    What a joke! Since the ripoff realtor's antitrust case, Americans are waking up to the scam of realtors. Most of them barely finished high school and have been ripping the public off for years. You can sell your own home, it's not rocket science. If you're uneasy or a first-time seller, feel free to use a real estate attorney for your closing. It will be a small fragment of what these con artists will charge you for doing nothing.

    The root of the debt problem is the green-back. You keep using it and you will ALWAYS get debt. It's designed to indebt people to nations and then nations to off shore banking cartels. In other words by using it the wealth flows from people --> to nation --> to offshore bankers. All the while the minions smile because there is green paper in their pockets. As follows: Three countries* have solved their national debt the right way by removing the greenback as their national currency that we all know is, 1. inflationary 2. debt-based and 3. centralized to an offshore entity. (By design these BiS/IMF currencies MUST cause inflation, national debt, and bond markets to work.) * Argentina, El Salvador, Ice Land Solution: We must move to make all debts public and private payable by BTC, ADA, and other holder owned currency. The greenback will wither into its proper place without having to address it. Removing the IRS, especially for personal income tax is also a good idea and optimal, as the IRS is slavery perfected. The first two thirds of the United States existence had no IRS tax.

    I invest in another state, but live in the DMV where this guy does “business”. I caught wind of this podcast because of his poor reputation locally, and sure enough, he conveniently leaves out the fact that he is known to be completely predatory, and finds scenarios where people are the most vulnerable, and takes them for EVERYTHING. We need to do better within the real estate investment community, to be good stewards rather than giving a platform to the worst of us.

      This interview was a while back but I do recall him discussing his tactics and how to gain control of an association by buying the majority of the units. He also mentioned he doesn't tolerate breaches of his leases and he tightly controls collection of rent and penalties. If those are the only practices that make him 'predatory' then I'll have to disagree with you in favor of sounds business practices. Keeping tenants true to the terms of the lease is not a predatory activity. Similarly, using your capital to acquire a majority interest isn't predatory. It's capitalism. That said, I'm not in your market so wouldn't be able to speak to the specifics of which you're referring. Regardless, I don't want this platform to be a free for all - cancel culture - without any specifics or proven facts about an operator. If you have any proof you'd care to share, please feel free. Otherwise, it's just slander

      @deenad3562 - fortunately, you can structure these agreements in any way that fits the needs of the JV partners. To elaborate, the simplest way to handle it would be to just split the deal into %'s and payout accordingly. However, if one partner wants control but doesn't need the majority of profits, you could structure it in a 51/49 and if the 49% partner does all the work, they could still get 80% of the profits. If you're the one bringing the deal to the table, fixing the home, selling it and managing the whole thing, you're bringing a lot to the table and plenty of partners with capital to invest might be happy taking a small percent of profits and charging some interest on the money they paid into the deal as the money partner. Determine which side of the deal you'd be on, and then you can determine how you'd want to negotiate with your JV partner.

    The need for "full service" realtors will still be there. But flat rate and discount realtors share of the market will likely grow. As commission rates get compressed, realtors will see their workflow change from a few big deals to lots of smaller (in terms of commissions) deals.

      ah - good follow on to your comment above. I don't agree that commissions will necessarily get compressed. I think consumers will vote with their dollars and if they want the flat rate, they're going to go there. Perhaps what will happen, there will be fewer agents....hmmm

    Real estate commissions/fees are now going through the scrutiny that fees from other financial service providers have already gone through. For example: Fixed stock broker commissions were eliminated in 1975. Mutual fund fees are coming down due to the advent of ETFs. Financial advisor fees are much lower as a result of online advisory services. R/E commissions are simply too high and lawsuits like this will help wring out these costs that buyers and sellers are being saddled with.

      Too high - pretty subjective comment. Commissions are what the market will bear. They could be 10%. Point is, it's a service based business and there are different levels of service for which consumers will pay different amounts

    Yeah I agree with that comment to a point. It definitely helps to build up some reserves. That's what I did when I first started. That said, had I kept a lot of the deals I sold, I'd still be earning on the effort I put in years ago and that compounds over time.

      Ha - it's a super basic real estate deal. Happens all the time. I'm literally buying one right now for $100k, needs $50k, worth $200k when finished. I'll post a video of it. If you don't know how to do these things, or haven't taken a few minutes to see all the content around how, then you haven't a clue and you're just moaning about something because you're lazy. I challenge you to google 'real estate wholesale deals ____(your post code)' and call every single company/person/deal in your area and you'll see that these deals trade every day.

      Cynical comment. I see a man who just removed a barrier to entry for anyone who wants to try. Think about this, a lender isn't going to want to lend on a bad deal that could lose them money. So, they will only lend up to a point where if they had to take the property back, they'd still be in the money. Figure out what that loan amount is on a deal, and you'll know if you're buying right. Instead of thinking everyone is out to get you, actually go have a convo with a hard money lender/bridging company, and figure out what the can do to help you get going.

      Depends on the area in all honesty mate, I've seen some absolute gems for sale on actual websites not even at auctions, try and get to an auction because a lot of the houses will be rundown and much cheaper 👍 but you are right to an extent its more difficult nowadays than it used to be

      @@lconnerz100 I'm in the States so people say the same about LA or NY. There are still deals to be had there but if the numbers don't make sense, a lot of people will do a deal in a market with a lower price point so they can get started. I imagine the same would hold where you're located but you have to put a little more effort in. This business certainly isn't for everyone. But it is just that, it's a business. If you want to be in this business, you figure out how. I tell my kids the same thing, never say you can't, say how can I and you start to answer that question and find a solution.

      It's a business. Any business has issues. You put on your big girl pants and handle it and move on. Over the arc of the business you make more than you lose on those types of issues. If you don't, you go out of business. If you sell staples, and you suck at it, you will go out of business and no longer be able to sell your staples. If you don't suck at it, you end up with 1000's of stores around the country. Then online shopping happens and you don't adapt and you still go out of business...sucks to be a Staples right now. This is how business works.
