A bought a house and the people tooksome fences that separated sections of the backyard and that were in front of the carport where they stored their RV. I never thought I would need yo ask that the gates remained on the property. Grrrr!

When I toured the house I ended up buying, the seller didn't leave!! She was there and walked through with me and my realtor. It was so uncomfortable.
I can see a 5 percent increase. That’s not completely unreasonable. Few people are going to leave over like $50 a month but once we start talking about hundreds of dollars. A 23 percent increase on a $1500 rent is $345 a month. That’s a car payment. That’s really greedy and squeezing people

In 2022 my rent went up $400. We were devastated bc we'd only been there 1 year and weren't ready to move. We ask for a lower price because we just had a baby.. he took off $50... ive never felt comfortable after that. We're still here bc we cant afford much else but i cant wait to move 😢

My landlord raised the rent but refuses to fix the roof of the apt complex, and now there's water damage to some of the apts. now they can't rent them!
Just sold our vacation home. Would have loved to hear what prospective buyers said about the house. We bought the house from the original owners, and didn’t do much renovations. Very dated but serviceable so always went there to relax.

I am so glad I found you when I was buying.... WAS, on closing day they people had NOT started moving out at all. They wanted delayed possession and that is NOT allowed with the type of loan Ihad. I work for my municipality and the DPA program is for owner-occupied only and they CHECK. I have seen them call loans and the people KNEW the deal. I do not get why they waited until 11 am on closing day to say they wanted to rent from me for "a few months". CLosing was at 1... they said this at 11.

It's really nice to see a landlord speaking some hard truth and, even if only quietly, defending good tenants. So many landlords will try and tell you "I have to raise the rent because the tennants trash my property and it has to be fixed and updated all the time" but if they just took care of the good tenants, they wouldn't loose money between tennants, in constantly updating to appeal to new tennants and damage (that is not normal wear and tear) wouldn't be an issue. 🙄
In about 5 yrs of renting a house to the same rent we raised the rent once by $50.
Here's the thing, he's not actually losing out on money. The value of the home only goes up, if it sits vacant.
200/month x 2 years = $4,800 I have homes where insurance has gone up $2,000/yr. Property taxes up the same. Cost of repairs doubled. Landlords often don't have a choice... Not every tenant will leave, particularly if there is nowhere for them to go that is cheaper (i.e. the rent is still fair) If inflation, money grabbing by cities, and insurance company gouging doesn't stop soon, landlords will be forced to liquidate as there is no value proposition in it anymore.
I’m so sorry for your loss. When my little sister passed away, I had to tell myself that it did not happen in order to function. My mom called me evil and jealous and told everyone that I hated her and wanted her to die. She yelled at me daily and turned people against me that were close to me. I wanted to trade places with my sister because it was unbearable. Life is hard.
I record all the HOA meetings after the board president stated huge lies. They hate when I record each meeting which last about an hour. After awhile they completely forget that its being recorded and start with the BS & Lies without realizing the lies are being caught on tape!

Everywhere I've lived, the health departments have given out free radon tests. I love that they offer this service. Who knows how many lives they've potentially saved this way by offering something most people might not have ever thought to get tested?
I can see it from both perspectives. People are walking through your house, and that can feel unsafe. At the same time, who wants to be secretly recorded. People should clearly post that there are cameras on the premises. Like at any store. That way it's all above board.
Also some times this stuff was rented to stage the property so I get why it needs to be stated what is included

I have a camera system because we have had a break in. So I did have 30 seconds recordings. When I go to open houses, I am very aware of what I say. Negotiation is on!
I wash the entire house, top to bottom. Including washing the walls
Open houses are INSANE really. We lock our doors to keep out robbers, then we open the doors and say, COME IN, WE WON'T EVEN RECORD YOU!
I left my phone on record in my house when I had an open house, because I HATED the idea of people stealing things or doing something dirty with my private things. It gave me peace of mind. And I heard a lot of opinions, like that my fridge had a lot of food (they just had to peek).
I would absolutely never allow strangers in my home without having a camera system set up to monitor and record what happened while I wasn't there. It's honestly weird to me that anyone assumes they aren't be recorded while in a stranger's house.

My mother's engagement ring went missing forever, in the 1980s, after she let a plumber and his teenage daughter work in her ensuite bathroom for a day. She couldn't prove a thing.
Yes you money for the moment, i did this last year but i was more then 60% below market value 😂 because i was like 15% below when covid started and couldn't raise rent or evict during covid

My landlord has kept the rent pretty low compared to market for three years because she wants me to stay. I pay on time, I take care of the property, I let her know immediately if there’s something that needs attention that could lead to damage (small leak for example that could cause water damage). I’m sure she could get a lot more for the place if she wanted to but there’s no guarantee the next tenant will be as careful with her investment as I am.
When we did ours we did Duffy realty which works out because I'm pretty Hands-On and it wasn't hard to sell the place we had for good money. But that meant that we went to the closing table without an agent. We did have a closing attorney that Duffy had supplied and they had also provided us an opportunity to go over the documents with someone prior to sitting down at the table so we understood them. I would never sign on buying a house unless I had read every page myself. I'll never forget not long after we moved in. We got new neighbors. They were very surprised when they learned what a homeowner's association is. Even though they had signed the document stating there was an HOA and been given a copy of the covenants right there in their packey, they had no idea what that meant And no one had told them. Luckily we were pretty laid-back HOA so it didn't end badly for them. But can you imagine signing to buy a house with an overly strict HOA and you didn't even know what one was? And no one told you about this book full of rules that you're now signing to obey?

I work for widows in Calgary. You just need a good handy man that is good at communications and getting the work completed.
Landlords should be banned. We do not want, need, nor can we afford unnecessary mouhs to feed. Also, of the 6 places I rented, only 1 returned my deposit, the 5 that stole it would have required a very expensive lawyer to get my money returned. No, they never give reason. They are full on criminals. Evil.
So when my boss moved out his rental ,a two bedroom barn stable type house,I cleaned that house from top to bottom as I used to be a professional cleaner,so it was an end of tenancy clean,boy oh boy did the old landlord cause issues a d in the end we had to go to the tenancy deposit scheme organisation to fight for his deposit, thank god I knew the law and I knew it was bogus. I also made him photo his next rental before he moved in like you suggest,but wasn't needed for the that landlord who was lovely,he's since brought a beautiful apartment, but that was a stressful time 😢
Never do your walk through the day before you close or the same day that you close. The pressure is going to make you accept shenanigans. Just do two walk throughs.
