Natural Fence

We put in a natural fence made out of arborvitae Thuja Green Giants. These evergreen trees get to be almost 30 feet tall and over 15 feet wide. They made a great sound and sight barrier, and since the treeline on that side is mostly hardwoods, it will help the winter not be so bare.

    If you have a set of pallet forks, they sell a big shovel that slips over the end of them that’s pretty good to do just what you’re doing from the seat of your tractor. I’ve got one. A shame you don’t live closer or I’d let you use it.

    You don’t need the guards. MMM mowers don’t fully guard, Zero Turns don’t guard and landscapers remove any guards that may be there.

    Such great information for anyone building a house. When we built ours 7 years ago. We did some of the sweat equity. I did all the mechanical and cleaned the site almost daily. ( I didn't want construction debris in the walls). Final walk through, if not multiple ones are key to make sure all issues are taken care of. We still find things we didn't see 7 years ago.

    Good review! I just can't bring myself to mow with a conventional tractor, its just too slow, however if you need a tractor for other things it may save you money. I agree with your comments on mowing with a commercial mower.

    So if I understand correctly, you do actually have frontage on the road which is all your own. But all three properties are going to share one driveway?

      Yes, that’s correct. The county restricts how far apart driveways can be. Because of this, they don’t want all 3 of us to have separate ones. I think it’s kind of dumb, but that’s how it is.

    If you don’t want to mow you might want to plant something with a good canopy and/or something acidic enough to preclude grass from growing. Otherwise, you’ll find your still mowing, but this time having to do so around trees.

      Yeah, good point. We are planning on doing a garden once we are living there. Also, we want to do a large section for a wildflower patch, maybe with a few walking paths mowed in between and around. I think that would be nice to look at and would help me mow less.

    My understanding is Sycamores like it wet, so we find them here in river valleys and such. So I'm really surprised to see one trying to grown in the gravel beside the road!

      They grow up in between rocks here also! They do like the wet here too. You see them near rivers and creeks.

    In some communities in the US fire departments will schedule visits to fill swimming pools. I wonder if the fire agency local to your property would be willing to coordinate a training night to fully fill you up once or twice a not freezing time of year?

    That must be a little annoying to only be able to bring half of a tote of water every time you need water at the property! Looks like you guys are making the most of it though. You may have already found a solution for this, but if you want to be able to completely fill your 5 gallon buckets, you can get a stick transfer pump from Ryobi or Milwaukee and you could fill those buckets in a matter of seconds through the top… Hope you all are doing well!

      Oh yeah, that would work well. We now set it up on about 3 pallets so we can get a bucket under there better. Also, we have enough slope on our land that we can use a garden hose adapter and a hose. We run it downhill and get a gravity siphon on it. -Bruce

    Hopefully your Deere dealer gave you a nice bundle price! The 3025E, with its larger frame, larger tires, and higher three point lift height does make it potentially more useful for some implements and jobs than the 1025R which has the same HP. But that 25HP will limit how big an implement you can drive with the PTO and the heavier body will tax the engine more. It's a compromise that should work for you as long as you don't expect too much from that combination of relatively low HP with a heavy frame. I chose the New Holland Workmaster 25 (a competitor 25 HP larger frame compact tractor) over the 3025E for two reasons: the New Holland came with a set of rear remotes already installed and the entire loader could be easily removed (and, truth be told, cost was more for the JD). I expected to do field work with a plow and disc in a small area and I wanted to be able to lighten the tractor as much as possible and shorten the overall length to get into tighter spaces. But I don't think you will be unhappy. So long as you are not in any great hurry to finish jobs the slower pace of a 25HP machine limits you to, it will be such a massive improvement over a zero-turn, shovel, and wheelbarrow you will be giddy.

      It depends on transmission you get. Don't get hydrostatic but rather the 3 speed shuttle shift. It will do everything you want it to do.

      And you get what you pay for in life. New Holland comes in 3rd or 4th in the compact tractor field. Mahrinda is probably next best.

      Coffee. That’s pretty much it. Ha ha. We hated having to walk 100’ to get coffee. And then our sitting area was in our master so we would walk back after getting coffee.

      It will be a little small office. Just enough for 1 chair and a small desk…about a 4 foot desk. We will probably leave it a cased opening to there or maybe a folding barn door. Not sure. Since it is inside the master door, you can close it off that way.

    Cool I never considered using Preview to draw house plans I wonder how many comments mention sketch up? I use ArchiCad, REVIT, AutoCAD, & Sketch Up - expensive for sure but all offer 30 day trials

      Rebecca knows and uses Fusion 360, an AutoDesk program, but it’s quite complicated. We wanted something approachable for the masses. I would not use this for anything very technical. It just helped us visualize the changes.

    Hey Bruce. That's interesting thinking on your pantry. It feels like I would get a bit frustrated by the walking distance from the rest of the kitchen; the prep area, oven and fridge, for example. But if you've thought it through, and you think it'll work best for your lifestyle, then that's all that matters. When we were designing our house, I found a cool bit for freeware called Sweet Home 3D, where you draw the floorplan yourself, including doors, windows, and even (if you want) furniture, and the software builds a 3D model in real-time. (Best used with multiple monitors.) We went through about 18 different layouts before we found one that worked, and then paid a professional drafter to draw it up properly (as it sounds like you're doing), and then we shopped it around to find a builder. It's quite a process, huh. I"m enjoying watching you go through it; thanks for sharing.       Yeah, it might be a little far from the oven. Our thinking is that you only out things in/get things out of the oven a few times. That why we want it over there. Good thoughts though. I think we are just so tired of the bottlenecks in our current kitchen. And we involve our 3 kids in cooking and cleaning up, so there often 5 people in the kitchen at once. Ha.     Your land has some slope to it, doesn’t it? Just wondering about how exposed the basement might be and things like basement windows and such. Also, I agree with Rebecca about wanting to be able to drop groceries close to the garage door. I think that pantry access will be a smart move!

      Yes, we have quite the slope on the land. We are orientating the front of the house to face West which is kind of diagonal on the hill. It’ll allow us to have that walkout basement on the low side. We will have a couple of window wells in the upper side (required for egress in bedrooms).

    That sucks. I feel for you that way. I’m self employed and that has screwed me over a couple times. If I had a job with a paystub with the same pay I could qualify for twice the loan but because I’m self employed it’s a hassle.
