    Love my Kitsilano and thrilled I could buy a long time ago but the pompous affluence is getting annoying. I moved in 1990 at I adore Kitsilano but some of the neighborhood changes are disconcerting. I prefer the hood I moved into in the 90s. Boo to lululemon! Arrogant!

    you still need to pay out of your own pocket for the life insurance investment anyways ! don't make misleading statement !! the money you save from using property tax deferment could truly stay in your pocket if you don't buy life insurances with it.

    Not an accountant, but Canada’s Tax policy does not require individuals to report inherited income. Neither does Canada have an inheritance tax. This surprised me, but again, check with your accountant.

      @vancouverrealestateguides the governments job is to provide low cost housing to families. The provinces have not done that because they want to see equity growth in the re talk they own.! Otherwise, we are slaves to slumlords that have seen their property value tripple in the last 10 years.

Government is not going to step up the way they need to and all they are doing is taxing everyone more and building up our debt more ultimately hurting the country long term. Trudeau saying their goal to build 3.87 million homes by 2031 is an outright lie to all our faces because it's physically impossible as we do not have the resources to make it happen. That will never be reached.

    Keep in mind If 1million ppl come in they dont need 1 million distinct homes. For 1million entering it is roughly 400000 homes some of that are rentals including sharing of existing homes. So still not enough but not as bad as ppl think

      Correct however add on the decades of under building as it's not just being behind from the last few years. CMHC has said previously we need 3.5 million more homes by 2030 on top of what we are projected to build to be able to make homes 'affordable'.

    Off topic...Any good asian food recommendations? Chinese, thai, korean or any other asian food Richmond is on my list when i visit Vancouver for the food!

      Shanghai River is good Chinese food however I find its one of those restaurants you need to go to with 6+ people so you can really get a good variety. Sun Sui Wai is a good Dim Sum spot. Dollarshop has a great Hot Pot and their combo's usually end up being better value then ordering items individually. I haven't done a lot of Korean but I've heard good things about Daan and Dai Jang Kum. For Ramen I've been a fan of Gmen in Steveston for a while. I like spicy and their RCMP bowl has good spice but with a ton of flavour. There's good sushi all over the city. If you want cheap and on the go, R&H in the Lansdowne Mall food court has great dumplings and I also really like their beef brisket and noodles. Or if you head to Superstore, there is a cash only shop on the ground floor called BBQ Master and while they always have a line up it is worth it!

    Typically convoluted argument by RE brokers that care more for commisions from sales & flipping than genuinely cares about a society that's experiencing unaffirdable housing. Decades ago, before flippings & speculations wave, there were tons of new houses being build, and sold at affordable price. Flipping does not incease home building

      Thanks for your response! Key thing that you said though was 'decades ago'. The current housing situation has been decades in the making. Forget 'commission breath' and trying to promote something that creates more sales. If we don't have investors active in our market, we don't bring as many homes to market because developers don't hit their sales number requirements to be able to get financing from the banks. Therefore it takes longer to bring product to the market. On the resale side, there is a LOT of homes that are not in good shape and not healthy for people to be living in, let alone young kids and we need older properties to be improved. If it's older detached homes, then creating more density also brings more options but with the current over demand and lack of supply, lack of skilled labour and maximum bringing 250,000 homes to market each year across the country, we are not getting to affordability anytime soon. This is not a sales pitch for get more sales. This is the state we are in. All the taxes the government has implemented on housing over the past decade have done nothing to improve housing AND where have those tax dollars gone..?! I don't think they've been used well to improve the situation either.

      Housing was doing fine before FED Greenspan. "unaffordability was decades in the making" started w/ speculations due to the FED (under Greenspan) driving interest down to 2% , followed by finance anomalies, liar loans, etc, then unprecedented money printing by the FED, & the same FED underwriting trillions of mortgage to artificially prop up home prices, fueling rounds of speculations again. Further throwing fuel to the fire by another massive money printing during the pandemic. People profiting from this RE speculation don't care about homelessness, nor do they have genuine solution to housing unaffordability which now requires average American to allocate 60% of their income to housing. There's no dearth of investors w/ so much liquidity in the system and hardly any industrial or commercial enterprise activities to absorb it. And there is an unprecedented number of investor owned properties staying vacant just waiting for "greater fools" to buy them. Blame the FED also for ultra low interest mortgages that many current homeowners have that prevents them from selling and moving to a bigger or newer home.

    You forgot to mention that there are a lot of rainy days in Vancouver because you did your video on sunny days but look at the clouds…. It is very gloomy with the rain and that’s why vitamin D 3 is recommended to be taken October to May and weather is rather chilly in the winter months … best time to visit Vancouver is June to August because after Labor Day in September the weather gets colder and then the majority of the time it’s always raining… and further more it’s very expensive to live in Vancouver Lower Mainland…that is the most important point you left out…I’m not trying to sound negative but it’s the truth…good luck in your career

      I 100% agree with you. The weather and the cost of living are all the same negatives as the city of Vancouver as that's across the entire lower mainland. As for the weather being chilly in the winter months I'd say that depends on what you are comparing it to. This area and Vancouver Island have the most mild winters and seasons of the whole country. It's rare that we get below -5 degrees Celsius but if you go to Alberta or anywhere east, you can commonly feel -20 degree C! May can be good to visit here but it's a gamble. Some years it's amazing and some years the whole month feels rain. Typically September is pretty good but the closer you get to the end of the month the more probability of less ideal weather.

      Richmond is a suburb of Vancouver. The Vancouver International Airport is actually in Richmond and only a river and a bridge separate the two cities.

    There's no ban on cars, just no parking spaces. You are more than welcome to have a car if you live there... you just have to park it somewhere down the street. A lot of people in cities already live like that anyway.

      Yes that's right it's just that in North America it's extremely rare as we have set up our cities to be sprawled out and take up a lot of land rather than the density that this style of housing and community creates. It's a big shift in a style of living for most.

      I get it and unfortunately that's just the state of this Greater Vancouver area that is the results of decades of build up to create our current housing issues that seem to have 'just started'! Do you live in the area or far from here?
