I would buy now if I intended to live in Sacramento. Everything is centralizing, people are moving out of rural areas.
Is that because you feel like Sacramento will continue to grow and values will continue to increase?
That exactly what we did last summer with my family. Chipper, got plenty of land, schools are better, environmentally is way better living (fresh air, running water from mountain lake, not from city recycled water source).

Main reason why America has not collapsed yet is because of the second amendment and a lot of American citizens have a lot of guns. If that right is taken away from the people, it’s over.
As long as we have our constitution and Supreme Court that is not corrupt, it will be nearly impossible to take away the second amendment. Although I would add to this: it also requires regular citizens of the United States to be vigilant and willing to fight for what is right.

It is about the party in charge. Have you seen what happened with our state? If you dont think that matters and you still expect something good to come out of this party and Governor in charge, then you havent been paying attention. I have lived in this state since 1993 and I agree with you that under our current governor, CA declined. My hope is not in the state's government but rather in the people who will start voting the incompetent and corrupt politicians out of office and electing those who will represent them. We need a state government that is in touch with working people who care about home affordability, lower taxes, better schools and roads, and safe neighborhoods. At the end, common sense must prevail.
We need way more new homes built and more better jobs in the US. Maybe the DOGE department will eliminate unnecessary regulations. It sure will be a bumpy ride.
Builders will be more motivated to build and it will make sense financially for them if the cost of development comes down, regulations are cut, and the process of getting a permit is sped up. Home prices are very high due to inflation and the amount of red tape developers and builders have to go through to obtain a building permit.
Everything is going to come up orange roses sucker's keep believing the lies and eggs are coming down to😂

What about negotiating a complicated deal? Typically a client doesn’t have time to negotiate on their behalf because they have a job or a business to run. Also, our most recent clients were moving to Sacramento and had no idea where they should buy here, so they asked us to guide them. They were extremely grateful and found value there.
Real estate agents were largely irrelevant before AI. the closing company does the actual, important work and does the work for a flat fee. Most homeowners know what they want for a price and don't need some hanger-on getting 2.5-6% of sale for doing very basic work.

@@sacramentorealestateguide I'm from eastern NC close to the coast. Baring a catastrophic event, I highly doubt they would come down that quickly. Our house is currently valued at least 2x what we paid for it an my wife will float the idea of selling and buying a bigger house because of it. Every time she does this, I tell her that she needs to remember that while we could sell the house for more, we would also have to buy a house for more. I'm honestly worried that if we did sell, we could never afford a home again and the idea of that is enough to not entertain the idea.

Many are sitting on a lot of equity in their homes but not selling because they realize that means either a bigger mortgage payment or the equity will now just be used to get into another home. Main reason the inventory is low in many places is due to homeowners having a very low interest rate. They don’t want to give that up.

Right…. The value of homes have doubled if not tripled within the last couple of years depending on location. If you’re selling a 100,000 house, great for you. You could sell it for 250,000 these days. But if you’re buying? Oh no, have fun with those ridiculous mortgage rates.. This isn’t the time to buy a home.
What area are you in? What’s the real estate market been there like ? The reason why I’m asking is because we are in Sacramento CA and have been riding a wave since 2012 where real estate values never went down except for a little bit during lockdowns but then skyrocketed back up and continued to increase by 30-40%.
@@sacramentorealestateguide located in Tennessee and Alabama. Our home value has increased over 75,000 within the past two years. We’re in the middle of nowhere by the way. Wonderful for us to sell, but not wonderful for everyone in our area that is looking to purchase a home or to expand their assets. A close friend of ours was looking to purchase a home, had 25,000 to pay down, and was still looking at a 2,500 mortgage payment. A few years ago, the same house and the same down payment would have been maybe a 800 mortgage payment. My mortgage isn’t even 800 now. Also, a lot of people from California or around that part of the country has been purchasing homes located in our area due to the simple fact that the standard of living is pretty outrageous over there.
