I am using various PMS, changing monthly almost. I have various video reviews coming out over the coming months. Lodgify, OwnerRez, iGMS, Hosttools, Hostaway, UpListing - it depends on what you're looking for. My situaiton is prob diff than yours. What features are most improtanat for you?
@@OptimizeMyAirbnb I only have 3 properties so ease of use, consolidated control of pricing and calendar so I don't have to update each site. I would love robust pricing discounts option for lets say late booking. I didn't see much of that available with the exception of Hostaway. And I personally love reporting which is obviously missing from Hospitable. I have spoken with Hospitable and they say that their reporting / metrics/ kpi functions are in heavy development. They would not commit to a time but it seemed closer than not if they are to be believed. Probabl by EOY. I liked IGMs but it was a bit more expensive and obviously with just 3 properties that is an issue. I also like Lodgify and love that they gave me a sandbox to play in. Hostaway was way to expensive for me.
Hospitable DOES allow automated messaging when a cancellation occurs ! I use it myself and get appreciation for the follow up from guests and sometimes some very good insights from them as well.

Question for you or other Guesty users. I have a cabin, property manager has my cabin and 12 others using Guesty. I'm fine with the monthly spreadsheet and/or info regarding my cabin. But, it doesn't show nighty rate, how many animals charged and the pet fees. Property manager stated she cannot individually separate them. I'm thinking property manager is charging for pets and keeping the fees. Thus, saying she cannot display them separately because of this. Any input on this whether or not you can list the pet fees in separate categories?
Do you happen to know if you can add manual charges, such as electricity bill, water etc, and it allows you to keep a balance per unit? I work with kigopro right now and it's a pain in the.... I manage and rent +40 properties, so I would also love to find out if there's a software that helps you keep track of the services due dates... I love google calendar, but I think it's easier to keep everything on the same page.

I disagree that you should focus on one platform. I have been a host since 2009 and unfortunately a platform can stop performing . I would recommend use a few platforms so you can change as the market changes. I know many hosts who went under because they stuck with the same platforms.

@@OptimizeMyAirbnb Sure I understand you were comparing the price with Hospitable, but the price page you displayed for Guesty was for 'Guesty for hosts' not 'Guesty for Pros'. Guesty for hosts is a different more simplified software (the old Your Porter App). Guesty for Pros has a $1000+ onboarding fee and tiered fees. They don't display the price for Guesty for Pros. Guesty for hosts and Hospitable would make a very good like for like comparison. I preferred Hospitable with the exception of the lack of finance reporting :)

@@Xikor-AF I suppose I wasn't clear. In 2015, I was Guesty's biggest client (or one of them) with 75 listings. That's when I first started using them. In 2016 or 2017, I started using Smartbnb, which is now Hospitalbe. I hope that clears things up!

That I do not know. Maybe reach out to Guesty? There is a separete charge on Airbnb for this amount so I would imagine it's possible.
