Lmao nothing! It’s just based on the obvious fact that people pay more for raggedy brownstones in New York and have been doing it for years 😂 and they’ve always been street front. At least you have quality materials in a quiet area. Vining’s is such a small community that during the evenings and holidays there’s almost no one on the road. Additionally it’s like opting to live in Brooklyn vs Long Island. You pay more to spend less time in traffic and actually enjoying the things you love. Sure you can get a more affordable place- but it’ll cost you 2-4 hours in traffic, everyday until you retire, quit, or worse lol.

This is what I call a bell weather. America needs to densify and build multistory, to help fix the housing shortage,flat out. The spread out, car-centric approach is obsolete. I live in low density west Michigan. It is one of the fastest growing areas in our state, with stunning Lake Michigan views and access to glorious beaches. At some point, the vertical solution needs to happen here, but the nimbys are fighting it tooth and nail-----crazy, selfish, and stupid.
Well said! At this point you’re being charged for adding to congestion. There are hundreds of affordable communities in the US- but people don’t want to develop them. As in move there, start families, build jobs, join the pta, add value and bring community. Everyone would rather “pay” to become a part of something that was built for them- but then still not be happy with it 😅 I think people need to be open like yourself and look at what the whole country has to offer - not only their hometown capitals
This was a great video by the poster, but unfortunately, Toll Brothers is a terrible company and builder - absolutely horrible service. People were generous to give them 1 star. I've had a terrible experience in attempting to buy a Toll Brother's home. My first experience was when I tried to buy a beach home in Atlantic Beach - at that time the home was prices in the $800K range. My agent was AMAZING but his boss would not allow him to write a contract unless I went with their lender. I already had my financing with my own bank. She wanted to see my credit report first (I guess to see if I was worthy as a black woman to purchase their product). I told her I needed to go through the process of putting down a contract then they would work with my lender - she refused. I have a witness to this as my friend flew down to Florida with me to go to the appointment. We are seasoned real estate buyers and could not believe how we were treated. Second experience with Toll Brothers was when I and the same friend went to see some townhomes they are building in Buckhead. That day I had several townhomes to look at. While on the property, we were confronted by their security guard who literally cussed us out and told us to get off the premises. We had the Toll Brother's agent on the phone during the altercation. We were so shocked at the treatment that we hopped back in my benz and locked the door. The agent eventually showed up to show us the units but the confrontation from the security guard was a complete turn off. Overall - PLEASE do your research on Toll Brothers. They have tons of reviews where their build is flawed (while beautiful) - those inspections lead to the builder not completing their work once the unit is purchased.

I actually just got done with my visit to Japan- it was brief! I’ll have to be back. It was Tokyo- but you’re truly correct. The prices in Japan are exceptional. It’s honestly becoming less common that locals can afford these expenses. A lot of buyers are international, or out of state based. But thank you for the kind words and support! I'm so glad to see medium to dark tone cabinets are back. I hated the white trends, you have to constantly clean them and after years it starts to look sterile and not that 'clean look'.
How far is this from Atlanta? Is the elevator standard?
From the capital building I’d say it’s only 20 minutes drive without traffic- with traffic I’d say 35-45 minutes on a bad day. The elevators are standard with all models (: my contact is in the description if you’d like to coordinate with my team

We all would love it to be cheaper and maybe on a lake or something 😂 but otherwise it’s really nice overall. I don’t think you can get something like this in most other places in the world. You know what they say, “ more money more problems.” The maintenance you’d have on a million dollar SFH home may end up putting you out on the streets. Sometimes less is best- especially if you’re close to the places you make the most money. Everyone’s lifestyle requires different moves and some people want no maintenance.

All the luxury nobs and attention shifting shiny things in the world can't justify 900k for a townhouse in Vinings. People from other state need to stop moving here thinking they're getting deals, thats over we're full. You did an incredible job with the viewing.
I can agree that the luxury market is taking massive hits right now. A lot of people are upside down because they were focused on interest rates and not purchase price. I appreciate the kind words as well. It is my hope that we’re in massive stagflation for awhile. This will hopefully continue to help the prices adjust while we wait for the next shift in mortgage rates. I think the housing market is only holding the way it is because of “middle” class housing being “fairly” priced compared to the rest of the country. I’d say as a state we have a strong floor on the housing market, where some other states are extremely undervalued. We’re clearly also in the midst of a massive infrastructure shift as the government panics to prepare for the World Cup. I will also share my theory that many Europeans will come and see Atlanta as extremely valuable as compared to some of their home towns internationally- while we have a high level of crime- it’s actually very commonplace to international residents- thus Atlanta a whole seems appealing when solely considering comparative housing values through the world. Sadly I believe most of our high price point sales are from international buyers and tech firms forcing their employees to relocate.

I 110% agree with the loss of value. Several people are upside down as it is, however I’m also seeing steering occur in some neighborhoods. The price points are excessive within desirable neighborhoods but “less than desirable” neighborhoods are hardly seeing valuation increases however the quality of housing is superior to most of the world. For example Covington and conyers are still offering full brick builds with over 2,500 square feet for less 500k. The materials costs in America will never be the same, and as we continue to push low quality new constructions the value of traditional and late model homes will continue to stay steady if not rise. The material component for housing is really a point that’s pressurized the pricing. We truly can’t build what’s already been built in Georgia. Which was originally 40% undervalued if you really think about it so maybe now we’re finally almost properly priced hahaha

I live here in Atlanta and love QT but in 13 yrs have never pumped gas there. Only Shell gas.
Haha I love shell gas stations but I often utilize QT- I really don’t notice much MPG difference and typically QTs are more relaxed after hours than the shell stations if you know what I mean haha
Beautiful homes but definitely not jaw dropping. Very common here in Atlanta. The view sucks though. Not interested in looking at other people's homes out every window. Or office buildings.
Unit is nice BUT, neighbors can see right into your unit when you open the drapes. And that patio and balcony are a joke. 😅There’s no such thing as “peace and quiet”on your patio/balcony if your neighbor is out there also. 😬
Fair and valid my friend- we can certainly build something better with 900k it just won’t be in the place people want anymore. It’s sad sometimes that people won’t even look outside the city once they have their heart set on it- so much so they may get something nice but not really the best deal. As an agent in Atlanta is been a struggle between selling what I love and selling what people want- if that makes sense

That’s fair, but newyork has been asking more for less, for far too long. The weather is why people are paying the prices- not so much for the space itself. Especially the remote workers.
