It did ok for what it was. A rustic campsite. The goal was to get away from the city and get some peace and quiet. A lot of people like it for that.

Hello, I felt comfortable with the insurance provided by Hipcamp. Also, my set up was pretty simple so not much to destroy. I think I would look at your setup and do your best to minimize and physical or perceived risk. No LLC set up for this.
May I know if you have to get special use permit from the county? I have asked the county and they told me that there's a limited time to camp on the parcel. Do you have amenities in your land when you were starting?
I kept my place bare bones to avoid having to pull a special use permit. The county will do that to avoid people living out there full time without the proper infrastructure and in unsafe builds. They may be your best resource depending how elaborate you want to build.

Where do people go to the bathroom?
We were marketing to those campers who were self sustained with an RV and toilet, or portable toilet with their setup. Many people would also just choose to dig a deep hole and go in nature.

Thanks for sharing --We've had a similar experience in our first year. Pretty overwhelmingly positive. Most folks who camp are respectful of the land by nature. We've had a used tampon and some small trash left behind but I can't even be positive that it was a guest - we are on a river so paddlers can stop and come on our land. Hope your place continues to be fun!

Why do homeowners need to pay rent to the government? The LA county threaten to put a lean on my property when my bank called to check the due taxes. There was a remaining supplemental balance of 150 dlls. The fact that they think they can take a property by them ripping you off for a few hundred dollars should be completely illegal
There are many states that do that and others that take it further and keep all the money. The Supreme Court ruled on this recently

Yeah, I got a few of those too. I took off auto book early, it made it easier to see who might want to enjoy the property how I intended and who was going to be ‘reckless’
Hi I watch this a few times I still don’t understand the numbers. You said you’re averaging $43 a night is that 365 days a year? Is that for the summer season? Even if you’re averaging $43 a night after fees to Airbnb or other sites You have to figure out the amount of hours you’re putting in all of the extra driving time it takes to do phone calls emails replies social media posting photos and all of that if you divide up what you put into it with $43 income per day doesn’t even make sense it’s like you’re making $1 an hour for being a host of a camping spot? So let’s say you have 50% occupancy of that campsite so that’s about 175 days a year times $43. Somehow the numbers just don’t add up. Obviously no one gets super rich doing this but if you’re doing it at a financial loss or a small gain maybe you should perceive other things? You don’t mention if you are going back to Jesus another year or another season
Hello, thank you for the questions. I have made other videos on this campsite and more break down on the profit I made. Check them out if you haven’t already. The main reason for putting this on Hipcamp was to cover my taxes and make some money for the spot just sitting idly by. I did this with Hipcamp. After the initial time setting up the account, it was pretty easy to manage and rent out. I already used it for camping for myself and family, I also already went out there once in a while to check up on it. Per booking, I would say I spent less than 1 hour dealing with the campers, maybe less than 10 minutes really. The $43 average was per stay. The idea was never that I was going to get rich, I just wanted to make extra money. Thanks for watching!

Yes lol. It gets rolled into the end of year in my tax filings. It was considered as income, so I paid my tax rate on the profit.

If you make over a certain amount you do. I never made that much renting mine out. So you just report it on your IRS form at the end of the year. I think that may be changing with some new tax laws though.

Hi, great video. I'm considering doing the same with a property I have, but it's zoned R (Residencial) and not sure if I would be allowed on hipcamp.
Residential zoning can be good even better for more permanent structures. Check with your local city or county depending were you are. Also, jump on Hipcamp and use the map feature to see what others around you are doing and how big.

I haven’t seen any Airbnb DNA type for Hipcamp, but you can use it to see what your competitors are offering and how often they may be booking. When I started, I was one of 3. Now, there are dozens!

Wow that's cool that you were one of the first ones in the market but you bring up a good point about potential oversaturation of a market. That's actually one of my concerns. I guess on one hand, it can be a good thing to have a lot of competition since it's a sign there's demand in the local market but the flip side is too much competition, so figuring out that sweet spot in different areas. Anyways, continued success to you and your campsite!

I like to start on a lower end for pricing. On Hipcamp you can become verified and a star host as more people rate you 5 stars. This helps get more attention later on. Initially, the lower price will help bring those first couple of reviews. You can also share post on social media or give a friends and family discount to your group for the first couple of stays to get those bookings building up. Best of luck!
What are the guidelines for renting out your land? Like zoning laws in some places?
Hard to give a direct answer. I dealt with the county which made it easier because less regulation. The were less strict and cheaper than some places. I was Zone agricultural so it allowed me some flexibility with my setup. Best place to go it to the city or county website you are dealing with.

I would focus on definitions and knowing them well. The questions change so knowing the words will help with whatever they give you. There were words that I thought were made up, but when I got back to my car and looked them up, they were real lol.
If you're not on site, is there a way to insure that guests don't overstay their booking? Like how do you know they aren't booking for 1 night but actually staying for longer? I had cameras at my airbnb but I'm not aware of a camera system that would work off grid for this in real time.
This one a bit harder. I would say unless you have a site keeper near by you would just have to trust that they didn’t over stay. I’ve had situations where someone books and then cancels the day before or week before and not get penalized. I’ve always wondered if they still camp there since they had all the information needed to find the spot.

