    The average home cost in Erie is somewhere between $750k-$800k. Not sure if I’d call that affordable.

      Relative to other suburbs near Denver? No. But relative to the median price of $1.2million in Boulder? Some might say yes 😁 Erie is definitely pricier if you’re comparing it to the national average-but the emphasis also here was on the size of homes and price per square foot which is in the low $200s.

    Lived in Centennial for years and went to school in Littleton. It should be clarified that downtown is a 20 minute drive with no traffic. There is hardly ever no traffic during the hours you are trying to go downtown, or anywhere else, traffic has gotten quite bad anywhere around Denver

    Curious about the building materials used. Are most homes made with wooden frames? Do people ever use bricks or cement?

      Yes, I'd say a lot of the homes have a wood frame. Brick is used and can be found here and there, although I see that mostly in the older parts of specific towns with the subject properties being typically much older. Not a common sight in new construction.

      @@LifeOnTheFrontRange Yeah the issue is I want to live in Boulder city so I can just bike everywhere and not need a car. If I move somewhere outside of Boulder it would defeat the purpose of even moving there. I would need a car and therefore living outside of Boulder would actually cost more money because of paying for a car, insurance, etc. I just need to go visit so I can check out the apartments and see what they're like.

    To be fair, you cannot afford a $695k house on $75k income at 7% interest - even with 20% down. Not happening. With the mortgage calculators I've used, you're looking at about $320k range. My current house has a $550k mortgage (we put more than 20% down, so the actual value is higher) - I'm refinancing to 7% conventional loan and the payment will be about $4650/month all inclusive. I make a great income (IT services) and I still find it painful although the mortgage calculators say I'm well within my affordability range. So, Colorado state income tax will be higher for those able to actually afford the median home in Denver. I live in Colorado Springs - so my house is on the nicer side for my city but there are still hundreds of homes in my price range (or higher) in my neighborhood. I know my house would be $150k+ more in the Denver area - well over $1 million some places like Golden or Boulder. Granted, you can't find a home with a prefect view of Pikes Peak anywhere in the Denver metro. Colorado is expensive, but (at least for me) worth it. I have lived in the southeast most of my life - so I'm familiar with the Houston climate. We relocated here from Orlando. Orlando and Denver are probably a better comparison since they are both similar in size. In general, Colorado offers better outdoor living/activities than most of the southeast. The southeast is better if you are a homebody and prefer a larger home for the money to then spend on air-conditioning.

    Not sure if I missed a video on this, but you frequently talk about schools for families planning a move. Since property taxes are generally higher in places where there are schools, I was wondering if you might be able to review towns that do not have schools and therefore lessen the property taxes. Think middle aged couple with no children. One other question, the fires going on in CA now brought to mind the question about natural disasters that could occur living in or near the front range. If you live in a community very close to or in the mountains do you need to be concerned about forest fires? Mud slides? Avalanches? And, if so, what's home owner's insurance like or specific insurances you would need to buy to protect against these things if not covered in the main home owner's insurance. Thanks in advance!

      Mudslides and avalanches you wont have to worry about in Arvada. Those are more of a concern for homes that live on a mountain top. Its more of a concern if you ever decide to drive up to RMNP on I-70... Forest fires are the more likely of those three you mentioned but also pretty rare here in CO. The most recent fire that made its way into neighborhoods was the Marshall fire in 2021 but that was extremely rare

      Great recommendation! I'll be factoring that in my future videos (or at least ensuring I cover some of that too) Also per the other comment in this thread, certain "natural disasters" like forest fires and mudslides/avalanches would be more common in the mountains, but also even close(ish) to the mountains. I have family close to the start of the Front Range and they've had a fire scare before (luckily it was halted before it could get to their house). Regarding insurance, I'd recommend a call to your company on specific coverages, but one thing to keep in mind in this part of Colorado is hail. A couple years ago we had a terrible hailstorm north of Denver and I had to get my roof repaired. Peoples car windshields shattered even! It's not unlikely to get a hailstorm or two to roll through in the spring/summer

    I lived in Berthoud last year. 45 minutes from Denver, 20 minutes from Fort collins, 30 minutes from Boulder and 30 minutes from Greeley. It's perfectly located.

      Interesting take! I had family near Seattle years ago--so I always loved that part of the country, especially for it's outdoors. Plus seeing Mt Rainier when we could was always fun! A very different climate compared to CO! Yes I'd agree it's sunnier here, but hard to compete if you love the northwest!

    Live at over 9,000' in the front range for a couple of years, then move down to just a mile high, and the winters will then seem very mild and easy. But seriously, when house hunting, place great value on a garage that faces south, and even more value if the driveway also slopes downward towards the south. If both of these conditions are met, you will rarely need to shovel your driveway. This is all per my actual experience.

    I grew up in Arvada and i still live here i moved away for a few years after i grew up but i ended up coming back its a great city with a lot of open space and great parks and schools but the home prices are kinda high but its worth it living in a great city such as Arvada!

Everywhere you look there are apartments, townhomes and those tall skinny houses being built. Definitely have noticed the surge in people the last handful of years. It's unfortunate

    I am a Denver, Colorado NATIVE, lived in Dallas Texas from Dec 2018 to July 2020. Why did I come back to Denver, was the lack of relocation of the VA. i LOVE THE MOUNTAINS ONLY, and living in Denver, and that's it. Dallas Texas is better for your overall health, humidity by facts, helps you breathe better, live better, and lacks lung killing high elevation. Dallas is BIGGER, its better with food, better with traffic, and cost of living is better. I HATE THE COLD/SNOW, I would want to move back to Dallas, I LOVE DALLAS MORE, just my overall opinion. Women in Texas are sexier than Colorado's women. Texas is better overall, and proven in population...plus if you a blue state lover, go to Colorado, if you a Red State lover, go to Texas! Colorado Mexican rood is better than Texas, hotter chili, and better tasting, but TEXAS BAR B QUE IS WAY BETTER, AND ITS NOT burgers and hotdogs, lol

    The hiking is great, but people have become more and more pretentious there. It’s not so much a hi in college town, they could probably used to be. It’s more of like a LA suburban mom Dad fitness wearing clothes type of place now. Let that LA suburban mob Dad fitness wearing clothes. Type of people can’t be fun and nice but in general that place is become very plastic. In my opinion I lived in Colorado for 10 years. I lived in Denver for about eight and went to Boulder a lot and unfortunately, the people there I was not overly impressed with. But it’s fucking beautiful.

    We visited in the autumn of 2018; we were quite fond of Boulder, but even then (pre remote work move rush and pre recent spike in inflation), we were kind of surprised at the general prices in town-- they were not that far off NYC prices.
