The house I bought in Ventura California was in trust and we countered two times with the son and daughter overprice. I love the house as much as the day we bought it.
I usually don't like that large vein pattern very much, however with the cabinetry it really works! I like that kitchen! (I don't like the speckled either!)
Colder than a witches's tit with howling winds and massive snow drifting. There is no such thing as bad weather, only bad clothes.
How big is the lot?
Wow. I wish you were our landlord! Ours has mostly only done emergency maintenance in the last decade. House needs a ton of work, but we know that calling the landlord means we will coincidentally see a rent raise soon after. And, if we try to fix a problem and it goes badly, we'll be paying the plumber, etc AND we have to get approval from the landlord. We want our own house just so we can have a safe healthy maintained home!

I have those same copy Terri’s in marble and love them but I prefer darker cabinets as a contrast. Love those cabinets with the glass though! I’ve seen the speckled ones you mentioned & they are usually too busy but also depends on the backsplash.
I am the Tennant in the scenario. It's so stressful. Having strangers enter you home, having only a days notice. I work from home and this had me so stressed out. 0 out of 10 do not recommend.
On my dad's street there was a bidding war vetween some people and that house ended up selling gor over 40K KORE than the owner's were asking for

This is a change, but get the air ducts and dryer vents professionally cleaned.
I would prefer a glue down as well my current home. We did the click together and it's separating like crazy and everybody that I know that has it. Businesses and my daughter has it as well. The exact same thing different brands so on and so forth so glued down to where they stay put is better than the click together. Then you don't get that separation and then trying to put them back together and make sure they don't get damaged
I prefer the brown (that looks grey) because it matches nice earth tones better
In states like CA, it can be a nightmare selling a property with tenants. I make sure that my sellers notify the tenants in writing that they are selling the property and give them to option to stay or not. If they choose to stay, the tenants sign a contract that they will be out by the close of escrow and cooperate with showings with 24 hour notice.
Door locks, garage codes, toilet seats, add contact paper to shelves.
It's difficult. I change & install so much that it's almost like I'd have to take the house & it starts to be to much to do at once. I end up leaving most things & start fresh cuz it is nice to keep up with the times.
Back in 1992, we contracted with a realtor for 90 days. She wanted 6 months. Turns out we had only 1 showing in those 90 day's. She never returned our calls then wanted us to extend the contract. After that we got a different agent and sold within 3 weeks.
Inspectors are not good. So many thing wrong with my house. Pellet stove was inspected yet found out after ai bought the house it was out of code and broke one month later 4K for a new one. Utilities are outrageous. Home owners insurance doubled in 1 one year to 2,000. They dont plow my road in a sundivision. Property taxes $2000 for a home under $280,000 If your on a fixed budget good luck.

I really appreciate that you don't over charge for rent on your property. Rent so so high these days are never worth what they want or it's no obtainable for some people. It don't mean that they will ruin the rental. You can get great people to rent and stay for a long time! ❤❤

You need to support the beam. Structural supports can not be removed. It's what helps hold up the weight of the roof.

I'm from Douglas Wyoming, 50 miles from Casper. Best be ready for WIND and some Methed up stuff going on. You may be surprised by the amount of drugs in the small sleepy cowboy towns.

Dumb this is around here the refrigerator is personal property and you can take that, where I came from you couldn’t sell a home without a working kitchen which meant all appliances stay.
Ceiling fans in the whole nine yards are part of the house unless you specifically exclude them in the contract. We installed 4 ceiling fans in the house we have here in Phoenix that we are selling when we move to Gillette, as well as shelves in the garage and overhead storage in the garage. Those will be staying.

The hickory cabinets are lovely, but make all bottoms drawers! Also the tile backsplash and wall color is trying to pull in grey and thats not working. You want warmer not cool colors with hickory. Looks like they just put random stuff together right now. Start with the cabinets and let them dictate the other material.

I have a chandelier that my late hubbie bought for me. I am going to change it prior to listing so I won't have issues.

It's so true Alisha, I had to counter offer on my first home at least 3 times before coming before moving forward with the sale back in 1999. Nowadays it seems people just don't bother.
Make sense that are interested in the property and by going back and forth a deal can be win win
We had a buyer become upset that we didn't leave the curtains. We left the hardware in place, but we donated the curtains. The buyer never mentioned wanting them, or we would have left them. They didn't match anything, and they were cheap Walmart curtains we bought to stage the house. She just liked them a lot, I guess.
I did the same with my granny’s day lilies and my husband’s grandmother’s irises. They go where we go!
