In Australia once a property price has been agreed and all parties have signed the seller cannot pull out for a higher offer. The buyer has 48 hrs to pull out but the seller cannot. Once a signed offer is made and the seller signs to agree on the price then that becomes the contract and within 30 days the property is settled and becomes yours.

It is 450 years old and has a lot of character. I paid my mortgage off early and to know that no one can take the roof from over my head is the most secure and safe feeling ever. I am now 56 years old and Luke I want to say what a really lovely lad you are. Your Mum must be so proud of you. I would be proud if you were my son. You deserve nice things to happen in your life. Buying a home is stressful I know my son and his partner have had their mortgage rate increased about 8 times this year all we can do is hope they can weather the storm but everyone's cutting out any luxuries so they can afford their bills, very happy for you that you've found your home and now you can settle into your own home

The decision of finding a house new house and then put an offer on one but then to have someone put a higher offer on is absolutely totally totally wrong . Then all the hassle with sorting out documents and your mortgage. Gosh talk about making you go crazy with stress and worry . I’ve been holding my breath on and off watching this vlog I’ve been in tears for you both . But thank goodness you now have the keys in your hand . (More tears ) I could not be happier for you both. I’m sat here, tears in my eyes again, for the journey you have both had and you have had to keep working.. I felt like crying when i read the title. I've really wished you would get one soon. Good luck in your new home. My next door neighbour has moved to Wales and it's a good job they can stay with her son as they've had 3 houses fall through for different reasons but now have a really lovely one lined up. This one doesn't need anything doing to it and to be honest it's the nicest one that i've seen. So it works out in the end. xx
OMG 🎉🎉🎉🎉 congrats!!! that is an excellent question about not updating listings… when we bought our house a while back the listing agent not only didn’t pull the listing after the 30 day escrow and sale of my home, he hadn’t removed the realtor lock box which a potential buyer and their realtor showed up to “show our home” to their clients. my husband and children were inside thinking what the hell. 😂😂

Dear Luke ..🎉Congratulations to both of you!🥂🍾 SO EXCITED for you both... and LONDON, not Bath or somewhere outside London! I hope you will be very, very happy in your new home. A garden for Maggie is great!😊..and for both of you🙂. My little garden was a dump when we bought our house which we moved into in a September. I was out gardening in the snow the first Winter prepping it😂. I couldn't wait to get started. Now it is beautiful. Still more to do, but in the first Spring, I planted apple, cherry, and pear trees (we started getting fruit by the 2nd year, except the pear.. which took 5 years), blackcurrent, redcurrant, gooseberry, blackberry, and blueberry bushes, rhubarb, strawberries and made a rock herb garden. Lots of flowers that come back each year... its lovely having your own green space in a concrete city. My garden is small, but I am turning it into my own secret garden paradise. I just put in a tiny natural pond and stumpery for insects, birds, our first frogs arrived this year and even Squirrels drink from it. Its only made of 3 biggish plastic plant pots but works great. Maggie definitely knew what was going on.. at least in terms of your emotions!..she will love your happiness and excitement you are both experiencing now after all the turmoil. Enjoy the ride. Can't wait for all the vlogs to come😊. Ps. 4 yrs in that flat😱.. it doesn't seem that long!.. time flies!

So happy for you! What you went through is not unusual but very frustrating! My son and his wife just bought their first home and they were able to catch the sellers attention because of the letter of intent they wrote. Turns out they were bidding against two developers, who could afford to go way higher than they could, but the seller liked the idea of a new family moving in instead of developers buying it and not respecting the property.. Can't wait for pictures, tours, and renovating videos!
So pleased to hear your news. Just a little observation here….. I know in the past year you have struggled a little with your mental health. Although you have made the flat as nice as possible I think it has contributed to how you feel and I feel sure once you move into that nice new house you will feel like a new person. I am over the moon for you both! Your blog brought back my experience when I sold my old flat and bought a house two years ago. I was meant to move in the August but the buyers mortgage was declined, ended up moving in the October and didn't get the keys til 4pm as the buyers solicitor sent the wrong amount! Was the most stressful experience but I am happier than ever in my new place. I'm glad I'm in Scotland which as you said doesn't allow gazzumping and also we don't do leasehold, all property is freehold. I wish you both (and Maggie!) every happiness in your new home. Congratulations to the three of you, (Maggy is included in that). I'm so, so, so HAPPY FOR YOU I COULD SQUEEEEEEEEEEE. Erm, sorry about that, normal service will be resumed. My friends moved into their bungalow 24th Oct 2022, should have 3rd but 4 days beforehand their buyers buyer pulled out, a few days later and a lot of work from their buyers solicitors, he decided to go ahead. THEN messed them around again, (Both my friends solicitors and their buyers had very strong words...yeah, that's a story in itself). Finally the sale went ahead. If they had been in Scotland it wouldn't have happened, the legislation needs to be changed. 12 months on and £100,00 worth of renovations and their home is beautiful. Looking forward to seeing your new home tour and the amazing things you will do. YOU'VE BOUGHT A HOUSE!!!! 😊😊😊
Congrats guys! What a rollercoaster ride! It really plays with your emotions doesn’t it! We bought our house 7 years ago and I’m not in a hurry to move again. That said, we just bought a new (established) business and settled this week. It took us a few years of saving and we were able to buy it outright - now we have to find our new balance running 2 businesses .

