Dont judge a home by its price tag!
I have seen a lot of very expensive homes lately, I'm talking $900,000 or Million dollar plus homes with a lot of issues. I have also seen some older homes with very few issues. Do not assume that if you are buying an expensive house that everything will be perfect. Also do not assume that if you are purchasing an older property that everything will be bad.
I learned a long time ago and very quickly in this business that you cannot judge a home by its picture. Especially the listing photos. The listing photos can make any piece of junk home look great. They even use PHOTOSHOP to edit them these days.

Let's see. one month in and the Bauer latches are constantly popping open. 2 of the box connector locks broke, and there's a giant crack in the side of one of the boxes. They're flimsy and cheap, and are too much money for what you get. I'm astounded that people have they balls to compare them to a milwaukee stack. These things are junk!

Those holes are from wood peckers going for the larva that they hear behind the wood.

My realtor showed me a shoddy flip house. Little did she know I actually used to build houses for Habitat for Humanity and trained volunteers. As we walked through I pointed out every single flaw. She was shook. She was trying to play dumb and pretended she didn't know it was so messed up. I told her it would be unconscionable to sell that home to anyone. I dropped her as my agent which I am sure she didn't mind LOL
With the protimeter Rel mode if you place it against a surface that has metal it will read it as “WET” even if it’s dry. So fiberglass insulation with the tin foil backing will always read as wet regardless of its dry. so I use the Pins or long probes to measure moisture on fiberglass lines.

And just completely ignore those “Stantions” if you’d even callem that those definitely need to come out replace with something like intellajacks Pete dig at least 2 feet down Pete dock level it throw a cement cookie in or pour one secure with bottom plate spike it down measure bottom plate to beam allow yourself a two and inch for the top plate cut your polls to length so they fit snug like gotta get it plumb with a mallet snug then give em a couple good turns w the pipe wrench get the impact secure top plate to beam come back and checkem for shifting and don’t use those little flimsy 20 dollar pos you find at Home Depot buy em or make em yourself with two inch steel pipe and now you can maybe even sell it support beam witch this house probably needs it’s a lot less work then it sounds and a lot of money left on the table I woulda tried to sell a full encap spray foam and r30 the bonds instead of using a whole role access the joists and it’s still gonna be better insulated and cost me a lot less on rolls of r30 and DEFINITELY a dehumidifier it looks super wet I’m guessing there was probably joist and at least a section of main beam replacement you coulda sold too cause if somebody already went down there tried to support with bricks stacks cinder blocks the has shifted a bit already anyhow and maybe even needs lift somewhere looks like a lot of money left on the table here but I’m doing a lot of guessing just based on experience and what I can see in this video I’d bet money I’m right about 90 percent of what I suggested and if all this moistures coming up from ground water and condensation you coulda sold perimiter drain tile and a rock,sump and discharge as well so much easy money down there and you’d genuinely give the customer a much safer comfortable living area and help with the gas bill a helluva lot in the winter

Could have got the entire Hart stack for 100 bucks, but already have a craftsman slide stack with wheels and handle.
Hart is cheaper and better. And I am a Harbor freight fan. I have most of the Bauer and Hercules tools but I don't want the box. I got the clear top box with bins for like 21 bucks, went back and got a 2nd one.

You will end up buying those Bauer boxes twice. Sent them out on a plane and didn't even make it for a there and back trip. The Milwaukee ones have lasted over a year or two for hundreds of flights, even the husky and Ridgid sets have lasted multiple trips.

