The buyers realtor was so bad she caused the process to take so long and dhe cost her buyer lots of money that i should have paid as a seller. Since I had a great realtor she made me an extra 10k in fees I should have of paid. She was constantly giving me updates and walking me through every contract before I signed anything. Do your research and get a good realtor
This is good to know. Just sold our house in Tampa and we had a VA loan and the family that bought the house also used a VA loan. We had to go through 4 steps and I thought 5 weeks was long. We decided to rent our first year in Hawaii. Love your videos.
We got a usda loan. If you start 1 with a seller. Let the seller know. If u make a deal. That if it takes 3 months, but he thinks it might take 2 months. U don’t want him coming back to u. To ask for the mortgage payment. For the extra month. He had to make. Cause, if he waited the2 months. He not gonna deny the loan. Cause of the 1 extra mortgage payment. I have plenty of tips. On the usda loan.
Just started a VA assumption loan... The servicer Freedom has been very accommodating. I even tried to get a Gap loan through them to sweeten the deal. They didn't have a product. So now I'm hunting for a vender that does offer a product. Food for though. Seller has little equity in the house but market drove of the comp 30% in 2 years. 😮

A very long time ago I had one of these VA assumption offered to me via my God father T.P. who was a real estate broker on the Big Island, it was a brand newly built never lived in 3 bed room house on the Big Island, it was with a full size tennis court and a half court basket ball court with a drive through drive way with a huge fish pond that was in-between the drive way and the road way, the couple broke up before moving in so my God Father wanted to move it a quick as possible, at the time he said all he needed was my signature and he was ready to move it over to me pronto, with no $$$ down, I was still in High School in San Jose and was getting ready to graduate but I thought this is nuts, I simply wasn't ready to make the move to the Big Island. Many years later I had another one of these VA assumption offered to me in Alum Rock foot hills of San Jose from a next door neighbor who was a Century 21 real estate broker, she was in need of moving it fast, like that day, a Signature and 5K and she was ready to hand me the keys, you sign today and you'll get the keep the Baby Grand Piano that's already in the house, I didn't take it because I wasn't ready to become a home owner. Seems like these offers were a lot easier to get done in those days as opposed to todays environment.
Hey Derek, this has nothing to do with VA loans, I'm just curious. In one of your other videos you talk about the traffic being a downside of living on Oahu. I'm wondering if motorcycles and scooters are allowed to filter through traffic. Is lane splitting legal there, frowned upon, etc. ??
Aloha and thanks for the question. No, motorcycles aren’t supposed to split lanes here like in California. When I moved to California and experienced that I was blown away and then it became normal.
