Definitely a rental property. You need to get out of the house to access your kitchen from the bedrooms, when it’s raining, not great. I wish you guys mention the sq. footage of every room you’re showing. Instead of saying “high ceiling” pls mention how tall….is it 8-foot/9-foot ceiling? And lastly, you didn’t show all the rooms. We need to see that from overseas, pls watch how realtors show their properties. Anyhow, good luck.
That is a beautiful beach nearby but I would never consider this property a "beach house". The house is located more than a kilometer away from the beach. I would consider it a 'beach view' or a 'sea view' home but not a beach house. To me a beach house would be located directly in front of a beach. And anyone interested in buying a home in the Philippines...always ask to see their monthly utility bill because electricity is quite expensive in the Philippines. And no offence to Rey but I would never purchase a property advertised on RUclips or any other social media. The prices are inflated in hopes of attracting buyers overseas. If this house is being offered for the price of 38M pesos on RUclips...the owner is more likely selling it for 33M pesos so it's better to buy directly from the owner and hire a lawyer to do the paperwork. You could most likely make an acceptable offer of 28M pesos. Also, they measure the square footage differently in the Philippines because they include any outdoor space covered by a roof such as the carport.

Agree po, pag may bagyo at malakas ang hangin basag ang mga jalousy na yan lalo na pag may mga flying objects gaya ng mga broken branches from the trees. Kasi bahay namin sa Pinas non jalousy ang mga bintana pero mga bintana sa baba ay may mga rehas pero sa taas wala kasi mataas naman yong bahay pero may bagyong malakas nong 1979 sa Isabela bago kami napunta dito sa America yon tinamaan ng mga naputol na mga sanga mga bintana kaya basag sila. Pag dito sa America yan hindi tatawagin na beach house kasi malayo sa beach. Nakikita ang view ng dagat dahil mataas yon property.

If that property is a kilometer away from the beach, then you should stop promoting it as a beach house. It's simply just a rest house.
