The law expressly forbids council from using extreme estimates.
Lets get real about this. I've been walking the same coastal area for fifty years. I see no evidence of any sea level rise. This is yet another example of a tax grab.
Not the Kapiti coast though , pretty obvious here, I’ve been here for the same amount of time and coastal erosion is very evident if you can’t see that you’re not very observant.

Coastal erosion isn’t sea level change.
My grandfather lived in a seaside town in the UK. As a child in the 70’s we saw people waving placards about the rising sea level. I was back there a year ago and sea is exactly where it was when I was a child. Go figure.

If you live on the coast you may suffer from erosion, if you live on a flood plain you may have flooding. Now who did i send the bill to for my brilliant analysis above.

The land is actually rising with respect to sea level and always has been. That's how the mountain ranges were formed.

According to GNS the southern alps have risen 20 Km over 12 million years. That's 1.6 metres per 1000 years or 160 mm per century.
So insurance companies want everyone to pay so the rich beach house people don’t pay more for insurance
Generally speaking people in the past have been granted permission to build in areas that weren’t sound from an erosion perspective by councils, their insurance and only theirs should reflect that, any properties that are waterfront should be assessed once a decade as to any potential growth in terms of increased danger of damage from erosion and insurance companies and councils should only be allowed put any advisories on LIM reports or change insurance rates for those that are proven to be at greater risk only.

I'll go with the fact that Obama owns two extremely expensive estates right at sea level, one in Martha's Vineyard and one in Hawaii which he bought after his Presidency. As a recent President he had access to everything. So do as I say or do as I do.
Obama's houses aer well above sea level. He'll be long dead by the time they flood. Sea level rise is accelerating due to Climate Change but it's still only 4.5 mm globally on average.

I grew up on the kapiti coast, I am almost 50, I can tell you that 💯 the sea hasn't risen at all there but the coastal erosion is a problem for some people who built stupidly close to the dunes... 🤷♂
