    Untold Story of Booking Flats in Brigade Group Misrepresentation and Lack of Transparency Upon relocating to Bangalore, I was encouraged to proceed with a property booking based on explicit assurances from Brigade Sanctuary’s sales team that construction had already reached the 5th floor. Based on this information, I was advised to pay a 10% booking fee, with an additional 25% payment for the construction stage within 30 days. Trusting these representations, I arranged financing through HDFC Bank. However, upon visiting Brigade’s office to execute the Agreement to Sell and Third-Party Agreement, I discovered that construction had only reached the ground floor. When I sought clarification, I was told that reaching the 5th floor would take an additional 2 to 3 months. This misinformation caused significant inconvenience and financial planning challenges. Furthermore, requests for a site visit were denied, leaving me, as a customer, unable to verify the project’s actual progress. I reached out to Brigade’s Compliance Officer Omparkash , hoping that a listed and reputable entity would respond to these concerns with transparency and accountability. Unfortunately, the support received was insufficient and left critical questions unaddressed. As a customer, I am compelled to question the accuracy and reliability of Brigade’s representations. I urge Brigade to consider the customer experience more carefully and to address these matters to uphold the trust that customers place in their brand

    Really Good project.. but price doesn't make any sense..2.6 cr starting for a 3 bedroom apartment is crazy.. With 25% DP...2 cr loan will be 4 cr net payable after 15-20 years..with 9% current interest rate.. and a person monthly income should be more then 4 lakhs to be elegible for a 2cr loan and EMI will be 1.6-1.7 lakh per month ROI and monthly opportunity cost (Rental yield vs owning) blown into space 🚀..😅

    Good insight. I have one query! I would like to know about Adarsh Park Heights, which is coming up in East Bangalore, Gunjur. Layout of 2BHK 1310 SFT is very nice but only concern is trustworthiness of the developer (Adarsh). We hear that their timeline on delivery is slow ! What’s your advice !

      @@beheraambresh3154 I invested in KIADB bagalur in 2021… It has given fine returns so far… the whole 2023 estate boom resulted in unconventional growth (not complaining) but in next 3-4 years the area is going to get congested but price will surely go up (not with the speed we saw in last couple of years, but will still increase)… jobs are getting created there and rental yield is already high… KIADB Devenahalli I’m staying away for moral reasons but seems like a good opportunity… Which project did you invest in?

    Density seems to be less, but if we take out the lake buffer zone area, then the density will be more. While I agree it will still be a low density relatively.. but 47 families per acre may be a bit misleading. Prestige may get OC due to reputation, but will this not affect redevelopment land area.. and in turn affect resale price? Not to mention the lake pollution and questionable ground water quality. Quality, fitments and luxury amenities are great and the project may be a good landmark too... may be its not that rosy picture after all... there are definitely some downsides especially considering the price. I may be wrong in above mentioned points... would like to know your thoughts on these.

      If we take out the lake buffer zone, density will be more - Yes, this is correct, lake buffer and SWD buffer is roughly 40% of the land parcel. So, actual density is around ~85, which is similar to most projects in bengaluru. This will not affect redevelopment if you take similar buffer in redevelopment. Lake pollution and questionable ground water quality - Water needs will mostly be met by water tankers unfortunately.

    Dude lost all my trust. I always assumed the opinion is unbiased. Conveniently forgot abt the lake issue and congested road outside. Should have been more objective abt it. I personally feel brigade sanctuary is a much better option given lower price and good location. I bought a flat thr over somerville. This seems like a paid video.

    Hai Manager sir We have purchase 3.5 bhk in Godrej Woodscapes, Budigera cross, Bangalore 10 days back And paid 13 L booking amount as booking advance At the time of booking the sales man hiding the below facts and booked plot 1. Is it A khata 2. Water is not sufficient with 1 bore well for 3500 houses 3. The remaining area is congested for 3500 families 4. Under ground gas pipe fecility is there or not And other my own problems I want to cancell my booking plot and requested return my booking payment. So far no reply from you. As Godrej is a top big repeated company i am not expect it. Your sales manager assured to return 100% booking amount back but neither sales manager nor booking person not responded so far As per RERA act booking amount has to be returned to the customer, if he cancell the plot. Hence I request you please cancell my plot and repay the booking advance as early as possible
