    I bought 2 properties in june..one was over market but abuts my yard. I brought up adverse possession claims and 2 bidders dropped out.

      @@Taxsaleresources Okay, Ive done that now 3 times before I asked you and like you none will answer. It's very strange to me. At least site case law I can review on my own or some code that may refer to it or simply say you don't know. The not answering thing just makes me more curious about that question then I originally was. Thank you.

    Thanks for posting this video. I've been operating in Oklahoma for a few years now. One item that is important to note in the due diligence process is Healthcare leins. Often times these particular leins are not recorded at the county clerks office and are recorded separately through the Oklahoma Healthcare Authority. These leins, along with OTC (Oklahoma Tax Commission) leins are not extinguished through the sale. Several counties will post this on their lists and other do not.

    The new NJ law was just signed. The chances of an investor actually getting a property thru foreclosure are going to go down further. Are they still going to see the same level of interest for buying NJ tax liens?

    Always remember though, one persons' bad can be another persons' good When you're asking about OTC, properties, just ask, what do they do with tax lien properties that don't sell at auction😊

    Brett does a great job to get some really good info on his channel. This lawyer was just making sense though. First poor audio. Then the math 50k-2k-2k =46k. So what was going on???

      What is happening is that the $50,000 bid is what you WOULD pay should the property go into foreclosure and you get a judgement/take title. Your bid is what you are agreeing to pay if you get the property. The initial $2000 is the lien amount, and the additional $2000 is a result of something called the high bid premium where any amount over 40% of the assessed value that you bid, you pay 20% of that. So in the scenario that he used, it was assessed at $100,000. 40% of that is $40,000. The winning bid was $50,000 so the difference is $10,000. ($50k bid - $40k 40%assessed) and the premium is 20% of that.... $2000. So you pay $4000 on the day of the sale.

    Any advice for a normal person looking to not invest but just get a house against these large investors? I find a lot of holmes where ususally someones loved one passed and they recieved the house but dont really want it and I cant outbid investors and I just want a house to live not to make a buck on the interest. I know its a risk I wouldnt ge the house but thats why you keep trying but at this point i cant even try against banks and investors.

    If there are multiple years of tax liens on a specific property, for instance, if the land has unpayed taxes for years 2018, 2019, 2020, 2021, and 2022 and the auction is for all years unpaid, do I still have to wait 3 years to submit foreclosure notice? Wouldnt I just be able to consider 2018 unpaid as the 3 year period and then send notice of foreclosure if all other methods of colection have been exhausted? A lot of vacant land is not paid on because the owner feels its not worth keeping. So if the unpaid taxes are 3,000 dollars and the land is worth 8,000 dollars, some people are just going to walk away and then I can potentially sell that property for 8,000 after foreclosure???

    Normally my Husband & i would pay $750 for a lawyer (so far we paid a lawyer on two seperate occasions for two tax liens properties we obtained the deed for) but i just purchased a tax lien certificate for land and its less than $500 it doesnt make sense to pay a lawyer this time im going to try it on my own if it works this is going to be so much better and less expensive *fingers crossed

    Me and ♥️ My Wife live in Vermilion county Indiana we are going to try and do this without an attorney. I have done as much research about the properties as I can through the Recorders Office and stuff of that nature. How many notices do you send out to the owners of the properties which you possess the tax certificates for, anyone please answer that

      My Husband & i used a lawyer for this process in the past we noticed when she sends us our itemized receipt it shows she sent out notices for the property twice/once before the redemption period ends and she sends a second round of notices after the redemption period ends after that we sees she starts the deed process with the court

    Some great insight here - I'm currently speaking with a landowner who had agreed to sell to me once I had provided the funds for for the redemption back into his name (subject to the redemption amount being satisfactory to me...), but now he plans on redeeming it himself and keeping it. I'm staying in touch because I anticipate the $6k or so the redemption is likely to be, is going to be more than he wants to pay and our deal will be back on. This parcel is worth about $25k retail and I have two builders ready to buy......

    Why not buy the liens that no one else wants for 12% interest? Then if/when I get stuck with useless land, can't I just ignore it and not pay the property tax like the previous owner? Or is that bad for some reason?