Hot-ground reverse is more likely an open neutral with a load. There is no way hot and ground can reverse on their own and very small chance nobody does it accidentally but the neutral can become loose. If hot and ground were reversed that would be the most dangerous thing.
The wall is only the start, thats a snafu on its way to becoming a full fledged fubar. Flippers arent great but they work with what they buy and in this case they bought something that was a failed idea from the start. These problems began with the build and everyone since has just wanted to sell their mistake.
Also if there’re floor vents you can pull the vent up and check

I have the same 1950s era cedar siding, do you think it can be refinished or would it be better to replace with modern vinyl siding. What do you think is more cost effective?
They're all paying for the brand. Treat your stuff nice and don't throw your boxes around like a maniac. The plastic is the same as my DeWalt tool case 18 in wide tower system. That has lasted 7 years. Milwaukee do things good, and then they upcharge on the unnecessary stuff. Not only packout, but another example is the 120$ M12 temp gun they sell. I have m12 tools, but I'm not paying that for what you can buy in mass for $20 powered by double a batteries. The plastic is certainly not top tier quality and I would be careful in cold climates. However I think it's going to last 15 years like my DeWalt case is on track for.
Less than half that quality for half the price!
Folks watch HGTV and think that all flippers fix every problem in a property...that's TV! In reality flipping is a virtually unregulated sector of real estate...as long as there's money/credit to buy the property and money/credit to remodel it, anyone can be a flipper...no training or licensing required... BUYER BEWARE!!!

Even a home inspection won’t save you. Someone I know bought a home in California that had been flipped and their inspector failed to catch shoddy plumbing work in the crawl space among other things, electrical, etc. that weren’t to code, or done properly. It all had to be corrected at their expense. Their inspector’s errors and omissions insurance didn’t cover and the realtor didn’t disclose that it was a flip. Bottom line, they had to retain an attorney and ended up suing for damages. They won and were awarded money but it wasn’t enough to be made whole in the end. Caveat Emptor. The same goes for new construction, perhaps doubly so because most people assume if it’s new, it’s done right, lol.
I hate inspecting new construction. Give me a 3-5 year old home or an old home please.
@@knoxhomeinspectionsI hear you. If it’s already behind sheetrock you can’t see it. I’ve seen framing that was a real horror show. I wouldn’t want to be the finish carpenter on those jobs. Production work, just get it done as quick as you can
I was thinking Rigid because they have more options for a decent price. I don't work on a job site but my living situation has changed and don't have a garage. So my tools are at my Uncles at the moment.And putting some of my tools for working on my car would be more organized.

........ And here i am using treated osb with housewrap and a vapor barrier under my pressure treated board with sealant at the edge out of paranoia on my sloped concrete porch where water will runoff away from my new wall. As a noob these prpfessional flippers make me look like a master craftsmen.

I am thankful my property isn't that bad. Just some half assed approaches to things. No structural stuff. Previous owner installed a deck over an abandoned AC unit instead of removing the AC unit. I got the AC unit out and parked it in the alley. It didn't last a day. Seems like that would be a lot easier than just building a deck. Lots of trash. Lots of fluorescent tube lighting on DIY wiring. Old cloth wiring transitioned to Romex at a J box only. A makeshift bathroom with shower head attached to main sewer vent. Outside water spigot placed directly over the electrical panel. Dog piss carpet in bedrooms (all gone now) with the window trim showing gnaw marks from the dog that was kept in there. Sinks had S traps and slinky drains. I chuckled aloud when I saw that. Yeah, its been fun getting it all cleaned up. A different house now where everything works.
Your home sounds identical to mine. All dog crap carpets gone now and whole bathroom gutted. Sadly all the structural beams need replaced too due to bathroom leak
Kitchen was redone a bit in my home prior to moving in. Can tell it was cheaply done 1 ) can feel hot air and cold air coming out from one of the cupboards, so I think they build it over a vent 2 ) the kitchen drawers break easily. But, what can I say. Our dishwasher broke after some time so we had to replace it. My husband had plans on moving then so he insisted we buy a cheaper dishwasher. That dishwasher lasted 1 year before that too needed replacing. So, spent more money than needed if we had just purchased a decent dishwasher.
American way of buildung houses... I will never get it. Just build them massive with concrete foundations, lots of drainage and bricks for walls, not that paper thin bullshit.
