Its best to randomly visit the neighborhood after midnight on a Friday/Saturday/Sunday. Also check out the local gas stations and shopping centers. Nothing worse than leaving in a nice neighborhood but the shopping center is ratchet.
A few years back, I was comparing Balmoral and Beechtree, and I really preferred Balmoral. Balmoral offers the best of both worlds as it is just a short ride away from golf courses. In the end, I chose Shipley Farms for a little more privacy and a larger yard. It is only a 10-minute drive to any of the courses, such as lake President, Oak Creek, or Enterprise.
Beechtree is my preference. Nothing about balmoral upon driving into the community speaks to nothing special and it definitely does not promote a “community” feel…just houses.
If you have children the school district is horrible. Be prepared to pay for private school. I wish someone would’ve told me to pay attention to the local schools.’
When I hear PG County, I am immediately turned off. It’s Prince George’s County. One of the most affluent counties in the country! How often do you hear MOCO, for Montgomery County. Exactly. Thank you for highlighting two of many upscale neighborhoods in the county. Affordability and value are two elements your listeners will appreciate. HOA costs should also be included in your surveys, as they can be very expensive and restrictive. Thus a key factor to consider when purchasing a home. Finally, a broader comparison is worth seeing in the future I.e. Woodmore(s); mature vs new neighborhoods; senior communities (they can have more money and have very specific needs. Until next time - keep up the good work.
I grew up in PG County, and lived there for more than 52 years. Because of the increase in crime and violence, I finally moved from Fairwood Estates and haven’t looked back since. I WOULD NOT recommend moving into that crime infested county until they clean it up.
We tried to raise our 5 kids in the Bowie area . Nice homes but the school system sucks, I had to sell my house and move to Fairfax Va . If you move to those Md areas and have kids you’d might want to consider maybe putting your kids in private school because the education system is no good. Those areas are nothing but an extended SE dc with a twist with bougie folk
I took my kids out of private school and put them in public schools in Prince George’s County. My kids did well. There are plenty of programs you can put your kids in. Curriculum is not different in private school as much as people think. My youngest son got a full academic scholarship so pick your poison
Team Beech Tree!!!! I love my home.
i'm still in love with Beechtree

Thanks for sharing. 🙏🏾
I shopped both and chose Balmoral. Also many of the homes were built by MI Homes.
Beechtree
Neither love Marlboro Ridge but I am biased since I used to live there
Off of Ritchie-Marlboro road? Haha. Not a chance! Take Beechtree any day. Closer to Annapolis & Bowie.
How much are the HOA dues at these properties?

Yep! That's why my 2 boys are in private school
Why don’t you get involved and demand better schools. You pay for the schools through property taxes.
Watch the drone flying there. U in a NFZ

PG has been a known title for the county since the 80s 😂 what are you talking about
Team Balmoral!!!!!
What is the HOA?
Home Owners Association
I should rephrase. How much?@@user-mx8kk4rd2e
@@user-mx8kk4rd2ethey are asking for the price not the acronym.
Balmoral ❤
OAK CREEK is better than both.
Lately no where in upper Marlboro
Why? Is it the safety?
Not even close, Beechtree.
These types of neighborhoods are so cookie cutter in the middle of nothing
