Hi Barbara Trevor here. I'll have to check on the exact numbers but it's quite common, however also know how to work with the owners. The money paid to extend is based on industry appraisal rates (meaning the owner can't just set an arbitrary inflated price).
I believe that you would want o hav it in your lease agreement that you have the right to extend at the revolution rate of the period to come. Double check this, it's all online somewhere.
So the only real option for owner occupiers is freehold? I can't see the logic in laying down $500,000USD or more for a leasehold property, where you own no asset at the end of the term. You'd be better off buying an investment property worth $500,000USD in your home country, generating $500 in weekly rent, using that to rent a villa in Bali, all the while still owning your income generating investment back home. Or is there something I'm misunderstanding?
Bali is by far one of the top areas in the world when it comes to ROI. A 500.000 USD property is normally generating between 60-80.000 USD in revenues and when deducting expenses and low taxes you will have a higher NET income than many other areas in the world. Remember you are only extending the land when extending. As mentioned a Bali property is normally breaking even with in 4-6 years 👍🏻

Typically paid up front. VERY hard to find currently... If you want preferred style + popular location likely must invest in Leasehold or rent AirBnbs daily.. - Daily Rentals (AirBnb): Offered by Leasehold owners OR Annual Rental investors (if arrange agreeement with Leasehold owner). Command good prices in popular locations because...Bali + Instagram. :D So bit tricky to do monthly US rental income to offset monthly Bali cost due to limited options + money typically required up front.. It's important with leasehold deals (that you want to solidify for long term beyond the initial leasehold duration) is making sure you have a relationship or agreement with the land owners and we help facilitate this process. You're correct that by law if an extension isn't agreed upon then the property reverts back to the land owner. However, to clarify, as you propose a villa of $400k this would include the building as well as land (let's assume here no improvements needed for villa renovations) for the leasehold duration. There's often the possibility to do a land extension at any time (subjective to land owner); you don't need to wait 25-30 years before paying for land extension. It does require some different math vs conventional real estate in other places of the world, but there's plenty of profit to be made and we're happy to answer any questions for further clarification! For leasehold contact can you have any guarantee that the ownar named one freehold contract will not selling or kick you out from property where you will investment payments taxes and maintain the good of the place etc? After the period expires the owner can't offer us the guaranteed that will extend another period? Can you offer more details legally 🙏 I leave in Indonesia my GF is from here but we ar not married bcs i have a status and i can't get the divorce....
