Iowa City Realtor Adam Pretorius: Redesigning How Real Estate is Done
First, multi-lane traffic circles are historically dangerous and modern multi-lane traffic circles are dangerous, much more so than a traffic light controlled intersection. A modern US roundabout is a very specific traffic circle of single lane with operating speed of 10 mph - 15 mph with yield merge traffic. metering. If the traffic circle is not in that narrow definition is not included in roundabout statistics. It is highway design doctrine that a roundabout is always detrimental to traffic flow on the primary road over a traffic light. A roundabout can function better than a traffic light if both roads have similar traffic volume with a predominance of left turning traffic. Traffic circles behave as traffic calming devices in that they discourage through traffic causing it to seek other routes. As with other traffic calming devices much of the benefits come from reduced traffic volume.
The foyer is my only disagreement. How many times do you actually use it and it’s just wasted space to heat and cool. Other than that spot on. Barn doors 🤮
Hearth-less fireplaces. Builders take the flooring or worse, carpeting, right up to the front of the fireplace. Granted, the fireplace is probably gas or even electric neither of which need a hearth but for a traditional style fireplace, it looks weird and is obviously done to cut cost.
I do like having a dining room, for reasons similar to the rationale for an entryway. Good architecture should stage and frame daily life events, including transitions from public/private or formal/informal. The DR is space to focus on family and friends, away from the hubbub of daily life, kitchen clutter, or the temptation to watch TV. As a style and personality preference, very open floor plans are not for everyone.
Hooray for calling out these things. I particularly dislike coming through the front door and there's no coat closet. Nothing like coming in out of the rain and dripping water across the floor while you look for somewhere to hang your coat. A coat closet should be always be included, right near the front door. Shiplap: hate it, it looks cheap! The one thing I disagree with is the fully open floor plan: kitchen, dining, living room. When I entertain I like to cook and that means lots of pots, pans, and dirty dishes. I don't want to sit down to a nice dinner with my guests and then relax in the living room while looking at a messy kitchen. I like at least some separation between those three rooms, even if it's minimal.
The formal dining room is essential for the long arm ( quilting machine). My new home has no formal dining so I seriously considered using the ballroom sized master as the sewing room and sleeping in one of the 10x12 bedrooms.
Formal dining room is the best room in my house! We use it way more than the living room since nobody watches tv together anymore. Plus my gas fireplace is in the dining room and my house is 120 years old so it's the warmest room in the house.
I had a huge kitchen with separate zones and a butlers pantry in the 90’s. Now I have a modified triangle with an island- and it’s fantastic. Honestly, even if you have a chef/cook, or always use caterers, and you never need to lift a finger yourself, your staff will appreciate having ease of flow with the sink, stove (or kitchen robot) and fridge closer together.
Sorry, but no, open floor plans suck. I hate houses that don’t have formal foyers and formal separate dining areas etc. A house should have a nice flow and it may be necessary to open up a particular area, but I can’t stand modern open floor plans of 90% of new builds today. It’s cheesy, cheap, lazy, and all about cutting corners. I absolutely agree about the trend of drywall with no molding! It’s not sleek, it’s cheap, and always looks unfinished to me. Don’t agree about monochromatic kitchens etc, they can be absolutely gorgeous, including in dark grays and black, among many other colors. There are many spaces where shades of black would be fabulous choices with the right materials fitting in with overall proper design! Kitchens are actually an area where your most creative design and personality should be expressed.., a space that should always make you feel good in your personal taste because we spend so much time in the kitchen. If you love design, a kitchen is a very personal statement of personal style.., especially if you can afford it. By the way, I’m not talking about your average house here.., I’m talking about high end design in high end spaces, with designers who understand mood, lighting, texture, materials, and mixing beauty with functionality and practicality. Leading to my next disagreement on the video.., there is no such animal in the universe as to much storage space in a kitchen… ever! The more the better! Every space is different, and great kitchen design should always include trying to maximize drawers, cabinet, and storage space as tastefully as possible. A whole functional large closet pantry in a kitchen sounds PHENOMENAL if you can tastefully pull it off in a kitchen design or renovation! Are you kidding me?!!! I don’t know any home owner or buyer who would complain about that!

“Modern Farmhouse” look is for out in Hooterville!👎🏻Why would someone go out of their way to look “basic”?? Not very many people brought up on a farm as to feel ‘nostalgic’.
I’ve never bought into mounting TV’s on walls, period (full stop). It reminds me of what a bunch of beer guzzling college kids would do. Just get a long TV table with a shelf or two underneath for the electronics. It looks way better.
So many of these "Trends" look great and can work well for wealthy clients who have no problem with updating them when the style quickly becomes outdated. This is great income for the designers who come up with all of these trends.

My favorite too. It's the GE Monogram commercial-grade 48" vent hood. It's mounted to the wall with the duct inbetween the wall studs, venting to the exterior. GE even mounted the hood which took multiple installers a few hours on the solid quartz backsplash. $8.5K with install which frankly, carpenter and other options add up close to that which makes it a very reasonable consideration for a commercial-grade vent hood!

My pet peeve is manufacturers who change sizes and products without proper support for their older items. Hate the white elephant in my bathroom. The seals on the speciality plug for the spa bath deteriorated over the years, almost 10 years since we bought the house bubbles and all. The house is about 20 years old. I can not find a replacement plug, even tried the manufacturer in Europe. And the built in eye level oven fits beautifully in a custom built cabinet but needs to be replaced. No manufacurer still manufactures ovens of that size, meaning I would have to redo the whole kitchen to replace the oven. Taking cost for both rooms from a few thousand rand to a few hundred thousand rand. Very annoying.

As a chef who also cooks at home. This is a whole lot of nonsense. I am cooking several things at the same time and need to concentrate. If you want a beverage, stand at the doorway and ask. I am nice, you will get what you want. Better yet, I will give you a beer, just keep your mouth shut and help me and follow instructions. My pizza oven need not be accessible. I have a living room and a dining room for relaxed socializing, they are different functions.

Love my triangle kitchen and separate from other rooms. I find many new kitchens look like a chemistry or biology classroom. Also, the open floor plan can get noisy.

Rounded corners. We have them because we live in a built-in-the 90s Mediterranean style home. Such a pain. Can't put furniture on them, or pictures. And we replaced baseboard; VERY $$$$ to get a curved baseboard.

Just saw this, my biggest dislike. Great room, it seems to be so popular yet not real functional for a family. Everything in one room? Kitchen, dining room, living room, all the time. Plus, you have to keep the kitchen clean and not everybody wants to be in the same room with everyone else all the time. What happened to the family room? The result is that people will just go to their bedrooms.

Hot tubs have jets. Jetted bath tubs do not have heaters. Hot tubs are not a tub someone would want to wash with soap in. They're more like pools where the water stays and you keep dumping chemicals in to keep it clear.

My pet peeves are having to walk through the bathroom to get to the master bedroom closet and the staircase being right inside the front entry way. Those were deal breakers for me. Fortunately I found the perfect home without those issues.

On one hand, I agree about the corner pantry but it is better then the big cabinets so deep one has to crawl into them with a flashlight to find anything.
