leashold with 99 yrs is pretty common. Usually, developer will print in their brochure. They might not forewarn you before you inked, but this doesnt equal to cheating you.
also our fairer friends, i.e. bumiputra and malays do entitled to between 5% to 10% discount as part of their special privileages on property purchase. This again is not to say you as foreigners have paid more. Beside, developer might increase yr purchase price to over 1miil to include furnishing so that you can qualify to buy such property.

Few yrs back they are many utubers luring the Chinese/hongkong buyers for property tours. They will arrange very tight schedule between properties viewing n sightseeing, so no time for them to explore the city themselves, n try to lock in sales with their exaggerated sales pitching

property market final price is determined by seller based on market value and also the unit's condition. Smart buyer would evaluate the price fair value and not rushing to sign the deal. So it's unfair that the speaker put her house buying experience in Malaysia as a scam.
