This is a very important riding as it represents exactly where the immigrant population is spreading. Vancouver is coastal and surrounded by mountains. There are not too many places for massive suburban sprawl like we saw in West Calgary. However, Langley spread west and Surrey is spreading east (not south) and everything will converge at Cloverdale. Also, this is EXACTLY where First Nations are making a MASSIVE land claim. It is a super explosive riding. The developers (government) want the land, First Nations want the land, AND it just so happens to be one of the largest remaining tracts good old Fraser River Valley deep dark rich black gold - farmland. That long standing conservative vote in this riding is all the old whities who own the land. Look what happened to Richmond. Surrey can only go so far south because you’ve got mega white Canadian wealth in South Surrey. We lost White Rock 10 years ago. There’s no where left to go. The now generational Punjabi farmers aren’t going anywhere either, they own millions of acres of blueberry land etc. So the incumbent will be thrown into a major storm, plus whatever they’ve put up Trudeau’s sleeve. One thing for certain, there are a lot of unhappy ‘new-comers’ in Surrey…knowing there’s nowhere to go and it’s financially impossible anyway. Bienvenue a Canada!
