I've been in the home building industry for 40 years and have yet to see a custom home completed in 13 months from concept to C of O. If you had approved plans, it's possible, assuming you make no major changes along the way... The best of the best contractors are hard pressed to pull off 18 months in a busy market. Southern Utah ranks in the top 10 for new construction, so good luck finding someone willing to work within a deadline. You really should make arrangements for an additional 6 months in your current house. Odds are you're going to need it. I'm trying to rain on your parade, just have the umbrella handy.... I wish you the best on your project and timeline. Again, Good Luck....
Buying a property with a HOA sounds like the dumbest idea i´ve seen. I´m all for privacy, but like. They have to know the color of the roof thats flat??? Like why?
Well think about it google maps shows everything the roof the front the back everything so the HOA wants all homes to look nice together they don’t want everyone else to have a nice black or grey roof and then in the middle of that someone has a bright yellow or blue roof
The HOA stuff is weird for me because in the UK we just go to the council to approve things and most things do get approved but when building houses i think it more depends on the construction company and what houses they want to build because normally most houses r 2 floors high with a traditional roof but then u may get 3 floors or 1 floor with the traditional roof, it's rare to see flat roofs on house.
its just because these lots are made to prioritize the views of the mountains and they don't want tall houses blocking other peoples views HOA's are by choice.
Y’all should use native plants, other wise the plants you use will need a lot of water and or nutritional additives. Additionally using native plants helps to support native species of bees, birds, and insects that are being driven to extinction because people like to destroy their habitat to build their silly McMansions. No hard feeling just plant native.

hey there, just wanna put it out there incase it hasnt been looked into, with roofs such as urs try to make sure u can get rid of water from the roof at any circumstances such as rain or anything that causes flooding in the roof. the damage these can have can be troublesome.
I like the puget sound all around my house and a gated entrance to my driveway out in the woods. So what it takes me an hour to get to Seattle to work.

We have a multi-story home with flat roofs, make sure that the drainage system is built super well with large pipes and minimal curves, we spent lots of money on water damage because of poor drainage design. Ended up with a mini swimming pool on our roof, all the pipes were clogged up had to have the entire house reroofed and replaced all the drywall and ceilings furniture, flooring basically everything. Literally had a waterfall in my room every time it rained.
I grew up in a house with flat roofs. Lots of water damage over the 30 years my parents owned it. Terrible design, but hopefully flat roofs are built better now.
Such a cool location. My wife and I plan on building down here in the future. Her parents live in Toquerville. We are down for a dance competition and the dedication tomorrow. Loved the weather until this evening haha
No way I would I live in a HOA neighborhood. Ridiculous someone else has to approve what you want in your yard, color, etc... then charge you monthly or yearly for the "priviledge" of Tom and Ann approving what you do.

I don't want to worry you or be "that" guy, but from what you already shown of the landscape, it's pretty trivial to find out exactly where the new house is, maybe not quite the same as sharing the address publicly, but it's really easy to pinpoint based on the landscape.
Bro honestly about two years ago my wife and I were out in the St. George area to go look at the progress of the new Temple being built and we spotted the big tall statue of “Jerry Rig Everything” nearby and it was a dead giveaway where you were living at the time, so yeah, that kind of gave it away. Lol…..hopefully your next house will be more conspicuous.
Wow! After watching your video, I'm glad to hear that things are going well for you guys so far with the planning stages of your new home for sure! I can understand that there's a height limit with your new house, etc. IF you guys will be adding skylights in your new build, will htey be in every room of the house or will they be in certain places? How big will they be? Also, just an FYI that Velux is the big leader in skylights and they make some that can be opened for fresh air. Also, when you mentioned that your new home will have walls of gllass, are we talking big multi slide doors or bifold door systems and exactly what rooms will the walls of glass be located? I think that it was very smart of you guys to move to a guard gated commmunity given on what you guys do on youtube, especially when it comes to privacy. Control4 is still the best Home Automation and if you were to get a Video Door Bell, Ring and Control4 are the best. Anyway, if everything gets approved and if you will be up for it, is it possible for you guys to g over the house plans in terms of what your new house will look like, including the whole inside and outside? I would greatly appreciate if you could do that as I'm so into Home Improvement even though I'm blind/visually impaired. Plus, you guys are always so descriptive in your video. If you do need ideas on Home Appliances, I'm the person to go to as I sell Appliances for a living. I'm definitely more than willing to cover the good, the bad, and the ugly when it comes to appliance brans that are reliable, the most unreliable.

3:52 I grew up in the 80’s and early 90’s when stranger danger was a thing…and we were also “latch key kids”so we were home alone after school for 2 hrs. We did not answer the door or tell anyone on the phone we were alone. We didn’t even tell our friends or teachers we were home alone. Now we have social media where people are posting Live updates on their whereabouts and advertising countdowns to the next big vacation, showing off expensive purchases and even revealing their kids personal information such as school, grade, teacher’s name and what their backpack looks like. If this does not scream “please rob me while I’m gone and kidnap my kid” I don’t know what else does. When you opened your house to the public I was shaking my head wondering why you would put your family at risk. Remember the whole JonBenet Ramsey case? The parents regretted doing an open house the evening before their daughter was murdered. I’m glad you moved your family out of this house and hopefully you can keep your future homes safe.

It does snow sometimes down in Southern Utah. Flat roofs aren't actually flat, they slope in places that lead to drains that drain away from the building.
It only took 4 weeks? For me, it says 4w ago. That means it has been posted only like close to a month ago, and he said 3 months. I don’t know if it is done yet.
what’s crazy is we also started to build a house when ur old house started but the city permits took so long that the house still isn’t built yet and y’all are already onto your second house😂
A good majority of people don’t like HOA’s and that’s fine, but if you have a good HOA team it will really make your neighborhood stand out more than others. I definitely wouldn’t like a neighborhood where a house looks like a junkyard or horrible landscaping. It will add value to your home in the long run. Good Job Dan & Leslie.
I live in a suburb of Los Angeles metro and if it wasn't for our HOA, the neighborhood (500+ homes) would not be as good as it is now. Thanks to the HOA our neighborhood is peaceful and beautiful!! AND our house values have steadily risen, even during real estate down times. Like Dan, I love our peace and privacy!

Just feel like it could set you up for potential future failure/problems if htey have have any small issue (which they normally do) Wish you guys the best though and good luck with the new home!
As in most cases, working within HOA CC&Rs provides trade offs, and Dan said security and common design are highly important. If you want to influence your HOA, run for the BOD. Most buyers DON’T read their CC&Rs, so their complaints are without merit. I served two terms on our BOD, and the experience was both rewarding (in terms of experience and knowledge) and painful (in terms of constant complaints by those unwilling to put in the effort).
I mean they show the subdivision and lot number, the suburb and state. They screwed up from day dot, it's what you get when you are internet personalities and make your money showing off the life RUclips made for you. The audience then gets feelings like they deserve to also see you in person and people go to your door.
Why? It all comes down to engineering. Perfectly fine to have a flat roof (as many buildings do) in an area with LOTS of snow. As long as it's engineered to account for the load.
Soooooo completely off topic but to the guy who has a bunch of teslas...I'm about to get my first "glass roof" car a Prius and I wonder how that effects like temperature in the car and blinding sun?

We have an HOA and we haven't had one issue with them . They aren't strict here , but they do

I’m in architecture school and I’m not crazy about the material choices on the outside, it feels a bit basic to me. Maybe it’ll be okay though
