      From the capital building I’d say it’s only 20 minutes drive without traffic- with traffic I’d say 35-45 minutes on a bad day. The elevators are standard with all models (: my contact is in the description if you’d like to coordinate with my team

      I honestly agree! There’s some things that could change but the actual layout and design is brilliant. We all would love it to be cheaper and maybe on a lake or something 😂 but otherwise it’s really nice overall. I don’t think you can get something like this in most other places in the world. And I’ve traveled a good bit

      You know what they say, “ more money more problems.” The maintenance you’d have on a million dollar SFH home may end up putting you out on the streets. Sometimes less is best- especially if you’re close to the places you make the most money. Everyone’s lifestyle requires different moves and some people want no maintenance.

    All the luxury nobs and attention shifting shiny things in the world can't justify 900k for a townhouse in Vinings. People from other state need to stop moving here thinking they're getting deals, thats over we're full. You did an incredible job with the viewing.

      I can agree that the luxury market is taking massive hits right now. A lot of people are upside down because they were focused on interest rates and not purchase price. I appreciate the kind words as well. It is my hope that we’re in massive stagflation for awhile. This will hopefully continue to help the prices adjust while we wait for the next shift in mortgage rates. I think the housing market is only holding the way it is because of “middle” class housing being “fairly” priced compared to the rest of the country. I’d say as a state we have a strong floor on the housing market, where some other states are extremely undervalued. We’re clearly also in the midst of a massive infrastructure shift as the government panics to prepare for the World Cup. I will also share my theory that many Europeans will come and see Atlanta as extremely valuable as compared to some of their home towns internationally- while we have a high level of crime- it’s actually very commonplace to international residents- thus Atlanta a whole seems appealing when solely considering comparative housing values through the world. Sadly I believe most of our high price point sales are from international buyers and tech firms forcing their employees to relocate.

      I 110% agree with the loss of value. Several people are upside down as it is, however I’m also seeing steering occur in some neighborhoods. The price points are excessive within desirable neighborhoods but “less than desirable” neighborhoods are hardly seeing valuation increases however the quality of housing is superior to most of the world. For example Covington and conyers are still offering full brick builds with over 2,500 square feet for less 500k. The materials costs in America will never be the same, and as we continue to push low quality new constructions the value of traditional and late model homes will continue to stay steady if not rise. The material component for housing is really a point that’s pressurized the pricing. We truly can’t build what’s already been built in Georgia. Which was originally 40% undervalued if you really think about it so maybe now we’re finally almost properly priced hahaha

    I live here in Atlanta and love QT but in 13 yrs have never pumped gas there. Only Shell gas.

      Haha I love shell gas stations but I often utilize QT- I really don’t notice much MPG difference and typically QTs are more relaxed after hours than the shell stations if you know what I mean haha

    Unit is nice BUT, neighbors can see right into your unit when you open the drapes. And that patio and balcony are a joke. 😅There’s no such thing as “peace and quiet”on your patio/balcony if your neighbor is out there also. 😬

      Fair and valid my friend- we can certainly build something better with 900k it just won’t be in the place people want anymore. It’s sad sometimes that people won’t even look outside the city once they have their heart set on it- so much so they may get something nice but not really the best deal. As an agent in Atlanta is been a struggle between selling what I love and selling what people want- if that makes sense

      The upfront costs are very scary for alot of first time home buyers. If it were as simple as the small rent difference I think more people would consider buying at todays rates. However some of my clients are waiting until 2025 to buy

      Truly! I believe it wasn’t until the large number of them moved money to Atlanta, that the government pushed for landlords rights over tenant’s rights. It’s become almost a whole new state in the last four years. It’ll be night and day once the construction finishes up for the World Cup

    I don't have an issue with audio and video. The largest issue I have is that you told the stories in very skewed way. I'm a real estate investor near midtown, Atlanta dealing with a headache tenant who is a drug abuser who had a whole bunch of kids. Pays rent late and I'm considering putting her on the streets. Stop being bias like tenants are so innocent. Landlords are probably bad too. I'm just saying next time tell us the facts of the laws.

      I don’t find that I was biased in the slightest. I pointed out that articles show the laws are in favor of the landlords now. I myself and a licensed agent and investor and have removed squatters from several homes. After they stole from and looted the entire house. Additionally i point out in the video that some of these squatters force their landlords into positions where the landlord has to sell due to delinquency on their mortgage and hard money loans. I was extremely fair to both parties and believe I avoided a lot of bias. If you were able to watch the entire video I think you’d agree

      Thank you so much for the support! I have to agree with you- for years now Toll brothers has focused on building in the North Atlanta areas( traditionally not the most diverse due to income constraints), and is only now beginning to build in the Southern portion of Atlanta- I hope they will offer a happy medium between luxury and affordability in the near future. This way we can see a higher level of diversity in their neighborhoods and communities. Thanks for watching and i greatly appreciate your opinion

      Maybe it's the location? They built my brother's current home in Maryland and his area is very diverse (Arundel Mills). Now I will also have to agree that his home and the quality of materials they used is the best I have seen!

It’s so sad to see, we’ve had several “Tent Cities” go up within several party’s of town- the government then steps in and will remove them and place MASSIVE ROCKS- I mean huge, like thousand of dollars of rocks, in the way of the locations they homeless were camping. Then they will set up squad cars and push the homeless further south or towards Bankhead. It’s become a process I’ve watched over and over again since the end of Covid

Someone over the age of 50/60 would be challenged to figure out safety options. Are there any other two-story townhome options? Nice for people who are 30,s and 40,s. Also, the middle units will lack lighting due to not being end units. These are issues I'd think I'd be concerned about. 7/15/24

      This community does not offer anything but 4 story units. I understand your concerns. I find that in the case of a fire you’d find yourself in a similar situation as a person living on a higher floor of an apartment. It’s certainly a concern but not a typical issue you’ll really face. Fire safety should be on everyone’s list but sadly is not. But when it comes to accommodating mobility issues specifically there are some grant communities offering “stacks” which are single floor condos, or a single family ranch style home maybe a good option. Are you in the market for something with 1-2 floors?

    I'm from Florida but live in Australia to. Currently in the Outback. Wow! 1 Million for a townhome and a street view!! No sir! I understand it's probably in a popular part of Atlanta but damn!

      As a Florida man you can probably guess why prices in Atlanta are soaring. With all the flooding, and hurricanes- not to mention the recent home owner insurance drama, Atlanta is becoming the new snow bird location as well as retirement central. The weather alone is bringing tech, sports, and retirement money all into one place. We always joke in Atlanta that soon it will be beach front property… you know once Florida floods all the way 😅

      Beautiful 🏡 love it my favorite is the 🛗, floor plan is 👍👍, worst of the tour is the 🚽 with the lids up that is a big turn off.
