Hey Mark, great job as always on these training videos! My wife and I own a small brokerage in the Tucson AZ area. Been in business for nearly 15 years offering sales and residential SFR management. I frequently play your videos in our management meetings. Thank you for your time and energy to improve the industry as a whole!!

We are in the Boston market- majority of what we manage is multifamily (3 units), which is called a "triple decker" and it is the majority of what was built in the neighborhoods we are in that need management services. I do have a some single family homes (less than 10% of what we manage), but do agree- wish all we managed was single family homes as much more profitable and less headaches then condos or multifamily.

I understand the logic of favoring business that has a higher management fee per door, but a house typically has way more repairs and maintenance than a small apartment. I'd take a 50 unit bld. averaging $1300/apt (at 6%) over 10 houses averaging $4000 (at 10%) any day.
