Almost perfection! The entry would be better between the sofa and dining room. Attach the dining table to the wall with hinges for additional space. Replace the sofa with a built-in one, for additional storage, and make the shelf space opposite the table into a pantry. You could alternately add a pantry space behind the table, extending the wall out, and making the corresponding space behind the sofa into an outdoor patio/porch area. Really lovely house!

Trying to do too much with a small square footage. Kitchen is not good, nor is it functional.

I wouldn’t have a pantry with open storage and have to dust it, especially with cooking greases floating around in the kitchen.

OK. I scaled it out. It's roughly 16 feet wide by 28 feet deep which is 448 sq ft, not including the front porch. Solid eyeroll. Why?

Where?

Very nice open concept living space with seating at a real table! Kitchen is very workable. Larger of the 2 bedrooms is tight. Adding 2-3’ to the back wall would allow a Master feel to the larger of the 2 bedrooms and furniture. The smaller bedroom would be roomy enough for a Murphy Queen bed then too. I like the storage space around the washer and dryer. Bathroom is fine. Wish there was a half bath too.

Only thing I change is the wood stove into a gas corner fireplace. I put cabinets over the range and add microwave above it.

Take out the bar, no need since there is a breakfast nook. This is only 1 bedroom. L shape the sofa so the fireplace can be enjoyed. Open up the bedroom by taking out the wall between the closet and bed. Kitchen fridge can be smaller and add a pantry , also an oven....

I usually love your designs and although I like the Floorplan of this home, that's about it. I'm not a fan of the bookcases flanking the TV and console, it makes it seem very crowded. The dishwasher must be next to the sink...swap refrigerator with the dishwasher/microwave. The finishes in the upstairs bedroom and bath weren't appealing to me either. Sorry, didn't want to be so critical ☹
