Two laters of 5/8 doesn't work well. You should use one layer 1/2 and one layer 5/8 as each stops different frequencies better. Also, there should be a sound caulk barrier between each sheet (green something). And if you can caulk both sides of the drywall in any crack, seam or corner.
I was thinking about adding a separate entrance to my rental property because the house is huge. The property next door has a separate entrance. Thanks for following up to now. Will still be making some residential content for sure but also heading to infinity and beyond with as much as there is to know about commercial real estate and business.
With the cost of housing, these places are making bank.
I wonder if they've given thought to the security of this system. Because I'm sure it's convenient for them to easily take down walls but then what's to stop thieves from separating the walls from their unit to yours, and cleaning you out. From the outside it would just look like they are going in and out of their own unit. I'm not a thief but I immediately thought this, so I'm sure criminals would jump at the chance first day.
Yeah but there is nothing stopping people from doing this in a regular storage building because you can buy the tools to cut through cheap galvanized metal at any hardware store, angle grinder, nibbler, cordless saw, tin snips, anything
Most units these days have fasteners on either side of the walls - and both sides have to be removed to take the wall down. No system is perfect but makes it much more difficult.
Stop collecting so much crap.

Can you please give me advice: I noticed a lot that's been vacant for a long time across the street from where I live. I looked up the price for the lot and its around $27,000.00. they want a 5,000.00 down , and they added you must use their title company. is that a smart thing to do,using their title company? Also Would it benefit me to build a home on that lot without spending a ridiculous amount of money. Do you belive building a home on a lot is more expensive than buying a home and rennovate it? This is my first time doing this and I want to learn as much as I possible. Please advise. I hope to hear from you soon. thank you for your time
I'd stay far away from building a home from scratch if it's your first time. If the land is only $27,000 you're not in an area with values high enough to justify it. Also the 'must use seller's title company' is generally a red flag in my opinion. Stick with buying a rehab that you can get in and out of quicker with far less risk.
Buying stocks might seem easy, but picking the right one without a solid plan is tough. I've been trying to grow my $100K portfolio, but the tricky part is not having clear plans for when to buy and sell. Any tips on this would really help.
The strategies are tough for average people. They're usually done well by experts with lots of skills and knowledge.

ANYTHING FOR A SENIOR GETTING $1100 A MONTH ?
I have a rental but it’s an inside unit with only 1 bathroom at the 2nd floor. I’m planning to add a half bath at the ground floor. The problem is the lack of windows. Which is only at the front & back of the property. And the only place to put the powder room would be somewhere in the middle near the stairs. So I would most probably have to install an exhaust fan.
I would call that a china closet in the dining room.

What about the appreciation of those properties over a 30-year time frame? I think for a beginning investor capturing equity on the rise is important instead of liquidating your portfolio early. Thoughts?
It depends on what you'll do with the money and what it costs you to hold on for that long. Many investors I know in Philly have gotten commercial loans that adjust every 5 years - so they're doing ok now but have a ticking time bomb that will kill their net income when the rate adjusts. If you combine that with the marker dropping it can really make sense to take some money off the table because there's going to be a ton of opportunities for sale in the next year or two.

how much more was it to resize the stairs?
The cost varies but having a new set of stairs cut is something like $1200 for the wood and you also have to replace or cut some of the joists. Could be more theses days but that's what it was when we did this one

Hey Rodney great video !! I have a question can you take out a mortgage on the house if you have a hard money loan ?
A hard money loan is a first mortgage just like any other long term loan. You can't have two first mortgages on the same property at the same time. You CAN replace the hard money loan with a long term just by doing a standard refinance though if the property is complete and you have enough equity.
Your going to turn this into Apts?
