Unsure the interview revealed anything remarkably new. Suggestions regarding self-contained townships. 1. Self-contained townships isolate a chunk of a city. Brigade Gateway is one such. They block through transportation among other things, affecting traffic and possible emergencies - fire, police, ambulance, criminal pursuit, floods, terror strikes, explosions… Gated communities are banned in advanced countries. 2. Such Townships interfere with town planning. Zoning, which any residential owner expects, could have provided guarantees concerning residential privacy. Today, cannot predict a skyscraper, factory or shopping popping up next door amidst a quiet community. I would not consider Brigade Gateway a desirable place. 3. Such Townships by virtue of their scale are hazards in and of themselves. Brigade Gateway is a single contiguous structure of ~1200 units. God forbid, but it is a fire, explosion, earthquake, flood hazard. The creative process was missing in 2005. 4. Such Townships put more pressure on resources, giving rise to new avenues of corruption. The Cauvery river is hardly enough. Caters only to 50% of Bangalore. Suggestions regarding social infra. 1. Can we think beyond cafes, schools, hospitals, restaurants, gyms…? 2. Also, putting the above described social infra inside self-contained townships creates an elite class, elitist mentality. The vast majority is our excuse for talking growth. But, in general, when we make up a growth story, it’s about upper classes! 3. It’s bad enough that social infrastructure develops last. It is worse when builders put it all in self-contained townships. Municipal authorities do nothing in the city outside as a result, hurting the vast majority who live outside. 4. Can we please think differently? For innovation, where are our libraries, museums, parks, playgrounds…? For instance, there are just 2 or 3 science museums for 15M people in Bangalore, very worrisome! Our children lack nature-filled playgrounds, even more worrisome as education is our direct experience with our surroundings. Suggestions regarding tech in real-estate: 1. Surprised the way we view tech in real-estate. In the conversation, it was from the standpoint of benefiting the builder, not the consumer. 2. Over 50 long years ago in Bandra (Mumbai), knew of a 6-storey apt complex that had implemented a system of chutes to collect wet kitchen waste straight from a kitchen into a sewage-gas generator for their water-heating purposes. They had separate hot-water lines all using water heated with this single gas source. Far more fuel efficient and much better in terms of a distribution pipe network than if households had individual water heaters. This was over 50 years ago. Sure we could have done much better today! Would have saved a ton of fossil fuel resources among other climate and energy related things. Thank you.

Poor farmers are leaving their families and work to block national highways to protest for half a year every year.
