I have lived here forever lol , and there’s so much to do, Cave City, Mamouth Caves , the Owensboro Festivities, horse races , museums, Garden Hikes, camping, fishing, canoeing trips, music events
I have the woods but not close to a major town. It takes me an hour drive South to get to Paducah mall.

I love when you show the drive to the property. It really gives you a feel for the neighborhood and what's all around the home. Sometimes you see a home online and it looks great but then you visit the area and it's like uh no. Especially being out of state you can't just pick up and drive to the property
Yes! You still have to go see it, walk the property, check the house out to be sure the foundation is good, no mold nor leaks, no rats nor mice nor snakes (nor other critters in the basement, and other such critters!
You driving through the neighborhood helps give perspective around the neighborhood a LOT and is VERY helpful!

Looked like I saw an Island in the Kitchen with NO Sink! Wonderful to me! Also Great that the Master Closet and Bathroom were in Different rooms, instead of Connected! Some people don't wanna Travel through their Bathroom to get to their closet. I'm one, so looks good to me. This house is right for me, but I live in East Houston, TX to be exact. Great walk through. I'm a Business Intelligence SQL Database Developer and I would love to live there if I could get a job and own a house there... as most of my ancestors and relatives are from Kentucky (Dishman Cemetery). Daisy Belle Dishman was my great great grandmother on my mother's side of the family.

I fixed my credit and several friends done the same by bombarding our credit with store card's. Sometimes you have to start with prepaid deposit secured cards if it's too low for stores to approve you. Keep an absolute minimum on them just to get good reporting, be more responsible than ever with them, request for your limit to be increased after about 6 months of activity if the card company doesn't go ahead and raise it automatically. It's all about utilizing a low credit to limit ratio and getting maximum monthly reporting on your credit for the least amount spent / owed. My 3 crappy store card's that I still have can do my credit just as good as my 3 mortgages although I don't use them anymore since I don't need the boost anymore.
Takes a while but cost very little over what you already are spending on and is super effective. Credit cards are powerful and can make or break you.
If you want to start repairing your credit today on a whim, Don't pay anything bad on your credit and be extremely leery of disputing or initiating any form of contact with debtors especially if it's very old bad debt. Forget about debt that is close to 7 years old.
Do some research on what I'm telling you before you implement anything I tell you to do. I researched a lot before I developed my strategy and it worked well for me and several friends and family. I've enjoyed watching this strategy get my loved ones into homes over the year's since it worked for me.
When you get in range of barely qualifying for a mortgage the bank can shoot your dreams down. I've found it's best to find a competent freelance lender. A minimum qualification is good enough for them where banks can deny you because "you qualify but it's too close for comfort and so and so will deny you when it goes across his desk". I've heard that numerous times on loans that eventually closed personally and through my friends.
I mean this comment to accompany Mr Simmons's advise although I know very little of what those companies actually do.
@@BradSimmons you ever worked with Cynthia Eades out of Lexington? She's got me all my loans and most of my friends when no one else could or would. She doesn't repair credit she does the loans.

Still too expensive for me I like it in the 60 s when rent a buying a house was cheap now everything too expensive. I rember when I first got married me a my husband rented a whole house for 250 .00 mth. A 3 bedroom. W basement. Rent cars food all changed. Everything too high for anyone especially some elderly disability people to live a comfortable life. They have to live in housing w rules.

I grew up around these parts, he didn't tell y'all about ponderosa speedway about five minutes up the road he turned off of, you can hear those cars roar, I love it. Also, if you're into fish and game type stuff there's also the fish and game club on the same road of the speedway, they have a nice big lake, I love going up there every now and then to walk around the lake, they have a gun range, archery range, and fishing. One of my all time favorite places. Even if you're close to people I gotta say the area is great.
I live on a 40 acre farm and I'm still to close to my neighbors 😁

You're right about cheap utilities. I live in Texas but my Mom was from Frankfort. I remember we went to visit my aunt and uncle in maybe the mid-eighties. They had just moved from the country into town. I remember they were really excited about the cable tv service since back then they didn't have access to that outside of town. At that time we were paying maybe $25 30 a month for like 13 channels. Imagine our surprise when they told us how little they paid, that it was included in another bill AND THEY WENT TO RADIO SHACK AND BOUGHT THEIR BOX. The exact same box we were paying like $10 fee each month to rent! I was ready to move just for the cheap cable! Lol
It is a nice house and property overall. But we are a family of 5, I homeschool my kids, I work from home and my hubby will be working from home starting in 2021 so we need an office. A pool and finished basement are good too.

Lots of room for a veggie garden. Not liking the look of the dog containment area next door. I'd find out first if that's a large, barky dog. I'd run a solid fence all the way from back to front. Great back yard. Love that. The inside living area is really nice, just needs a better thought on the arrangement of furniture. Nice kitchen. Plenty big enough house for a family of four. Tanks, Brad. That's a keeper for somebody. Wonder if they could have chickens?

It's a nice home in a nice area. Its refreshing to see a property in the great state of Kentucky. You don't have the high price and density of Southern CA. I notice that property is staged like you see in southern CA. Country charm! I bet the neighbors are really nice and folksy.

Nice house....I live in the Midwest and my latest electricity bill is $66.84 but we've also got gas heat, water heater, gas dryer which runs another $33-$75/month depending on the season.
Wow - 4 bed 2 and a half bath here in Arizona. It can cost up to $400 a month in July for air conditioning. Winter I have $40 heat bills, LOL! My house went up in value about $40,000 last year and is expected to go up at least $25, 000 in 2021. So many Californians are moving to the Phoenix/Scottsdale area. Homes are double in price vs. Kentucky.
@@davisholman6518 Those AC bills will kill you, but at least you don't have the humidity we've got. Enjoy the housing appreciation while you can. I'm guessing you won't find it worth it in the long run when you see what your new neighbors create with their voting.