Omg amazing news, I didn't realise how stressful it could be. I bought my house 3 years ago as a new build and it was simple. I don't think I could have coped with that stress, I would have given up!
I am writing this through happy tears. OMG OMG OMG How excited for you three, I have goosebumps. It couldn't have happened to a nicer couple and Maggie. I look on you as a surrogate son so am so so very proud. When I had to sell my parents house omg, the stress, with Solicitors you HAVE to keep on at them, they will sit on paperwork. So yes it sounds like you need to get some money back. I don't do my own birthday as its never been a nice day in the past for me but omg now that I know you completed that week is amazing (my birthday 23 oct). I am 56 now and house prices here in Bath are coming down slightly, but never been on property ladder due to being scammed out of a huge deposit by an ex (long story). Now we have hope as we might be able to get into shared ownership which is exciting, means we will have to cash in pensions for a deposit but needs must. Huge congratulations xxx🎉

Then all the hassle with sorting out documents and your mortgage.

My next door neighbour has moved to Wales and it's a good job they can stay with her son as they've had 3 houses fall through for different reasons but now have a really lovely one lined up. This one doesn't need anything doing to it and to be honest it's the nicest one that i've seen. So it works out in the end. xx

OMG 🎉🎉🎉🎉 congrats!!! that is an excellent question about not updating listings… when we bought our house a while back the listing agent not only didn’t pull the listing after the 30 day escrow and sale of my home, he hadn’t removed the realtor lock box which a potential buyer and their realtor showed up to “show our home” to their clients. my husband and children were inside thinking what the hell. 😂😂

A garden for Maggie is great!😊..and for both of you🙂. My little garden was a dump when we bought our house which we moved into in a September. I was out gardening in the snow the first Winter prepping it😂. I couldn't wait to get started. Now it is beautiful. Still more to do, but in the first Spring, I planted apple, cherry, and pear trees (we started getting fruit by the 2nd year, except the pear.. which took 5 years), blackcurrent, redcurrant, gooseberry, blackberry, and blueberry bushes, rhubarb, strawberries and made a rock herb garden. Lots of flowers that come back each year... its lovely having your own green space in a concrete city. My garden is small, but I am turning it into my own secret garden paradise. I just put in a tiny natural pond and stumpery for insects, birds, our first frogs arrived this year and even Squirrels drink from it. Its only made of 3 biggish plastic plant pots but works great.
Maggie definitely knew what was going on.. at least in terms of your emotions!..she will love your happiness and excitement you are both experiencing now after all the turmoil.

So happy for you! What you went through is not unusual but very frustrating! My son and his wife just bought their first home and they were able to catch the sellers attention because of the letter of intent they wrote. Turns out they were bidding against two developers, who could afford to go way higher than they could, but the seller liked the idea of a new family moving in instead of developers buying it and not respecting the property.. Can't wait for pictures, tours, and renovating videos!
So pleased to hear your news. Just a little observation here….. I know in the past year you have struggled a little with your mental health. Although you have made the flat as nice as possible I think it has contributed to how you feel and I feel sure once you move into that nice new house you will feel like a new person. I am over the moon for you both! Your blog brought back my experience when I sold my old flat and bought a house two years ago. I was meant to move in the August but the buyers mortgage was declined, ended up moving in the October and didn't get the keys til 4pm as the buyers solicitor sent the wrong amount! Was the most stressful experience but I am happier than ever in my new place. I'm glad I'm in Scotland which as you said doesn't allow gazzumping and also we don't do leasehold, all property is freehold. I wish you both (and Maggie!) every happiness in your new home. Congratulations to the three of you, (Maggy is included in that). I'm so, so, so HAPPY FOR YOU I COULD SQUEEEEEEEEEEE. Erm, sorry about that, normal service will be resumed. My friends moved into their bungalow 24th Oct 2022, should have 3rd but 4 days beforehand their buyers buyer pulled out, a few days later and a lot of work from their buyers solicitors, he decided to go ahead. THEN messed them around again, (Both my friends solicitors and their buyers had very strong words...yeah, that's a story in itself). Finally the sale went ahead. If they had been in Scotland it wouldn't have happened, the legislation needs to be changed. 12 months on and £100,00 worth of renovations and their home is beautiful. Looking forward to seeing your new home tour and the amazing things you will do. YOU'VE BOUGHT A HOUSE!!!! 😊😊😊

Congrats guys! What a rollercoaster ride! It really plays with your emotions doesn’t it! We bought our house 7 years ago and I’m not in a hurry to move again. That said, we just bought a new (established) business and settled this week. It took us a few years of saving and we were able to buy it outright - now we have to find our new balance running 2 businesses .

I am writing this through happy tears. OMG OMG OMG How excited for you three, I have goosebumps. It couldn't have happened to a nicer couple and Maggie. I look on you as a surrogate son so am so so very proud. When I had to sell my parents house omg, the stress, with Solicitors you HAVE to keep on at them, they will sit on paperwork. So yes it sounds like you need to get some money back. I don't do my own birthday as its never been a nice day in the past for me but omg now that I know you completed that week is amazing (my birthday 23 oct). I am 56 now and house prices here in Bath are coming down slightly, but never been on property ladder due to being scammed out of a huge deposit by an ex (long story). Now we have hope as we might be able to get into shared ownership which is exciting, means we will have to cash in pensions for a deposit but needs must. Huge congratulations xxx🎉
