosquitoes year round (any time of day or evening!) and deer and horse flies in the summer. We have wasps and bees too, of course, but the others I mentioned are horrible (our hot and humid climate is perfect for them!) Heat, humidity, hurricanes and bugs are some top reasons I’m looking to relocate. I’m happy to hear the NC/GV area doesn’t have much of an insect issue! Amy

    TAXES.... Then MAYBE you might get housing insurance because of fire hazards you are residing in. And IF you get housing insurance it is going to be EXPENSIVE because your dwelling is in a fire hazard.

      Most folks are having to use the a California Fair Plan for fire insurance. And while yes it is high, you cannot assume what amount it is going to be as every house is different. There are many factors that go into it. For example, if you are within 5 miles of a fire station that can help. If the siding on your home is cement or stucco that can help. You can get an estimate on a home before you make an offer…

      I used to live in Sonoma County! I loved it there as well but moved to Nevada County as it so much more affordable. Once I moved here I realized I love it even more than Sonoma County as it has more of the small town friendly community and way less traffic. Feel free to call me to discuss any of this in more detail but as far as allowing “sensible building” I’m not exactly sure what you mean... California has adopted some very strict building regulations that I am not a fan of so I find it much more affordable and makes more sense to buy a home and remodel it how you like it.     lifelong resident of Northern West Virginia, in the Appalachian Mountains. Been watching ur channel for nearly a year and have become infatuated with the Grass Valley / Penn Valley area. Done alot of extensive research on the area and Nevada County in general. Currently trying to talk the wife into visiting the areas in late summer or early fall. Exploring ideas for retirement home, in the next few years. I envy you & all the citizen of that area. it's truly a hidden gem.

      Nevada County is by far the friendliest area I have ever lived. One of the things I hear regularly from my clients is that they appreciate my transparency and that I point out the cons of the county and the cons of homes we go view. I am certainly not the realtor who sugar coats things and only points out good things. So I stand by this video in its authenticity and I love this very friendly family oriented sweet town.

You got 3 kinds of ppl out here, the counter culture hippies / trimigrants, hicks, and that other side of shit. Trust, i am glad that people are moving out here and changing up the energy. You 100% are sugar coating the cons tho. didn’t even go over really any

      Hi! Mostly for all the amenities, clubhouse restaurant (beautifully remodeled), common areas beautifully landscaped, roads maintained, guards at the gate 24/7. I hope this helps. Let me know if you have any other questions!

    I have lived at both Lake Wildwood and Lake of the Pines and they are both great places to live. However, one major difference I found that makes me prefer Lake of the Pines is that Lake Wildwood allows vacation rentals, whereas Lake of the Pines does not. Lake of the Pines has a very small town "everybody knows everybody" feel with lots of community activities and a sense of safety that I haven't found anywhere else. While Lake Wildwood is very nice, having vacationers coming and going, especially during the summer months, does take away from the small town sense of community and safety. One example is the 4th of July. Both communities have fun activities to celebrate the holiday. At Lake of the Pines, there are golf cart parades, a community BBQ, a carnival with kids games followed by a day at the beach, and a spectacular fireworks display over the lake in the evening. The event is well attended, but despite all the people, you feel like you are amongst friends. At Lake Wildwood, with 4th of July falling at the height of vacation season, you just feel like you're in a crowd of strangers. It's a whole different atmosphere. That's how it felt to me anyway.

      Thank you for taking the time to share all of this! I really appreciate your insights! I am wondering how long ago you lived in Lake Wildwood..? Lake Wildwood does not allow short term rentals. There is a 30 day minimum for rentals. Lake Wildwood also has many community activities and events that residents show up for. I’m glad to hear this is also the case with Lake of the Pines as when I called to get info about the tennis and pickleball the woman who I spoke with said you basically just reserve a spot when you want to play but at Lake Wildwood there is a gentleman who is a player himself and organizes games and is very involved. So I was wondering about the community at LOP and am so glad to hear what you have shared. Often when I give tours of Lake Wildwood of the clubhouse restaurant a resident will start talking to my clients and say something like “I have lived here for over 12 years and I love it!” I always turn to my clients and say “I didn’t pay them to say that” jokingly. At the end of the day I think LOP & LWW are very similar and both have so much to offer. I have clients that buy in both LOP & LWW and they love it.       @@livinginnevadacountyca It would have been about 9 years ago. I actually stayed in a vacation rental right on the beach at Lake Wildwood for about a week for my sister's 50th birthday, then shortly afterwards I lived with a friend for 6 months while I was looking to buy my own home. I ended up buying in Lake of the Pines because it is closer to my work in Sacramento. I'm glad to hear that LWW no longer allows vacation rentals as that truly was my only complaint. It is a beautiful place and lovely community. Lake of the Pines has very active tennis and pickleball clubs. I can't say much about them because I do not participate in either. I know there are a couple of professional-level players who give free lessons every few months. We also have very active bowling (we bowl at the lanes in Auburn) and bocce ball leagues. We had over 850 bocce players last year, which blows my mind since the community only has between 3,000 and 4,000 adults.
