French Property Coach
Франция
Добавлен 3 дек 2017
One-of-a-kind actionable coaching to help you buy or sell your home in France. Hands-on, practical advice you can use in the real world.
There are dozens of web pages listing "all the things you need do" towards buying your French house. But it’s all generalities and background information, when what you are really looking for is hands-on advice and coaching about how to actually “do” things.
After over a decade as a buyer’s agent in the south of France, I know what questions you ask. Based on that experience I have created an online assistance service that’s both action-oriented and will simplify your real estate project in France and also affordable -costing in the hundreds of Euros instead of thousands.

What agents never do – and why
Let me explain why you should not expect listing agents to organise a customized marketing strategy for your property:
Many clients often say they want to choose "the agent who will be most motivated to sell my house," believing this "motivation" will help the agent secure the best price for them. However, I'd like to explain why the business model of estate agents in France makes this unlikely.
To be profitable, a real estate agent needs to maintain an inventory of at least 50 sales contracts in a typical agency, then minimize the marketing spend for each contract and wait for inquiries to come in. It’s a numbers game.
This is because the unique characteristics of each property in the agent...

Let me explain my method for valuing a property in France! Or if they are not available measure individual room surfaces yourself! Then you’ll turn these into what I call “VALUABL...

Let me explain how to assess the condition of a property you are interested in. First, let's talk about the mandatory “diagnostics.” In French real estate, those "diagnostics" are inspections required by law when selling or renting a property. The notaire will require them to draft the sales agreement, so there is no way around them! They assess specific areas like energy efficiency, presence o...

Let me explain how to conduct a purchase negotiation about an “overpriced property”. In truth, to make your point efficiently that a property is overpriced, you need to base your claim on solid analysis and demonstrable facts. You have to consult reliable sources such as notarial records, recent sales data, or price per square meter. To start with, consider the condition of the property. It is ...

LET ME EXPLAIN WHAT A NOTAIRE IS IN FRANCE AND WHAT THEY DO - and also why you CANNOT avoid them even if you try! The role of notaire is pretty unique to France. Notaires are public officials with a role that blends legal expertise and a quasi-judicial function. They are appointed by the state and have a duty to serve the public impartially - and they also collect taxes! French notaries draft a...

Thanks for letting me it was missing. it's now corrected. :)
I am single and retired, I know why I want to move there (marginally political), and know where I want to live, approximately, and why, but I love your approach and will use it. Merci beaucoup, monsieur.
Vous êtes le bienvenu! (as we dont say in French). If you require help to manage your project, dont hesitate to reach out!
Hiring an expert to help set up your new life just makes sense to me. I do things by myself almost all the time, but on the biggest choices an expert opinion has such a high leverage to improve the situation.
I guess I couldnt agree more :) I'd love to discuss your project because I could point you in some right directions, based on my experience. Up to you!
What documents would you normally include in a dossier for a short- or long term-rental?
Hey Erick, good day ! About rentals. Short-term and long-term are two different scenario entirely. 1) If were blunt, I would say that as a non-resident you probably don’t stand much of chance of convincing a landlord to sign a long-term tenancy agreement with you. [Please note I didn’t say “foreigner” - I had the same “credibility” issues when I came back from abroad and wanted to rent a place, however French I may be😊] That’s because you would need to provide documents that you simply can’t provide: past tenancy agreements in France, current employment contract, French tax returns. And then you might be asked to have a guarantor. Or go through a gov’t-sponsored guaranty scheme. Possibly but (very) complicated. 2) Short-term is easily done. Obviously there is the Airbnb way. If theory you can’t stay in a short-term rental much longer than 3 months. In practice it can be done by signing a 1-year rental agreement, which is much easier to find. But you still need to build some credibility. And possibly be willing (and able) to front 3 or 6 months of rent payments. Or organise this in a different way. It is doable. NOW, having said all that - it depends on your project AND your circumstances. Which I don’t know - yet 😊 If you want, we can discuss them. No commitment, chat is free. Reach out if you want. Thanks for the information. I'm still a few years away from being able to walk away from my job. For now I'm learning and planning.
@@erickarnell Glad I could help :)
Is there a noticeable difference in the French way of life between the north and the south? For example, I've heard that French people in the south west consider those north of Bordeaux as " not really French", although I don't know what that means exactly.
Hey Erick. Thanks for your interest. To answer your question: I don't believe so. >< The main reason is that populations move, evolve, everywhere. There is a mix. I live in Uzès, the south of France, near Avignon and Nîmes. I have been here for 15 years, and my parents coming from Paris and Brittany have been here 35 years. Our family is a perfect example. And in Uzès center, you find true genuine "local" families (around from generations) and most of large properties are owned by children of people who arrived around in the 1920-1950s from nearby areas - and bought lots of houses on the cheap. Add in lost of foreigners who have bought vacation homes and are increasingly settling here. That's the mix. 4 or 5 layers of population. >< So those clichés about the French divide... Well to me they are urban legends.
I'm interested in finding a place to live in France that won't require a car for daily transport, and has strong train and air connections to get to other cities in France and the rest of the world. Paris of course fits the description, but I'm also looking at places like Lyon, Bordeaux, Lille, and Toulouse.
Great overview of the geography. Thank you.
Tip: This would be more effective without a machine-generated voice which mispronounces words.
Thanks for the comment. 2 things: I don't have the time to record things myself, using AI is much quicker :) Notwithstanding the fact that I too sometimes mispronounce words - I'm French after all :) Most of the time, if the AI bot mispronounces, it's because I have miswritten...
@@frenchpropertycoach Ok, not a personal criticism, but the AI-generated voice is just too "TikTok" for my taste and I'd be perfectly happy with a French-accented voiceover. Perhaps we should trade your property services for my language coaching 😆 I am looking for a 2nd home in France, after all.
Very good information. Finally nice to have some real advice. Thank you.
What do you know? I frequently watch videos on your RUclips channel. I've seen every one of your videos, and I really like your stuff. You taught me a lot of things. Despite having excellent content, your channel is not reaching the correct viewers because of SEO issues. To build a sizable fan audience, you should concentrate on your SEO. Best Regards, Shohanur Rahman RUclips Expert
1 of my main criteria is seasonal weather, another is topography, neither of which you discussed, or is easy to find doing multiple online searches asking all three various ways I could think of .
You're right - I havent talked about weather because that's kind of an obvious-when-you-research-an-area. Maybe I should have :) In my experience, people know pretty quickly whether they want the south or the north, with the weather in mind!
Perfect information!
