IU was gifted the house. They did not purchase it. Wealthy people often gift homes they no longer want/need to nonprofit organizations because they can claim a big tax deduction, and selling these very large homes is often a difficult and lengthy process, especially in a place like Indiana where there is not a big market for ultra-high end luxury real estate, unlike L.A., New York, Miami, etc. People who build or expand these giant estates in Indiana understand they are unlikely to recover the cost of their investment when they sell, so a charitable donation is an attractive option. I.U. used the house for awhile for entertaining, etc., but it ultimately becomes a burden for the university to maintain such a big estate that has no use for, so this is why they are selling it.
