    Cat pee smells NEVER happen when using a single ply poly, 10 mil. NEVER EVER. So its not soil gasses. This comes from 100,000+ sealed crawlspaces in Raleigh and surrounding area's. This ONLY happens when using a 2-ply poly. 2 pieces of plastic sandwiched together for more strength allowing plastic to be thicker and not crack. The 1st company to seal crawl spaces in Raleigh FIRST sealed there own crawl space with a 2-ply poly because thicker plastic is better? RIGHT??? Thicker with no cat pee smell is better, yes, thicker with cat pee smell, many times, gets a company's in legal battles for not replacing the plastic. So this business owner, still to this day, has the 2-ply poly in their crawlspace and it STILL smells like cat pee. He was wondering when it would ever go away. When would the plastic stop reacting to the ground. And 15 years later, it still smells like cat pee. This owner is a millionaire and can change the plastic out that next day, but he knows this is a BIG deal in sealed crawl spaces and needs to test if this cat pee smell ever goes away. Cat Pee smell is one if not thee highly litigious events that happen in sealed crawl space construction. For the record: Not all 2-ply polys installed in the crawl space give off a cat pee smell. Stats I have read list 5% of sealed crawl spaces using 2-ply poly give off a cat pee, urea/ammonia, smell. So if hardly any, at all, builders in Raleigh and surrounding area's don't use it, should you...or your sealed crawl space contractor?. Adding $2000+ gas mitigation piping under the plastic and fans, just masks the problem and costs the consumer more. If your going that route of emiiting air from the crawlspace a foundation vent fan for 1/4 of the price solves the cat pee smell in the home problem and ALSO drops radon levels usually to a consistant under 4 cPi/l and many times under 2 pCi/l and less depending on the speed of the fan. When sealing a crawl space in Raleigh NC and surrounding area's 10% of sealed crawl spaces emit higher levels of radon gas than gov't warning levels. Since the radon gas cannot escape from the foundation vents now. Homeowners should ALWAYS get a Radon detector in there home paired to their smart phone when sealing a crawl space. Imagine all the mold is gone and its a dry crawl space but you get lung cancer. Smokers are 10x more likely to get lung cancer from higher levels of radon. The Radon Eye from Amazon I have seen does a great job. $275 as of 5/28/24. For the cat pee smell and plastic thickness problem I would recommend layering the 10 mil plastics, that will NEVER give off a cat pee smell. Same thickness, same protection but NEVER a chance of the cat pee smell. There are things needed to do when using multiple layers of plastic to ensure proper performance. Many sealed crawl companies work with builders and know that 99% (guestimation) of the builders only choose 10 mil on top of 6 mil. And they never get a call back for cat pee smells. But many sealed crawl space constractors still use a 2-ply poly with residential home owners when retro fitting a sealed crawl space after purchasing, possibly years down the road. WHY?? Because its easier to sell a thicker plastic and I feel the increased sales over rides the hit they will take from the many annual cat pee smell customers. Especially when you can charge them more for a bandaid solution. When a contractor falls into this categorie of not knowing because they don't work with 10 mil plastic yet. New construction builders usually pay 1/3 of the price of existing residential homes so many contractors choose not to chase the builders. So when you have a cat pee smell, which happens within 9 months, after that stats seem to show your crawl space is safe from the cat pee smell. So Don't sue ... there are over 10 reasons shown on the internet why this happens in crawl spaces and many BIG name/EXPENSIVE sealed crawl companies say the problem stems from different things. So, be a good individual on this planet and inform and give the contractor the opportunity to do the right thing to make it right. No one can know everything and most everyone is trying there best to bring value.

      Thanks for your thoughts. We've had the cat pee issue using single ply poly. Many times actually....so your explanation doesn't match our experience here. We have great success solving these issues using fans.

    Does it matter how much dirt you removed from the crawl space? Does it affect the support beams by removing X amount of dirt ?

      it can definitely affect the support piers if you remove the dirt around them, so it is advised to seek advice from a structural engineer first

      Are you kidding? Brand new houses have that much crap. Here in the south everyone leaves whatever leftover materials and scrap where they are. Because that's where it belongs. They won't even level the dirt before building. It's a joke. Will not spend a second more to do a better job. Because that would be doing it wrong.

    I installed drainage systems in basements and crawlspaces for a company and we had to carry out the dirt in buckets up to the dump trailer but a conveyor belt would've been much easier, more practical and would've paid for itself pretty quickly rather than having workers who could barely walk by lunchtime, taking extra breaks and stretching the breaks for as long as we could because the job was so miserable. Heck even removing a window or chipping out cinderblock to run the conveyer and someone coming back to fix it if there was nowhere else to run it would've been more practical than lugging it all out in buckets

    My newly purchased house developed the cat urine odor in the crawl space when summer arrived. The house has a working radon mitigation system, so that should be taking care of any soil gas issue. However, the vapor barrier is the two-sheet laminated type with string reinforcement which some have said can break down and cause the cat urine smell. The house in this video has a solid poly vapor barrier (not laminated) so the soil gas explanation makes sense in this case. In the case of my house logic says it can't be attributed only to soil gas.

      this is not for a radon exhaust fan--we're simply exhausting a foul odor from the crawlspace, so you don't have to run the line up to the roofline. Good question though.

    My goodness the nonsense promoted in this industry. Yes, vapor barriers do offgass VOC's and nasty odors. And poor air circulation is the biggest challenge with encapsulated crawl spaces. And radon fans do not get rid of odors. ever. Plus, there is no way to control them. Creating constant negative pressure inside the crawl space under the liner is a bad idea. What about above the liner? Soil gas release is a common problem. And when you add that issue together with fiber reinforced liner installs in addition to the smells and odors from other construction materials present inside the crawl space, you get a cesspool of odors percolating upwards into the home due to the stacking effect. You can't change how the house is built now can we? This problems does happen more often in the public realm than is generally reported. And there is only one logical way to solve the problem. Ventilate. You must exchange the stale air with fresh outside air. The attached video shows exactly how to do it without making any major changes to the crawl space.       Most likely you have a plumbing and/or drain pan leak getting the framing wet. The musty smell is probably rotten wood and/or biofilm growth.

      If the soil level in your crawlspace is lower in elevation than it is outside in the yard, you'll find a sump pump works better!

      @@marwin4038 it is way less labor (IMO) to install a pump, not to mention the exterior length of a gravity discharge line is often misunderstood. For example, if a 65' exterior gravity drainage trench is required, but you don't own that much property, you'll have to use a pump.

    Since there is already a french drain that is taking the water out of the crawlspace, is this even a problem that needs fixing? I assume the source of the water is not something simple like a gutter dumping next to the house or some other simple fix.

      you are correct. if there is a french drain inside and it will drain to the exterior, you're good to go
