    On a Subject To deal: (4/2/2024:Tues)
    - Once the Investor/Buyer got the Property. About 6 Months Later, Can a Investor/Buyer allowed to pull Equity (via Cash-Out Refinance or HELOC Loan)???

    Hi Jamel, great deal, I have to give you your props on being fair and straight-up with Akim (I hope that's how his name is spelled) the seller. I highly respect and appreciate that. Being on the level with him as he too was straight-up with you and moreover, he was already open and understanding that it has to be a deal for you to make a profit or no deal. So if the numbers work for you and he's happy with what you can work out for him win/win great deal. So what is the rent going for in the area? built in equity with cash flow and of course your depreciation tax benefits. Thank you Sir, great video.

    Good Afternoon Sir 4/9/2024 Tues 12:15 pm In this same senerio of taking over Sellers loan Sub-2 :
    A) Just how do we get Him His $30k at closing plus closing cost & back pymts if we dont have that CASH on Hand ?
    (B) How do we stop His lender from calling His loan due ?
    (C) What is our Exit stratigy ? Sell to a Cash buyer or Fix and sell to an Owner Occupant ?
    (D) How can we sell it to a Financed buyer with only owning it for 3 mths ?
    Great Concept but Please explain ?

    I love your closing videos. I would love to see more of this. It helps to understand your thought process, important info you take into account when deciding whether it's a good deal for you as well as multiple options on how you and the seller can be happy. Thank you very much! I really want to do this but I'm afraid of the unknown and videos like this make those unknown items known

    There is some information you did not address in this video.
    1. He said he was in foreclosure. How many months behind is he on the mortgage? The amount of all the payments that he missed, plus late fees, attorneys fees, etc will have to be brought current before you could bring the mortgage current and bring it out of foreclosure status and then start making your monthly Subject To mortgage payments.
    2. If you buy it Subject To the existing mortgage on the house, in addition to brining the mortgage current, you would would also have to come up with the difference the 96k that he owes on the mortgage, and the 130k you offered him. Unless you are trying to wholesale the Subject To deal to another investor at like 140k.
    3. If the house appraises for 185k, and you can do a cash out refinance after purchasing the house for 130k, you will only be able to receive about maybe 5k (after closing closts). 75% of 185k is 138k.

      1. We discuss how many months behind in the follow up video (coming Friday).
      2. Why would I need to come up with the $96K if I'm taking over those payments subject?
      3. It makes no financial sense to refi cash out when I have a loan in place that isn't under my name.

      ​​@@jamelgibbs You didn't follow what I said regarding my point #2. I said you would have to come up with the DIFFERENCE between the 96k (existing mortgage amount), and the 130k that you are offering to pay him for the house.
      And regarding #3, exactly. Ok so I just went back and listened to it again. And you said at 21:26 that there is another route you could take besides doing a subject to which would be to get a whole new mortgage on the property ("if you didn't want to come out of your own pocket"). You skipped over quite a few details in those 1 or 2 sentences.
      What did you mean by if you don't want to come out of your own pocket? Come out of your own pocket to do what?
      And you would have to own the property first before you could do a cash out refinance for 75% of the 185k, right?
      It was hard to follow what you were saying right there.
