Nice house! But it’s a high price to pay to be out this far. The 2.75% tax rate at current appraisal values translates to ~50k a year in property taxes. And if the new owner happens to lose the current homestead exemption for whatever reason, he/she better be prepared for a whopping yearly tax bill of ~100k. I’d put my money in Westlake before buying this home simply for the tax rate, better quality of neighborhood/schools, proximity to the city, and preservation of capital in the event of a downturn. This purchase is risky… but in my opinion, a good fit for someone willing to roll the dice. Good luck to the new owners of this beautiful home :)
Thanks for sharing. I don't think you can get a home at this size and how it sits in Westlake. It would be less house, but I hear your sentiment. Also keep in mind that all legacy, desired areas and school districts were once risky.... this is the game you play with pioneering new cites and expansive areas such as Austin is experiencing.
@@SoominKimRE it may not be a home of this size but the location and the other pros far outweigh the difference. For this price, one can buy a smaller but more premium home in Westlake, plus a home out in Drippin’ Springs/Driftwood as a weekend home or rental. And imho, those areas more closely match the premium category when compared to Leander/Travisso. I’m just saying that if I was spending a few million, I wouldn’t be buying in Travisso or Leander. I get that Leander is up and coming, but parking a few million in this deal would be hard to justify… and when you factor in the current interest rates and the exuberant property taxes, the numbers simply don’t add up. I don’t blame the current owner for wanting to cash out. If I had bought this home years back as well, I’d do exactly the same 🤑
I don’t think the people buying these types of home are worried about money. They could probably put half or more down on these homes, rate wouldn’t even matter to them.

Rain water will run by the driveway due to the slope. Hope they have a good water drainage system.
They have a great drainage system as does most custom homes that all have to pass city inspection.

Observation: It's interesting how CRITICAL people are to luxury homes, especially higher priced properties., SO much more so than an entry level production build home. Everyone that has a critical opinion become so much more agitated with luxury homes? "..... I would NEVER......" etc. Why is this?
I live in Crystal Falls and that is a beautiful home. You can not get a better view than that. Why would anyone want to live closer to Austin is beyond me. What a lot of people complaining about the price do not understand is people who buy a home like this and the amount are not worried about home values or property taxes. Again beautiful hom, view and great video.

Wonderful home but not worth the price(3.9M) in this overinflated housing bubble, these type of homes were selling for $1.5M to $2M just before pandemic. Austin is now in the top 3 most overvalued housing market. With Mortgage rates now at over 5% and potential to over 7-8% over next 2 years. Good luck to whoever is buying in this crazy market. A housing crash back to pre-pandemic price levels in Austin is a possibility over the next 5 years.
Ill start by saying, I or nobody knows the future. Any rising market, there is ubiquitous similar comments and its been this way in every market that has experienced growth. Wait for the "crash" etc. But what is interesting about Austin, with regards to the principles of real estate value and growth (Jobs, industry, schools, attractiveness of living, commercial development , etc.) all of this growth is happening without many of these elements actualized. I have a hard time thinking that once all the commercial development is here, companies like the $18b samsung semi-conductor facility is complete, more of team are now meeting and required to come into the physical Apple campuses and like offices for all jobs, and all the new elementary, middle schools and high schools are built and established ..... that THEN the prices will crash or decrease? If we see the similar track of Northern California, Seattle , in every increase in cost of homes, this was the discussion of "wait for the housing crash" ..... and here we are today and there they are with their pricing. I am not saying anyone is wrong for thinking a correction in price , but I am just saying that this is literally said ALL the time for any growing market.
I do NOT celebrate such vast rising cost of homes in an area, this quickly. Not only am I a real estate professional painstakingly helping people maneuver this market, but I am also having to personally deal with the rising costs in search for a new home for our family........it's stressful , I get it.

A bad use of space. I can't believe such a large house and some of the bathrooms you are climbing over the toilet to get to the shower...one toilet was right behind the door. I wouldn't be happy spending so much for a home and then being hit by the door whilst sat on the toilet! 🤣

Master suite lack of personality, it looks like a small loft apartment,
The back elevation simple boring walls , interior walls just Sheetrock, lack of patters or accents…the front elevation looks great, inside predictable and not inspiring, typical house, Poor staged for selling purposes, missing coffee machine…..the view is majestic but not the interior ….
This home got a cash offer within the first week.....so someone thought otherwise.
