You seriously would let a client buy a home in the bad part of town. Most cases it's not on charts that tell you. It's people. We are coming from Utah and never have heard that you can't tell people the bad part of town. But, you can tell us Corvallis is expensive and has a "whole other feel to it" I guess we need to find someone that's up-front. Especially when spending 7 digits on a home.

Best parts in my opinion are North Albany, West Albany behind West High School, and between Waverly and I-5 just watch for the flood plain in parts of North Albany. I would avoid Hackleman district if you aren't from the area.

Oregon is extremely overcrowded. No need to move there.

small towns like albany and lebanon are pretty tame, the only crowded places are like bend, eugene, portland etc
