Real estate prices in America are beyond out of control. Everyone just needs to stop buying houses or condos until the prices become affordable. For 2 bedrooms, place should cost no more than $25K.
As a European this is unfair. America is so magical I don't even know is it real. How can this be 1,5m? In Helsinki, 1,5m gets you old 2 bedroom apartment with soviet union -like view.. :/
Real estate prices are comparable to those in Germany's cities. I think Finland, and Helsinki in particular, are very expensive by European standards. In Mallorca, you can also get very nice apartments with a sea view for 1.5 million.
According to the public record, this unit actually sold for $1.6 M in May 2022. That’s an all time high for an 04 in Tequesta 3. (I know because I tend to watch since I own one. I bought mine pre-construction in 2001 for $442K. Never for sale! My niece and nephew will inherit it when I die.) Prior to 2022, I think the previous all time high was $1.2M several years ago when the real estate market was also relatively high. The real estate market in Miami was CRAZY high in 2022. It’s probably going to start coming back down now since interest rates are up. As an example, unit 1704 sold for $800K Jan 2021. That’s pretty low but I think that unit was on the market a year. They must have really needed to sell plus 1704 did not have the upgrades 2704 (the unit in this video) has. I figured they had to have spent six figures on that kitchen upgrade alone. The developer kitchen is nice (I still have it!) but not close to as high end as this one; and their den is still my dining room. They took out the wall between the living room and kitchen, closed off the kitchen entrance from the former dining room, built an extra closet, upgraded the bathrooms and upgraded all the interior doors. Buyers are willing to pay for a well done renovation like that here not just for the money the seller actually put in but because renovating a city of Miami condo is a massive, stressful pain in the ass. The view is pretty awesome though. I tell people I have the best view in Miami but I’m biased … only a little though. :)
Oh, and btw, if that’s a real grill on the balcony, it’s kinda “illegal.” ;) We are not allowed to grill on the balconies. But there are ones you can reserve in an area above the pool … though it can get a bit competitive. I’m actually surprised this video doesn’t include the HOA amenities because they are pretty nice. I think we have the best gym on Brickell Key … but again, I’m kinda biased. ETA: Never mind. I see he made a separate video. Nice job, Mr Vega. Still never selling mine though! ;)
