- In this episode the developers have done very well out of the buy to let market during the property boom. But now they are risking everything to converting an abandoned Devon railway station which has been left to languish on the edges of Dartmoor for the past 40 years. It’s Grade 2 listed and a massive project but that doesn’t stop them wanting to use them to launch a brand new business in which they have no experience.. Sarah quickly realises they’ve got their plans and potential market all wrong, just as the crucial Easter deadline for opening passes them by,. Will they listen to her advice or will the recession scupper their business before they’ve even begun?
I find it amusing that first time developers think they know more than an expert like Sarah.
EVERY time.
I watch a lot of these shows and it always amazes me that people with little no or experience invariably feel that their ideas are better than hers... it's like free advice, just amazing the ego and narcissism of these particular people.
well, sarah has only been doing this for twenty years or so, so what does she know, right? :-P
if you're lucky enough to be on this program and get this kind of advise, you have to be a total idiot not to take any of it. have these people ever even watched this show?

These 2 will not be winners, they just do not have a good head for how people wish to holiday and live. The bathroom upstairs issue and refusing to move a doorway to solve the problem of guests not having to go downstairs just to pee, is just so stupid, they are shooting themselves in the foot, the are dreamers and are very silly.
How stupid they are getting up at night when u are fast asleep to go down stair cases means older people or anyone with health issues of any age or anyone that wants to just hurry and pee snd quickly get back in bed will not want to rent there.

I avoid shared bathrooms every single time I need to rent a room. Especially having to go through a lounge to get there. This guy got his head in the gutter
I used to let rooms in a shared house where the only bathroom was downstairs beyond the kitchen. Nobody seemed to be too bothered. I had two lodgers who both stayed for 3 years.
Because I knew that tenants would be rough on furnishings, I furnished as cheaply as possible: melamine cupboards and bedroom furniture, and cord carpets. I had it re-done when I stopped taking in lodgers.
Sounds sometimes that they are going against the expert advice (Sarah) out of spite.
I wanted to root for these people, but they just seem so stupid! You have someone who could really help you yet they think they know best! I would have been excited for them to use the platform as inside space! And what a shame to lose so much of the buildings character! They have no one to blame but themselves and their own egos for their mistakes! I hope no one ever pays him 1700 pounds! Should have listened to Sarah!!

Do your show's bookers deliberately look for stubborn participants that will not accept the guidance of a more knowledgeable and successful property developer?

Clueless people. Aside from their big blunders, there are so many common sense errors. Example: They had carpet laid before final plumbing etc. And then complain that it gets dirty. ??????
...im used that sarah always torned down by her ideas but her ideas are good and realistic.. and shes amazing on how she accept the decision of the owners..
I’ve looked at the guy who did the railway station on the show. He was totally out of step with the price at that moment. Much to reliant on the market continuing to rise. Delusional .
This episode could act as an example of what inflexibility will get you. Throughout, the inability to acknowledge the challenges and downturns and change plans to accommodate them, resulted in financial loss. Dogged adherence to the original (and flawed, impractical plan) cut into profit and got this couple deeper in debt at every turn. Despite examples of others' successes, they forged ahead in their Newbie Ignorance, and then seemed surprised when things didn't work for them. "You can't fix Stupid!"

They were expecting to rent out for twice the amount of time at double the cost than similar places in the area at the time. No. Just no.

This show should be called, "How to deal with pompous idiots." Sarah is amazing.
Every time I watch one of these programmes I am trying to think of a better title 🤣 Like Property Pergatory, or something. I've only seen one episode where the people listened and did as she said, and they made the profits. I also often wonder if the people really are so self absorbed that they can't see how stupid they look.
They decide to blow their budget and sell their family home instead of listening to a property advisor..
This bloke will end up with a small fortune. Unfortunately he's starting with a larger one.

Every time I hear of people this age "risking it all" to build monuments to their egos, I shudder. He's so pompous, pretentious, and so thick-headed - who needs a bathroom upstairs in a so-called "luxury" property? - it makes you hope he fails. His wife is a doormat and Sarah has the patience of a saint.
This just gets worse and worse. They were specifically trying to avoid a cutting edge website due to the age of the station?! That’s it. I detest this idiotic couple.

It's hilarious watching them trying to run such a business while forcing people to pay for living the way they want, not the way people want.
In the off season, I would rent the covered station to wedding venues, celebrations, even model rail roaders, craft fairs.
Its such a pretty underused area. They have beautiful views... find a purpose in off seasons, reduce rent to 800. Per week and they would be used year round.
Take advantage if all that space and off season times.

Top end is a bit more than hanging a dressing gown on the back of a door Col. It is a dream piece of architecture but perhaps longer term plans for ROI. The fact that the station closed should be a clue that demand is not in this location. Gobsmacked at Sarah’s ideas !?! They must be kidding with all that first class advice. Backpackers paradise might have been a win win situ I stayed in Brighton one week it was a fab experience and I reasonable turnover to get a good return.

I'm glad that they made improvements to a dilapidated railway station that now has a second chance. Hopefully things will/have improved and they make a successful go at it. All the best to them in their venture..

Colin is dragging Jenny into the gutter slowly, he's bankrupted his family chasing a stupid dream.
It was supposed to be finished for Easter, now a Summer finish is at risk.
£4000 + / month mortgage and they've sold their own house so presumeably have to rent somewhere. They have 3 x rentals @ £1000/week rental and not every week, maybe 20 weeks/year is £60k/year or £5k/month. If they got agents in @ 25% charge rental would drop to £750/week but rent period woulx no doubt increase, letz say 27 weeks is £60k/year or £5k/month.
I don't recall them discussing hiw much overspend on the restoration but Colin has bankrupted his family at a time in life they should be retiring and settling down, what a crying shame..

I've developed a huge property myself, a 30's club, 600m2, but i sort of seen an opportunity and took it, just before this crash that happened, i also renovated stuff as well now and then, but why on Earth would you waste you life with all this shite just so you can show people your new stuff you can buy, in the end you can't take it with you
Ignore Sarah at your own peril. Is there any follow up on how these guys are 10 years on?