Yes, a couple of follow up videos on my channel. I’m in Los Angeles but the two downsides I see with my bike are that it is a 250cc bike and maybe not the best for the freeway and that I do not drop off the bike to your place like others do.

I don’t have an address at my spot either. The app lets you show the general area before someone books and then when they do book it will show them the exact location. On the back end it lets you drop a pin where your location is for people to find it. From experience, a lot of people don’t us the app and want an actual address, so it’s best to find an address near by and really help guide them in. You can explain all of this on a follow up message when they have booked.
thank you for being honest about your journey. as as someone who goes through hipcamp browsing an affordable escape me for me and my dog. i typically wish i can go by myself and camp with my dog, but typically if i book something, i’ll camp with a friend. i don’t have a lot of friends that will camp with me kind of off the grid style. i’ve grown to fall in love with the off the grid experience but i understand why some of my friends won’t give it a shot. for most of them, it’s generally the idea of going to the bathroom out doors. so if i do book a camp with a friend, it’ll generally have a porter potty or a sort of bathroom structure since i haven’t invested in some means of a portable toilet yet.
Same here. I would say out of my group of friends and family, I only have about 4 that like this type of camping. Most expect some sort of facilities, and amenities. My site and many like it are for those who prefer the off grid notion or even those who come fully supported with an RV or trailer. I have thought about adding a compost toilet but then if I can’t keep up the maintenance, it will affect the experience. Thanks for your comment.

Hello, depends where you are and how elaborate your set up is. I’m in the unincorporated part so no license from a city. The county only requires you to pay occupancy taxes on set ups more than mine. Such as permanent structures. Most cities will require a license, at least in CA.

Yeah, it’s an engine guard for drop protection. I have it on both sides. Check out my other videos of the mods I have made to my bike. I talk about it more there.

All depends if you are in a city or county area. Some cities have their permitting licenses and charge their fees. If you are in the county area, your set up will determine how you permit it or pay taxes to the county. I’m in the unincorporated area of LA county so it would just be the TOT, Transient Occupancy Taxes. I would say most zoning that allows homes or temp housing will work.

Most of it is illegal. You can’t do it without permits but everyone gambles and does it anyways

Grayish area depending where in the county you are at. Some cities require it, in the unincorporated areas, it depends on your setup and structures. I don’t have one for my set up. Just make sure you pay the Transient Occupancy Taxes to the county if required. For the surveyor question, if I understand it correctly, I hired one to plot my corners on my property so I could fence it off.
we shut ours down. The parties were killing us. They make a bad review and ask for the money back if you call them to the rules posted. The neighbors complained about the bad campers and decided those few bad ones in the bunch ruined it for all. It was lakefront and remote but those select few ones ruined it for the whole community. We will look at it again. but we need to find out how to screen out the turd heads.
Sorry some folks ruined it for you. We have had our share of parties too. We are a bit more removed from our neighbors so no complaints there. They do leave thrash. You are right that if you leave the negative review, you can potentially leave the bad review or ask for the refund. The sites might also give them the benefit of doubt. We make sure that they request the camp and not the automatic approval. We also make sure we are not the cheapest site so at least we will not be their first choice.

Hello, depends what city, county and state. I’m in the unincorporated areas of LA County so it is a little easier. Depending what you have on your land, ie camper, small house, or just vacant land will also let you know if you will need to pay a Transient Occupancy Tax. Best thing to start off with will be to google your “city” and “short term rental permit/license”

Im first summer hip camp . I have had success. But lately I've hade a couple of bad experiences. I was planing on building a cabin . Now I'm thinking hard . Ive got great reviews. But some land disrespect. We are land owners .it's our land . Respect it .or go else where .
True! I’ve had one group book three times n the last 6 months and the last time they left a lot of trash. From time to time I do think about taking it off because some folks don’t respect the land. One way to possibly reduce this is to charge more to stay. This might keep the folks that do those types of things away and if they do, you still make some money.
Me too! I had pet owners refuse to clean up after pets poop! And if you get aggressive with following your rules, they retaliate by leaving a bad review!
I have a good suggestion though it sounds like I am crazy. You should only rent to people who have been to burning man. Why? Because most if not all people go to burning man totally understand the concept of “leave no trace“. If burning man people stay on your property you will not find a bottle cap a peanut shell a cigarette butt or anything else left on the ground. Those are may be some exceptions in general you’ll have a lot less litter left behind if you only provide camping space to burners. Thank you

A helpful video - thanks. Note: In order to remove the battery, it's necessary to get the fuse holder and harness out of the way. As shown in the video, the fuse holder is connected to the harness by a metal tab that slides into a rubber holster. No tools are needed to remove the fuse holder from the harness; just slide it out. It takes a little gentle tugging.
