Fancy advertisement, fake projections and efficient sales team are their strengths, I too got carried away by these people and went ahead bought an apartment in Millenia, Mogapair. Unlike other builders these people take 90% of payment from customers and with client's money only we finish up the projects. Just like all of their other projects this too was delayed, and they created an artificial pressure for handover of the project. Even without the lift getting ready they expect the clients to take possession by paying the additional 10% of balance due. The mails from them will appear as though the project is ready for handover. Much on the contrary when you visit it won't be in a livable condition. On questioning they will suggest that one can start the interior work. Shouldn't the choice of interior work schedule be given to clients who are investing in crores on these ppl. It took a few days to understand their game plan. The whole drama of handover pressure was exercised by them to charge me delayed payment charges. Here are the names of people who should be very careful while dealing Dhanusha and Rajasekhar. I lost interest in this project and decided to sell it up. I asked Dhanusha for the final amount to be settled for handover. She mailed me a figure of 4.71 lks which I was ready to pay and was following up with her for the bank details for a few weeks, In the meantime they got to know that I am selling the flat before registration and shockingly gave me a figure of 10lks towards final settledment. On questioning Dhanusha mentioned that the additional 5+ lks is towards delayed payment. now this is what we call Daylight robbery. Isn't there any value for client's money. What about their delay in handing over the project. All our fights and arguments fell into deaf ears. There is this Rajasekhar who finally accepted to waive off 3lks due to their delay I am handing over the project. Much as we fought we decided to give it up because Rajasekhar even argued saying we could go legal and they will face it, So it is habitual for them. Inspite of me issuing a cheque for 6.71lkhs towards final payment on 21st September they have not deposited the cheque till date. When I asked Dhanusha about her intention for the cheque deposit she's asking me to issue stop payment and do an online transfer. What do you call these people? How much more can they harass us? They never answer clients calls. They have a typecast mail reminders for payments. Please beware.

Casagrand Aquene - Kengeri (Money minded company). 1) This apartment is located next to very bad smelling drainage Vrishabawathi river. 2) Dengue is sure possibilities after occupying the apartment. Because they can't cover due to government won't allow it to cover it. Hence you will end up mosquitoes biting the near and spreading dengue. 3) Casagrand and V2 Vajra are both money minded. Avoid buying, this smelly apartment, what is point of having high raise and seeing drainage view?

Booking and Payment Plans ------------------------- 1. Customers are forced to make a booking during site visits 2. Customers have to Pay 50% of the total Cost within 50 days of booking. 3. 90% of the payments are collected in the first year only. 4. Delay Charges are put on the customers if any payment is not paid. 5. Next 3 years there won't be much Progress , you will be left in the dark. 6. At the time of Handover Delay Charges with interest is put on the final demand. Hidden Charges on the Apartment Price ------------------------------------- Apart from Basic Cost following are the Other Hidden Charges 1. GST & Input Tax Loss : around 5 to 7 Lakhs 2. Amenities Charges which comes around 7 Lakhs 3. Car Parking 3 to 5 Lakhs extra Construction Delay --------------------- 1. RERA deadline is not followed for Casa Grande Projects 2. Casa Grande gets multiple extensions as per their Wish 3. Minimum 5 years it will take for construction, but they promise construction will be done in 18 months. 4. No Compensation provided by Casa Grande for Construction Delay. TNEB , Water and Sewage -------------------------------------------- 1. Casa Grande collects charges towards TNEB , Water and Sewage Connections. 2. TNEB Connection is provided after a very long delay. 3. Chennai Corporation Water and Sewage are not provided 4. It is mainly Lorry water and Sewage disposal through Lorry. Others issues ----------------------------------- 1. Registration Charges are also increased now and due to Casa Grande delay, Customers have to bear the increased Cost. 2. Interiors Cost is also increased and due to Casa Grande delay, Customers have to bear the increased Cost. 3. Pay Home Loan EMI without getting an apartment in time. 4. Pay the Rental for an extra 3 years without getting the apartment in time. 5. UDS is very less compared to other builders. 6. If Customer plans to sell the property , Casa Grande (Sell Assure team) takes huge commission charges. 7. Lots of construction Quality issues in many projects. Save your health , Money and be at Peace by avoiding Casa Grande apartments.

Worst building Quality. Almost all residents have seepage issue like me. Hollow sounds in floor tiles. Snacks in park. Lot of parking issue in both car and bike. No proper security system.

One of the worst real estate companies...Never keep up their promises for handover the apartments.

I support the point about handmade curtains. Respect handicraft workers. Even if you pay a little more it will go to the welfare of their family so don’t bargain and promote them!

Hi, we showed interest in Phase 3 but have seen many reviews saying that it’s long due. Management says that it will start in 2024 March but many reviews say that the same thing is said by management from 2021 onwards, can you confirm the authenticity of the reviews?

Kitchen light is dim if you are not opting corner units with kitchen in the corner. Guest bedroom / second bedroom is too small in size , can’t fit a queen size bed properly . And it’s just one balcony they are providing
